2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is •
granted.
4: Readily accessible access to roof mounted equipment is required.
5: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
6: Manufacturers installation instructions shall be available on the job site at the time of inspection.
7: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the Cityof Tukwila
Permit Center.
8: All electrical work shall be inspected and approved under a separate permit issued by the Washington State Department
of Labor and Industries (206/248 - 6630).
9: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors in the construction documents and other data.
10: ** *FIRE DEPARTMENT CONDITIONS * **
11: The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the
following concerns:
12: Maintain sprinkler coverage per N.F.P.A. 13. Addition/relocation of walls, closets or partitions may require relocating
and/or adding sprinkler heads. (IFC 901.4)(Extend sprinkler protection to walk -in cooler,)
13: Sprinklers shall be installed under fixed obstructions over 4 feet (1.2 m) wide such as ducts, decks, open grate
flooring, cutting tables, shelves and overhead doors. (NFPA 13- 8.8.8.3.3)
14: All new sprinkler systems and all modifications to existing sprinkler systems shall have fire department review and
approval of drawings prior to installation or modification. New sprinkler systems and all modifications to sprinkler
systems involving more than 80 heads shall have the written approval of the W.S.R.B., Factory Mutual, Industrial Risk
Insurers Kemper or any other representative designated and/or recognized by the City of Tukwila, prior to submittal to
the Tukwila Fire Prevention Bureau. No sprinkler work shall commence without approved drawings. (City Ordinance #2050)
15: H.V.A.C. units rated at greater than 2,000 cfnt require auto - shutdown devices. These devices shall be separately zoned

in the alarm panel and local U.L. central station supervision is required. (City Ordinance #2051)
16: H.V.A.C. systems supplying air in excess of 2,000 cubic feet per minute to enclosed spaces within buildings shall be
equipped with an automatic shutoff. Automatic shutoff shall be accomplished by interrupting the power source of the
air- moving equipment upon detection of smoke in the main return-air duct served by such equipment. Smoke detectors
shall be labeled by an approved agency for air -duct installation and shall be installed in accordance with the
manufacturer's installation instructions. (IMC 606.1, 606.2.1)
17: Duct smoke detectors shall be capable of being reset from a single point near the alarm panel. (City Ordinance #2051)
18: Duct detectors shall send a supervisory signal only upon activation. (City Ordinance #2051)
19: Remote indicator lights are required on all above ceiling smoke detectors. (City Ordinance #2051)
20: All new fire alarm systems or modifications to existing systems shall have the written approval of The Tukwila Fire
Prevention Bureau. No work shall commence until a fire department permit has been obtained. (City Ordinance #2051) (IFC
104.2)
21: An electrical permit from the Washington State Department of Labor and Industries is required for this project. •
22: Contact The Tukwila Fire Prevention Bureau to witness all required inspections and tests. (City Ordinances #2050 and
#2051)
23: Any overlooked hazardous condition and/or violation of the adopted Fire or Building Codes does not imply approval of
such condition or violation.

to possible revision by the Permit Center to comply with current fee schedules.
Expiration of Plan Review - Applications for which no permit is issued within 180 days following the date of application shall expire by limitation.

GENERAL PROVISIONS
General Conditions
Tins General conditions, Spo lei condition, Supplementary Conditions and
Mechanical Specifications of the Specifications and '6eneral
Conditions of the contract', current edition, established in standodd form by
the American Institute of Architects shall apply to all work on this protect
except as modified below. This Contractor shall fomlllcar•ize himself with
these provisions and adhere to these requirements. Contractor shall
coordinate his work with other trades prior to installation.
Related Documents
This Contractor Is referred to the Architectural and Eloctrlcol Plans and
SpeclfIGatlons. Such Plans and Specifications are a part of the Contract
Documents. Contractors shall vbit the site and familiarize themselves with
all conditions surrounding the work. If any of the conditions require a
modification of the systems indicated by these Plans and Specifications, the
Contractor shall include the cost of such modifications in his bid.
No extra compensation will be allowed because of failure to field verify
existing conditions prior to submitting bids.
Modifications to Pions and Specifications
Throughout the course of the work, minor changes and adjustments to Plans and
Specifications may be requested by the Owner. The Contractor shall make such
adjustments without additional cost to the Owner, where such adjustments are
necessary for the proper Installation and operation and within the intent of
the Contract Documents.
It is the intent of the Plans and Spec.ifkottons to form a guide for a
com.•pleste installatbn. Everjthtng ne►Gesscr'i for the completion grad 30GG :3320
operation of the work, who:her or not herein definitely spec•ifiod or inJir.a:sa
on the drawings shall be furnished and installed as well and as faithfully as
if so specified or indicated without additional costs to the Owner. The
Mechanical Contractor shall verify all dimensions and lengths prior to
instollation.
If any errors, discrepancies or omissions appear in the Drawings,
Specifications or other Contract Documents, the Contractor shall notify the
Owner h writing of such error omission. in the event of the Contractor
failing to give such notice before construction and /or fabrication of the
work, he will be held responsible for the results of any such errors,
discrepancies or omissions and the cost to rectifying same.
Code Compliance
Contractor shall comply with the requirements of all State, Local and Notional
Codes regulating this work.
Permits, Fees, Licenses
This Contractor shall pay all fees and related charges required for permits,
licenses, etc„ required for installation of the mechanical systems.
Equipment Substitution
This Contractor shall reimburse the Electrical contractor, without any charge

Pipe Mangers and Supports
Support horizontal piping adequately from slabs or other structural members at

Pipe sleeves and Openings
The Mechanical Contractor shall cut all openings in prepoured floors and walls

penetrates walls shall be fitted with pipe sleeves mach up of similar

General
This Contractor shall furnish and install all thermostats, sensors,
controilers, relays, contractors, dampers, actuators and all other materials
necessary for a complete and properly operating temperature control system as
specified below. All control wiring shall be by the HVAG Contractor and
installed in conduit.
Cooling Cycle - Occupied Space condition
Upon a rise in space temperature above the setting of thermostat,
the air conditioning unit shall be activated to provide the necessary cooling
to the space. The supply air blower shall operate continuously and the
refrigeration unit shall cycle as required to maintain the space temperature.
