Foundation Construction Monitoring Jafco Warehouse Addition Tukwila, Washington File No. 225 -13 This letter presents our evaluation of exposed bearing soils and our recommendations for preparation of the bearing surface in footing excavations for the addition to the Jafco Warehouse in Tukwila, Washington. We have provided two previous letters outlining recommendations for foundation and slab support with estimates of corresponding settlements. These letters are dated April 10, 1984 and May 21, 1984. We visited the site on June 6, 1984 to observe subsurface soil conditions. At the time of our visit, excavations had been made for new footings at Column Lines 14 and 15 along the existing Jafco building wall at the north end of the addition. A utility trench had also been excavated roughly parallel to and 15 feet west of the west building line. The bottom of the trench was approximately 2 feet below footing grade. We probed the bottom of the footing and trench excavations, dug hand excavations (each approximately 1 foot deep) and probed below the excavations. For the most part, our probings and explorations encountered a relatively uniformly compacted, medium dense Jack A. Benaroya Company June 8, 1984 Page Two granular fill, as described in the Dames & Moore report. Water was present in the footing excavations adjacent to the Jafco building. Ravelling of the sides of the footing excavations had occurred and the base was covered with softened, disturbed soils. For the most part, the utility trench was dry. An occasional soft spot was observed with the remnants of a sand "boil" also in evidence. This sand boil appears to have developed during the original filling of the site. The fill soils exposed in these excavations are consistent with those reported by Dames & Moore. The soils will, in our opinion, provide satisfactory support of footings as designed. Minor remedial work will be required at some locations. In areas where water is encountered in the foundation excava- tions, we recommend that excavation extend below footing grade to permit placement of a backfill of clean, crushed rock. The depth of overexcavation needed should be determined by our representative on a case -by -case basis. Overexcavation and replacement of localized zones of soft fill in other footing areas may also be necessary. In general, protection of footing excavations where water enters the excavation will require a minimum of 6 inches of gravel. Repairs of soft areas could entail excavation to as much as two feet below footing grade. It is essential that a timely sequence of excavation, bearing surface preparation and concrete placement be maintained. If the bearing soils are left exposed to seepage, accumulation of rainfall or construction activities, additional remedial work will likely be necessary. Therefore, the contractor should keep us advised of his progress so that we can examine the prepared footing excavations promptly and the footings can then be poured.
