TEMPORARY HOUSING AGREEMENT
BETWEEN THE CITY OF TUKWILA
AND SEGALE PROPERTIES LLC
This Temporary Housing Agreement ( "Agreement ") is entered into by and
between the City of Tukwila, Washington, a noncharter optional municipal code city,
hereinafter referred to as "the City," and Segale Properties LLC, a Washington limited
liability company, hereinafter referred to as "Segale," as of the,t°'day of June, 2014.
WHEREAS, Segale is currently performing site work on the Tukwila South
Project, which work includes significant grading, filling and hauling; and
WHEREAS, Segale expects the Tukwila South Project site work to continue for
approximately three years; and
WHEREAS; Segale desires to hire seasonal workers to assist in performing the
site work, and also to provide housing for such workers; and
WHEREAS, Segale has submitted building permit applications to the City for the
approval of four single -wide manufactured homes (the "Temporary Housing Units "),
which permits are being processed under City permit numbers D14-0119, D14-0120,
D14-0121, and D14-0122; and
WHEREAS, the City supports Segale's proposal for temporary housing, provided
proper mechanisms are in place to ensure the removal of the housing units.
IN CONSIDERATION OF the mutual benefits and conditions set forth herein, the
parties hereto agree as follows:
1. Purpose. The purpose of this Agreement is to set forth the agreement between
the Parties concerning the installation and removal of the Temporary Housing Units.
2. Standards. The Temporary Housing Units shall meet applicable standards for
tie down, but the installation of fire sprinklers shall not be necessary.
3. Permit Conditions. All conditions set forth in City permit numbers D14-0119,
D14 -0120, D14 -0121, and D14 -0122 are hereby incorporated herein by this reference.
4. Removal. The Temporary Housing Units shall be removed on or before
December 1, 2017 (the "Removal Date "). Segale shall obtain City demolition permit
prior to removal of the Temporary Housing Units. To ensure the removal of the

Temporary Housing Units, Segale shall provide the City with a bond in the amount of
$5,000. In the event the Temporary Housing Units are not removed by the Removal
Date, the City shall be entitled to call upon the bond to fund the City's removal of the
Temporary Housing Units.
5. Entire Agreement. This Agreement contains the entire agreement between the
parties hereto, and no other agreements, oral or otherwise, regarding the subject matter of
this Agreement shall be deemed to exist or bind any of the parties hereto. Either party
may request changes to the Agreement. Proposed changes which are mutually agreed
upon shall be incorporated by written amendments to this Agreement.
