H.V.A.C. over 2,000 CFM (approximately 5 ton and larger) must be provided with smoke detection shut -
off and will be routed to the Fire Prevention division for additional comments (Uniform Mechanical
Code 1009).
Specifications must be provided to show that replacement equipment complies with the efficiency ratings
and other applicable requirements of the Washington State Nonresidential Energy Code.
Structural engineer's analysis is required for new and the replacement of existing roof equipment
weighing 400 pounds and greater (Uniform Building Code 1632.1). Structural documentation shall be
stamped by a Washington State licensed Structural Engineer.

MECHANICAL AND FIRE PROTECTION SPECIFICATIONS
GENERAL
Obtain and pay for permits and certificates of inspection. Within
five clays of Contract award submit shop drawings for approval.
When long delivery items require lead time submit shop drawings
for preliminary approval by use of Fax transmission. Subsequently
submit four . sets of shop drawings for
1. Ductwork modifications.
2. Supply Diffusers and Return Grilles
3. Fire suppression system modifications.
Purchase long delivery items with order for expedited fabrication
and delivery. Do not substitute specified equipment. materials or
procedures until approved by the Architect.
Notify the Architect in writing, within five days of Contract
award that the specified equipment has been ordered and will be
delivered and installed as outlined in the job construction
schedule.
Coordinate installation with other trades. Maintain installation
to accommodate Architectural drawings and finishes. Report
interferences for resolution.
The systems must comply with applicable Codes and Authorities
having jurisdiction. (A.H.J.) Bring conflicts to the Architect's
attention during the bid period or incorporate conflicts in the
Contract.
Guarantee material, equipment and labor for one year after
acceptance. Material and equipment, where applicable, must be
U.L. Listed. Deliver the warranty documents to the Owner.
Confirm electrical power characteristics prior to equipment
purchase.
Pay for repair "and replacement of work and material which fail
during the warranty period. Pay for damage to the building, its
contents or finishes due to failure of work and material
installed in this Contract. Where material or equipment is
replaced extend the warranty period for one year after the time
of replacement or repair.
Visit the site and be aware of conditions which may affect the
Contract Bid. No addition to the Contract Bid will be accepted
for field conditions if such conditions could have been observed
by thorough site inspection.
Failure to show or mention petty details shall not be warrant for
omission of necessary appurtenances for the normal, usual and
proper completion of the work.
PROJECT WORK SCOPE
A complete and operable Air Conditioning system exists in place.
Modify / extend ductwork to the newly demised storage room.
No modifications to the existing mop basin and water heater
plumbing is required.
Modify the existing • closed head wet sprinkler system to
accommodate the new ceiling and lighting throughout.
Comply with Architectural drawing requirements. Work is generally
shown on this drawing, but not limited thereto.
Perform the cutting and patching required to install the work.
Expose and confirm the exact location of existing services and
systems by field inspection prior to rough -in of the new work.
DEMOLITION
Relocate existing pipe. sewers, drains which infringe on the
proposed store finishes and elevations. Remove unused piping and
abandoned ductwork throughout. Cut unused services back to the
service main and cap or plug. Cut back unused floor drains below
the proposed new floor finish elevation and plug. Cut back
cleanouts and ::reset to serve the existing sewers.
EQUIPMENT AND MATERIAL
DUCTWORK
Install and configure the work to interface with other Trades and
the Architectural finishes. Consult with other Trades and
establish necessary space requirements for each Trade. Dimensions
shown are net inside.
Prior to duct fabrication accurately confirm the existing A.C.
unit and ductwork location. Prepare ductwork construction shop
drawing for approval and for subsequent fabrication.
Fabricate ductwork of galvanized steel in accordance with low
pressure Standards of ASHRAE and SMACNA, less than 2" we air
distribution.

insulation guard, less volume damper.
Fabricate round duct balance dampers of galvanized steel with
Duro-Dyne type RB -25T locking support bearings at each side of

At diffusers and diffuser plenums, use UL Listed Standard :81
Class 1 insulated flexible duct drops, Fiberglass 'Valuflex" or
Gentle), SLR" with vapor barrier jacket maximum 4 feet long,
installed only in straight 'runs without elbows, fully extended
and supported. Seal with mastic and fasten with a nylon drove
band.
Brace ducts to insure rigidity and prevent vibration. Insure the
ductworic throughout is continuous, secure and air tight.
CEILING DIFFUSERS - Krueger .series PLO type 23 frame or Titus
OMNI .type 3.frame with directional vanes, key .operated volume
damper, 24" x 24" full face lay -in frame of neck size and
capacity indicated. Where located in gypsum ceiling construction
provide a Plaster Frame with lay -in diffusers.:: Provide with
standard white baked enamel finish.
GRILLES - Krueger series 580 H or Titus with : - lay -in border of
size indicated. Provide with standard white baked enamel `finish.
Face open blades towards the nearest well.
INSULATION - Provide the work in accord with insulation
manufacturer's recommendations installed in accordance . with the
best practice of the trade and the standards of this criteria.
Provide insulation with composite fire and smoke hazard ratings ,
within the limits of UL -723 testing method for Flame Spread of 25
and Smoke Developed. of 50. Provide vapor barriers with a
continuous unbroken seal. Adequately insulate and vapor seal
hangers and supports which ore fastened directly to cold
surfaces. Prevent condensation throughout.
Round supply A:C. ductwork; wrap ductwork with 1° thickness 3/4#
density fiberglass bait with FRK facing.
FIRE SUPPRESSION AND SPRINKLER SYSTEM
Sub Contract to a licensed Sprinkler Trade. Modify the existing
system to provide a closed head wet sprinkler system throughout.
The suppression system must conform to NFPA end particularly to
the respective chapters of NFPA 13, 231, 231C each as defined and
modified and approved by the Underwriter of the Retail Store
Tenant, the Landlord and Authorities having jurisdiction.
Submit head layout for approval. Revise head layout as required
by the Architect to maintain symmetry and head placement.
Subject to approval of head and system layout size piping and
provide hydraulic computations with reference points, on
reproducible tracings for approval of the Underwriter, Fire
Deportment, Water Department and Authorities', having jurisdiction.
Obtain four sets of design drawings, approved and stamped by the
Authorities having jurisdiction.
Sprinkler system shall be modified as required to secure the best
Possible insurance rates on building contents.
Sales area and Storage Room : Recessed _ sprinkler heads with
chrome plated escutcheon. Provide sprinkler head cage
installation :where ceiling height is less than 8 feet or where
the racks are within 24° of the ceiling.
PIPING Install piping in accordance with NFPA 13 criteria and
Fire Department requirements. No piping shall be installed at
locations subject' to freezing. Suppression piping shall be steel;
Copper tubing is not acceptable.
Provide, locate and mount type ABC extinguishers throughout,
number, size and locations as directed by the Fire Marshall.
Pressure teat system at 200 psig for two hours, submit standard
pressure test report "Material and Test Certificate" and obtain
final approval of authorities having jurisdiction. Landlord's
sprinkler main is active. Repair damage to the Landlord's
sprinkler system, developed, in this Work Scope, sub-contracted
only to the Landlord's sprinkler Trade.
TESTS AND ADJUSTMENTS
EXISTING A.C. UNIT
Start up the existing A.C. system and confirm proper function..
Provide new fan belts and air filters. Clean evaporator coil,
clean condenser coil, clean condensate pan, clean evaporator fan
wheel and blades, lubricate throughout.
Inspect, clean and tighten electrical power terminals, contactors
and control terminals.
Upon completion of this service schedule, provide a written
report relative to the equipment condition and system operation.
Make recommendations relative to additional service required for
proper control and operational sequence.
Adjust duct and diffuser dampers and the air handler fan speed to
insure air distribution within 5% of the indicated volume.
Provide a balance report for approval recording
1. final fan speed
2. evaporator fon static pressure
3. supply and return air duct static pressure external to the
AC. unit
4. evaporator fan horsepower
5. temperature readings of outside air, return air, mixed air
and supply air
6. air volume of each supply air diffuser.
Include power running inspection and submit power operating
voltage and amperage for each motor and compressor leg in
comparison with unit nameplate. Confirm operation is within the
.
nameplate rating or shut down the un it prior to damage.
Final air balance must be made with integral diffuser volume
dampers open and at least one branch duct volume damper 100%
open. Make initio" adjustment of air handler fan speed to
preclude Successive noisy pressure drop at ceiling diffusers.
Confirm unit temperature controls maintain the set point. Provide
time to adjust air balance as additional air volume may be
required in specific areas as will be field determined after the
initial operating period.
Should the A.C. unit be used during construction, provide new
filters at time of Owner acceptance. Do not use the A.C. unit
without filters in place under penalty of cleaning coils;
ductwork and air distribution devices.
