Re: Flores Residence - Utility Plan
Sheet 1
The review of the subject site plan for the Flores reisdence at the southwest
corner of 62nd Avenue South and South 151st Street has been.provided by the
Public Works Department. This plan is approved per the following comments:
Required permits to'.be applied for and obtained a minimum of 24 hours
prior to construction are as follows:
1. Domestic Water Meter - A 3/4" water service from the main to and
including the meter'is provided by the Tukwila Water Department. The
permit fee for installation of this water meter is $625.00. Special
connection charges for the water service are waived by prior contri-
bution to the original development to the construction of public water
mains adjacent to the site. The water service line to this property
shall be of materials approved per the Tukwila Municipal Code. The
easement allowing the Water Department personnel to monitor, maintain,
repair and replace the water meter and service line to the main have
been provided via the Mozeika residence utility plan and is attached.
2. Sanitary Side Sewer - The sanitary side sewer shall be provided
with concrete, ductile iron or PVC -SR -35 minimum 4 -inch diameter pipe
at a 2% minimum grade and minimum cover of 36" throughout. Cleanouts
shall be provided at the following locations:
a. just beyond the house structure
b. just prior to the connection to the existing main
c. at all vertical and horizontal bends in the pipe
Cleanouts shall be brought up to 18 inches below the final' grade of
the development. This pipe shall be air or water tested with the
City inspector present per the A.P.W.A. requirements. An as -built

Sincerely,
Corrugated metal pipe, where no vehicle access is normally allowed,
may be 4 -inch tightline to drain the house structure only proceeding
from the house to the existing drain stub in the southeast corner of
. the property. Storm drain systems to pick up adjacent properties shall
be a minimum 12- inches in. diameter and the appropriate size to accomo-
date the anticipated flows (arrived at through your engineer's hydraulic
calculations).

plan shall be provided prior to sign -off of this permit indicating
length, size and depth of the pipe throughout. Permit fee is $30.00.
All pipes shall be placed in Class "B" bedding and backfill compact-
ion shall be a minimum of 90 %. Special sewer connection charges are
waived by prio sewer main construction by development.
3. Driveway Access Permit - Permit fee $25.00. The configuration and
width of the access shall be provided on the plans and no deviation
allowed.
4. Storm Drainage - Storm drainage shall be provided to public storm
system to carry the foundation and roof drainage away from the house.
The storm drainage system shall include the necessary piping to trans-
port the storm drainage from adjacent properties into and through the
property, discharging at the point provided for in the development's
storm drainage system.
The storm drainage is incomplete at, this time as it does not show
accomodations for on -site and tributary storm drainage for the property.
A resubmittal. of the storm drainage plan shall be provided prior to
issuance of the storm drain permit which indicates the necessary storm
drainage through the development. Storm drains shall be.:provided with
a minimum 12 -inch cover and piping shall be minimum 16 -gauge metal,
either corrugated steel galvenized with Treatment 1 coating (W.S.D.O.T.)
or aluminum. Cleanouts shall be provided at all bends and at the
point the pipe leaves the structure. The drain system shall be pro-
vided at a minimum �% grade throughout. Permit fee is $25.00.
5. Water Irrigation Permit - If appropriate, the development will provide
six (6) sets of plans to be reviewed and approved by the Public Works
Department for the water irrigation sprinklers prior to the commencement
of this utility. .

Dear Mr. Fraser:
In reference to your letter dated September 9, 1982 in re-
guards to item #1 - Domestic Water Meter , your department has
requested an easement which would allow the Tukwila Water Depart-
ment the ability to monitor, maintain and repair and replace the
water meter and service to that meter for lot #4. In reguards to
this matter please find attached a drawing prepared by Gustav
Osterback who surveyed the short plat #80 -40 -SS for Triad Assoc.
and recorded with the City of , Tukwila under Receiving Number
7201070396. According to this document there has been made a pro-
vision for this easement as requested by your letter.
Also attached please find the legal description of lot #4
which allows for ingress, egress for drainage and utilities over
the center line of the fire lane access which divides lots 3 & 4
from lots 1 & 2.
1 am sure that you will agree that these two instruments
w i l l satisfy any requi rements the Water Department may have in
servicing the water lines for this Short Plat. Should you have
any further questions concerning this matter please call at your
earliest convenience since we are most anxious to clear ALL items
which appeared upon that letter PRIOR to closing.
