JAFECO STORE REMODEL TUKWILA, WASHINGTON SCOPE OF ARCHITECTURAL WORK AND CONSTRUCTION NOTES: 1. Demolish and remove all existing overhead. soffit (bulkhead) except at mezzanine office level. 2. Demolish and remove all ceilings and walls in existing audio -video area. 3. Remove doors and cut openings in walls for new doors as indicated. 4. Demolish and dispose of indicated walls in the S.E. corner of the store at the new audio - video area. 5. Demolish and dispose of the existing carpet. 6. Demolish and dispose ceiling grid over the new Jewelry showcase area. Save all undamaged acoustical tile for needed replacements and dispose remainder at owner's direction. 7. Install 4' high plywood temporary partitioning with visqueen dust drops. Dust drops to be ceiling height. 8. Installation of two rows of furring behind fixture gondolas mounted at wall. Install 1/2" plywood behind new gondolas in the audio visual area and at elevation "H" in the old jewelry. 9. Install slat wall or equavalentat elevation "M ". 10. Re- install and reuse existing doors for new door openings. Owner will provide door materials for any additional door openings indicated by the plans. Reuse existing frames and hardware. 11. Construct new dropped ceilings in the new audio video room and over the Jewelry display area. 12. Construct newa soffit (bulkhead) over the Jewelry area. 13. Repair of existing drywall soffit under the 2nd floor mezzanine. Repaint the soffit under mezzanine. 14. Intallation of new drywall and metal stud partitions and walls in areas as indicated but excluding the columns and certain perimeter walls. 15. Painting thorughout as indicated on the drawings. Install owner furnished carpeting throughout to include furnishing and installing base and reducer strip. r 17. Revise the HVAC system to accommodate the areas being remodeled (see exhibit A). 18. Adjustment and lower the fire sprinkler system in phase 1 and phase III as required to accommodate the remodel. 19. Provide all electrical work required for the remodel to include hookup of owner furnished fixtures and gondolas. This also includes the installation of plugnold and fluorescent tube lighting on the fixtures. (see exhibit B). 20. Install pneumatic tube system (see exhibit C). This may include a third tube drop to be located near grid "B" in between grid 7 & 8. 21. The furnishing and installation of all new showroom fixtures and gondolas are by a separate contractor which will be coordinated by Baugh Construction Co. 22. Any core drilling, saw cutting etc. to be done by the various subcontractors. However, Baugh Construction will do floor patching for the electrical contractor. 23. Do not paint any exposed brick including elevation F. 24. All sawcutting and Jackhamming to be done in off store hours. The store hours are as follows: Weekdays 10:00 AM to 9:00 PM Saturdays 10:00 AM to 6:00 PM Sundays 11:00 AM to 5:00 PM 25. For new telephone lines, provide 3/4" round conduit. Contact Bruce Bobnam at 625- 625 -7188 for phone system information and exact requirements. 26. Remodel work is to be done in phases. See Best drawing #2 of 7. 27. There is no work required at the existing entry or vestibule. 28. The ceiling fan displayer, detail "C" on sheet E -1 is for information only. The existing ceiling fan displayer will be relocated. At grid E/7 return air duct will be relocated in ceiling. . At grid C -D /7 existing supply drop will be changed for throW'and a diffuser will be added in ceiling above jewelry area. ▪ At grid 8/G at existing valance a 20 length of duct will be deleted and a new 14 inch x 14 inch supply diffuser added. ,7.
