The space is considered a semi - heated space per the current Washington State Energy Code. However, the building was not designed under that code and has a higher energy input than is allow with today's code. As stated in comment number four, there is no requirement to bring the envelope up to current energy code standards. Although, while replacing the entire HVAC system, better energy efficiency should be considered. The design team has decided to insulate the entire roof of the "Plant 124" area with R -19 batt and cover the entire underside of the insulation with cover board as shown on A1.1. This decreases the heat loss through the roof and allows us to reduce the heat input into the Plant area. As shown on sheet M2.1, we removed 2 gas -fired units rated at 400,000 btu/hour each (because of the age and condition of the units, efficiency is unknown) and 11 unit heaters rated at 13 KW each (488,000 btu/hr). This equates to a total of 1,288,000 btu/hr of input energy. Given that we are working with an existing building and that we designed the heating system to maintain the original building's temperature setpoint, the designed heating system has 2 gas -fired units rated at 400,000 btu/hr each. Therefore, with higher efficient gas -fired units (80 %) and added insulation to the roof, we were able keep the building at the same temperature as the original building while removing 143 KW of electric heat input there by operating at 62% of the of the previous energy input. As a result, the energy efficiency of the building "remains equivalent or is more efficient with the installation of the new mechanical system." Please call me if you have questions or comments.
