The increase does not, by itself, require a new stall. At one stall per 400 s.f. of office, the figure is 12.53 versus 12.85 or 13. -- showing no change in parking requirements. At some time in the past, building improvements have been allowed to intensify without corresponding increases in site improvements. The most recent site plan which was approved shows 63 stripped stalls; however, parking in front of loading docks (which are not the doors shown on the plan) is not feasible or permitted. Therefore, the site is short 8 legally conforming stalls (60 required). Future improvements to this building, which intensify the use of the space, will require a new scaled, site plan which accurately shows loading dock doors, entrances, exterior improvements, and dimensions. We can only require improvements for the changes being caused by the subject permit. Therefore, I will sign off on Permit #4212 and suggest that the City issue a Certificate of Occupancy. Tenant Improvement According to the site plan submitted for the above TI, only forty -two parking stalls exist on the site. Based on a building permit #1906 approved in June of 1980, sixty stalls should be striped as shown on the approved site plan. Before the above tenant improvement may be finalized, the sixty parking stalls must be striped as indicated on the approved site plan. Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. (UFC 12.104b) Exit hardware and marking must meet the requirements of Uniform Fire Code Sections 12.104 & 12.114. 2. EXIT signs shall be installed at required exit doorways and where otherwise necessary to clearly indicate the direction of egress. Signs shall be of a contrasting color with the surrounding area and shall have letters not less than six inches high with a minimum letter width of 3/4 ". (UFC 12.114a & 12.114b) 3. Maintain sprinkler protection for all enclosed areas.
