Applicability Review
If an intensification of an existing use occurs:
An Individualized assessment by DCD Director
may determine that improvements are
necessary as a direct result of project's
transportation impacts.
Project must comply with:
• Maximum block face length
• Public Frontage Improvements
If a Pad is developed on a site with existing
development:
• New pad must comply with all regs for the
structure.
• Any alterations to non - conforming landscaping or
parking lots must be in conformance with TMC
18.70.
If an existing building is expanded:
• Expansions must meet all requirements for the
new portion of the structure.
• Any alterations to non - conforming landscaping or
parking lots must be in conformance with TMC
18.70.
• If design review is triggered, limited modifications
to exterior of existing structure may be required to
aesthetically unify the structure.
If a vacant site is developed or a site undergoes
complete redevelopment:
Compliance with all standards & guidelines is
required.
