This letter presents our conclusions and recommendations regarding foundation
design criteria for the proposed addition to the Jafco Warehouse in Tukwila,
Washington. Our analyses have- been based on data contained in the June 16, 1972
report for the main Jafco Warehouse which was prepared by Dames & Moore. We have
also reviewed settlement data for surcharging of the original warehouse area, as well as
data developed following the recent placement of fill in the area • of the planned
addition.
The proposed addition will be approximately 64 feet in an east -west dimension and
175 feet in the north -south dimension. The east foundation line of the building will be
located along the existing west wall of the Jafco warehouse. The north wall will he
adjacent to the existing Jafco showroom, and the south wall Will be separated from the
adjacent Wood World building by some 25 feet. The west wall will front on the existing
parking area.
The addition will be constructed with the floor grade at dock -high level. The
southerly portion of the area will be used as a warehouse and will have a design floor
load of 500 pounds per square foot. The north portion of the addition will be showroom
area with lighter floor loads. Foundations will be supported both on the fill which exists
beneath the parking area paving and on the newly placed compacted fill required to
establish the dock -high floor grade.

The site is underlain by compacted fill which was placed in the original grading of
this area. These soils will provide suitable support for the perimeter footings which will
be placed below the parking area grade. In our opinion, it is not necessary to remove
the asphalt paving prior to site grading. The asphalt paving will not interfere with
installation of interior footings which will be placed in the compacted fill since these
footings will be founded at least 2Y2 feet above the surface of the asphalt. Perimeter
footings will penetrate the asphalt which can be removed without difficulty.
We recommend that a design bearing value of 2,000 pounds per square foot (psf) be
used in proportioning exterior footings which will bear on theo fill soils beneath the
paved area. These footings should have a minimum width of 16 inches and should be
founded at least 18 inches below the lowest adjacent grade. An allowable bearing value
of 2,800 psf may be used for footings which are founded below the level of the paving
along the north and east sides of the addition due to added depth of confinement.
Interior column footings established in the new compacted fill pad may be proportioned
using a value of 2,500 psf. These values apply to dead plus live loads, exclusive of the
weight of the footing and any overlying fill. An increase of one -third can be applied
when considering wind or seismic loading.
Placement of the fill pad to establish dock -high floor grade and a preload fill to
reduce postconstruction settlements of the new addition will induce some settlement on
the existing Jafco warehouse and showroom area foundations. These areas have been
previously surcharged; therefore, the effects of the new fill loads are expected to be
relatively minor, resulting in probably not more than about 1/2 inch of settlement with_
a possible variation between about 1/4 and 3/4 of an inch. Assuming adequate
completion of the preloading program, postconstruction settlements of the new addition
due to areal floor loads are expected to be on the order of 1 inch, with actual
settlements being dependent upon the extent to which full load conditions are realized
over an extended period of time.
Settlements of new footings due to structural loads only are expected to be small,
probably in the range of 1/4 to 1/2 inch. Some further settlement of existing footings
on which some additional loading will be applied may also occur. These settlements are
not expected to exceed about 1/4 inch.

for . footings which extend through the aspahlt paving to ascertain that the soil
conditions are as expected and to advise on any supplemental compaction of these
materials that may be appropriate.

Proposed JAFCO Warehouse Addition

This letter presents our conclusions and recommendations regarding
estimated settlements of the proposed addition to the Jafco warehouse in
Tukwila, Washington, Our analyses have been based on data contained in the
June 16, 1972 report for the existing building which was prepared by Dames &
Moore, We have also reviewed settlement data for the surcharging of the
warehouse area,
The proposed addition will be approximately-64 feet in the east -west
direction and 200 feet along the north -south alignment, The east foundation
.line of the building will be located• along the existing west wall of the Jafco
warehouse, The north wall will lie adjacent to the existing Jafco showroom
wall, The south wall will be separated from the adjacent structure by approxi-
mately 15 feet, The west wall will front onto the existing parking area.
We understand that the building will have the floor grade at a dock -high
level requiring placement of about four feet of fill. The south portion of
the area will be used as a warehouse and will have a design floor load of 500 •
pounds per square foot. The north portion will be a showroom area with lighter
floor loads. A bearing pressure of 2,000 psf has been•used' for design of con-
tinuous footings supported below existing parking grades and 2,500 psf for
interior columns supported an a thickened slab within the dock fill. Column
loads up to 45 kips are expected with continuous wall loads of up to 5 kips
per foot. We concur with these bearing values.

We understand that the Jafco warehouse and showroom areas were surcharged
with 10 feet and 6 feet of fill, respectively. The top of the fill extended
10 feet outside of the building area and sloped down at about 1:1 to the
parking level. Total settlements of the fill and surcharge of on the order
of 7 and 13 inches were reported, with the settlement occurring in 25 to 35
days. A definitive record of the lateral extent of surcharge for the building
area to the south of the new addition has not been located. For our analyses,
we have assumed that the fill extended beyond the building area for the same
10 -foot distance.
We believe that a pad and additional surcharge fill can be placed with •
minimal risk to the existing structures. We recommend that the surcharge •
fill be 41 feet thick. The extent of filling should be as shown on Sheet 1.-
Typical cross- sections at the edge of the fill are shown on Sheet 2.
We recommend that the surcharge be left in place for at least one month.
The adequacy of this time should be verified by observations of settlement
magnitude and rate. This should be accomplished by installing three settle-
ment plates at the approximate locations shown on Sheet 1. A sketch of a
typical settlement plate is attached to this letter. Since the existing
paving will not be removed prior to filling, the plates should be firmly
affixed to the asphaltic concrete. We recommend that the existing buildings
also be monitored for settlement. All settlement plates and marks should be
established and surveyed prior to placing any fill. The benchmark used for
reference should be located a minimum of 200 feet away and outside of any
area of construction. We recommend that the settlement plates be monitored
daily during fill placement and once a week after the surcharge is in place.
The settlement data should be telephoned to us so that we can advise when
the surcharge fill should be removed. We should be notified immediately if
the data indicates that our settlement estimates of the existing building
are exceeded.
We estimate that the ultimate settlement of the fill placed to establish
the dock -high floor grade will be on the order of 3 to 31 inches in areas

which have not previously been surcharged. When the effects of the 500 psf
design floor load are added, the estimated ultimate settlement is on the
order of 6 to 7 inches. Accomplishment of the surcharge program described
above is expected to reduce postconstruction settlements due to fill and
floor loads to on the order of one inch, except in areas of past heavier sur-
charging where less settlement is expected.
The influence of the new fill and surcharge loads on the existing
structures is expected to be relatively small. We estimate that settlements,
adjacent to the north and south ends of the new addition will not exceed
1/2 inch and along the west wall the existing. warehouse, 1/2 to 3/4 inch.
The settlement of footings for the new addition, due to the building
'loads only, are expected to range from 1/4 to 1/2 inch.
We recommend that we be given the opportunity to examine the bearing
surfaces for the footings to ascertain if the soil conditions are as expected,
