H.V.A.C. units rated at greater than 2,000 cfm require auto - shutdown devices. These devices shall be separately zoned in the alarm panel and local U.L. central station supervision is required•. "ENERGY CALCULATION ASSLrM?TIONS F S ';cr. e Ese7>rr We assumed that the I6VAC equipment was operating at design capacities as sdteduled on the drawings and that heating and cooling systems were operational. Average monthly Seattle temperatures were used to estimate heating and cooling energy, and we assumed that the equipment runs 24 hours per day. Hot deck temperature was assumed at 100 °F and cold deck at 55 °F. Some additional assumptions were made on internal loads to calcntaae the relative use of both heating and cooling energy. HVAC thermal load and ventilation calculations have not been done as part of this analysis. We did not take field measurements or verfy if changes have hems made to the system that may not be reflected in the drawings. We assumed that the new rep'acement refrigeration coede sing unit could have the same efficiency as the existing equipment are teat fan energy would he unchanged. Our understanding is that natural gas service is readily available on site and we used 80% combustion efficiency for all calculations. 0-2: MAMMOTH CEHB- 452- MULTIZONE -1969 15355 CFDI — 170 kW Electric Coil This rooftop unit has seven (7) temperature zones serving the front entry. lobby, main offices, kitchen. Barron, Elm. Oak. Maple, and Bonsai Ballrooms. We understand that the refrigera`. - ,on system has numerous leaks and needs major refurbishment or complete replacement. The air handler splits the air after the fan into a hot air and cold air section (known as a hot deck and cold deck). This unit utilizes electric resistance coils or elements to heat and refrigerant coils and compressors to cool the rmpective air. Further downstream. the air is mixed by individual zone dampers that allow the air to be blended depending on the heating or cooling requirements at the space (or zone). Final selection and sizing for this system will need to address the new HVAC serving the Elm /Oak and Maple Ballrooms if supplemental heating and cooling is now no longer required. S-1: MAMMOTH CEHB- 251- MULTIZONE -1969 8650 CFM — i22 MV Electric Coil This unit was not identified for refurbishment or replacement. but was considered a candidate for electric to gas conversion given the high cost of operating electric resistance heating equipment. The package would include all new refrigeration and compressors, fans, dampen, and factory controls built to match the existing field curb conditions. The estimated savings for converting this system to gas with optimized condenser sizing and new HVAC controls is $27,294 per year. The replacement cost for this system is $107,394, excluding WSST, which calculates to a simple payback of 3.93 years. OPTION #2: REFURBISH S-1 AND S-2 TO GAS HOT WATER BOILER / REMOTE CONDENSING UNIT S -2 This option allows for a conversion of electric to hot water gas heating for both S -1 and S -2 multizone units and includes a new package condensing unit to replace the refrigeration equipment for S -2. A boil: r would be located in a suitable weatherproof enclosure adjacent to the fan systems to supply hot aster to the new heating coils installed in each respective hot deck section. Dampers, fans, and controls would be refurbished to optimize and restore operating performance. The cost for this package would be $79,995 excluding WSST and the resultant annual savings is $40,334 for converting both of these systems to natural gas. Payback on investment is returned at approximately 2.0 years. SUMMARY Based on the expected energy benefits and return on investment, we suggest that Option #2 is the better of the two options. Hot water heat allows for straight forward capacity control by regulating water through the coils and a hot water system generally outlasts the useful life of an indirect gas fired heat exchanger. The existing units as refurbished s/ /uld easily last for another 10 to 15 years with proper service and preventive maintenance. (This option, however does not provide for replacement or refurbishment of the S -1 refrigeration system.) This completes our engineering evaluation and recommendations for this project.
