Addition 1:the back of the original home has a two story addition enlarging the main floor living area above,and enlarging the basement living area below. Addition 2:is a one story addition to expand the kitchen. Addition 3: is the largest addition on the end of the home,2 stories,adding a Master Bedroom and Bath up,and a Mother Law apartment down. All though all the additions are finished on the inside it is obvious to me that none of the additions were built to code a may not be structurally sound. Barring walls may have been removed;footings and foundations were not built,or not built to code.Walls and floors in areas are not level or plum and most likely are under framed. Standard construction practices were most likely not applied to any of the additions. The only way to determine the full extent of the framing problems associated with the three additions would be to open up walls and ceilings in key locations,at a minimal. It does appear as though all three of the additions are within set back requirements.We measured the most recent addition to the kitchen,and determined it is within a five foot,side yard,setback, via the neighbor's survived string line. In addition,to the three additions,a 2 story deck was built on the back of the home that is under framed without proper footings,and/or connections to the house,and is in dangerous condition. The deck is adjacent to a slope and could collapse down the slope. Jim Benner, Senior Electrical Inspector documented: • -Exterior lights on the house where observed to be wired without back/splice boxes constituting potential fire hazard. • -Splices to wiring on upper deck without junction boxes pose potential fire/electrocution hazard. • -Dry location wiring and devices observed under the deck.This is a wet location and the wiring is subject to deterioration resulting in potential electrocution hazard. • -Both kitchens were observed to be wired without GFCI protection for counter appliance receptacles posing electrocution hazard. • -100 amp sub panel located in basement.This panel's feeder conductors are not run in a conduit for their entire length.This condition subjects the conductors to potential for mechanical damage which may result in fire or electrocution.Also,no equipment ground to sub panel which may pose electrocution hazard. • -Missing device plates observed throughout the house pose potential fire/electrocution hazard. • -The main panel appears to have been installed without permit.
