Therefore, the property owner is required to produce an easement for this hydrant and transmit this executed easement to myself prior to occupancy. The contractor representative expressed to our field people that this would not be a problem. The work has been allowed to continue based on this new utility ease- ment coming forth in the very near future. (Flammable liquid, welding, motor vehicle repair, etc.) 1. The total number of fire extinguishers required for your establishment is calculated at one extinguisher for each 3000 sq. ft. of area. The extinguisher(s) should be of the "All Purpose" (2A, 10 B:C) dry chemical type. Travel distance to any fire extinguisher must be 75' or less. (NFPA 10, 3 -1.1 and UFC 10.301b) Extinguishers shall be installed on the hangers or in the brackets supplied, mounted in cabinets, or set on shelves (NFPA 10, 1 -6.6), and shall be installed so that the top of the extinguisher is not more than 5 ft. above the floor. Box6325 Consulting Geotechnical Engineers and Geologists Acura Dealership c/o Evergreen Management Company . 2100 - 124th Avenue Northeast Bellevue, Washington 98005 Attention: Mr. Mark Miller Gentlemen: December 6, 1985 Report of Geotechnical Consultation Proposed Building Addition Andover Park West and Baker Boulevard Tukwila, Washington File No. 891 -01 INTRODUCTION The results of our geotechnical consultation to evaluate foundation support requirements for a proposed addition to the office and warehouse building presently occupied by American Can Company at the southeast corner of Andover Park West and Baker Boulevard in Tukwila, Washington are presented in this letter. We understand that the Acura Dealership is acquiring this property to be developed, in part, as a Honda automobile dealership. As part of the development, the office area at the northwest corner of the existing building will be extended approximately 25 feet north of the existing north wall. We understand that the floor slab in the addition will be at or slightly above existing site grade rather than at dock height. Structural and floor loads are expected to be relatively light. The existing site grades in this portion of Andover Industrial Park were created by placing a substantial depth of fill over the native alluvially deposited soils. This building site and adjacent building sites were preloaded with excess fill to induce consolidation in the underlying com- pressible native materials. The added load of the building addition will, be relatively small in comparison to the weight of the preload fills which were Acura Dealership December 6, 1985 Page Two placed and are not expected to induce significant additional consolidation in the native strata which underlie the structural fill. The scope of these services includes: 1. Review of available soils information from the immediate vicinity. 2. Recommendations for design of shallow foundations. 3. Guidelines for possible overexcavation and replacement of any existing fill soils which may be found to have been loosened or otherwise disturbed subsequent to their initial placement. No explorations have been accomplished in connection with this consultation inasmuch as the data available from recent explorations of the fill in the immediate vicinity, as well as the personal knowledge of members of our staff of the original site grading activities of the Andover Industrial Park, are considered sufficient basis for the recommendations which follow. However, the applicability of these recommendations must be validated by field examination of the soils encountered during construction by a member of our staff and any remedial earthwork deemed necessary must be accomplished for the recommendations which follow to be considered applicable. SITE CONDITIONS The proposed building addition area is principally a landscaped area.of lawn with some shrubbery and small trees. We do not know the extent to which utilities other than the sprinkler system may exist within the area. The soils used in the fill in this area of Andover Industrial Park consisted largely of silty soils with varying amounts of silty sands and sandy silts. Previous explorations by our firm on adjacent sites indicate that some disturbance has occurred to the upper portion of the fill as the result of weathering and irrigation, as well as disturbance in the installa- tion of utilities or paving and landscaping activities. Typically, the zone of softened or disturbed soils is on the order of 1 -1 /2 to 2 -1/2 feet, with localized deeper zones. Ground water does not exist within the fill, except in the form of seepage perched in the upper disturbed zones that exist in some areas. GeoEngineers Incorporated are supported either directly on competent undisturbed old fill soils, or on new structural fill placed in the manner described above. This value applies to the total of all dead and long -term live loads, including{ the weight of the footing and any overlying backfill. An increase of up to one -third of this value may be made when considering wind or seismic loading. The settlement of footings designed as recommended is not expected to exceed 1/2 inch for the relatively light loads anticipated. Most of this settlement should occur as loads are applied; therefore, as much of the dead load of the structure as possible should be in place before the juncture between the new addition and the existing building is closed and exterior finish applied. Gleoanminoors Incorporated Acura Dealership December 6, 1985 Page Four The information provided us indicates that little or no new fill will be placed to establish the planned floor grade. We recommend that the existing vegetation and any underlying topsoil or debris which may exist be stripped and wasted prior to preparing the subgrade for support of the floor slab. Typically, the depth of such removal in this area should probably not exceed 6 to 12 inches. Fill required to establish subgrade elevations should be placed as compacted structural fill. We recommend that the initial lift consist of up to 12 inches of clean pit run sand and gravel to provide adequate support for compaction equipment. This is particularly desirable if work is undertaken during wet weather conditions since the underlying older fill soils are moisture- sensitive and could be disturbed if subjected to heavy wheel loadings. All new fill placed should be compacted to 95 percent of, the maximum dry density (ASTM D- 1557). The placement of fill to establish floor subgrade should not result in significant settlements. However, as a precautionary measure, we recommend that new fill, if it extends more than one foot above existing grades, be placed in advance of footing excavation and construction and that the fill pad be in place at least three weeks prior to pouring the floor slab. The floor slab should be supported on a base course conbisting of 4 inches of clean sand or sand and gravel to provide a uniform supporting surface and to, act as a capillary break. USE OF THIS REPORT This report has been prepared for use by the Acura Dealership and their engineers and architects. This report should be provided to prospective contractors for bidding or estimating purposes, but our conclusions and interpretations should not be construed as a warranty of subsurface condi- tions.
