I would like to formally request that the City of Tukwila allow First Western Development to omit the gypsum wallboard on the furred walls over the storefront of Buildings "A ". "B ", "C" and "D ". Installing the gypsum wallboard at this time will make future installation of tenant improvments and signage extremely difficult. The gypsum wallboard will be installed as a part of the tenant improvement work when the buildings are to be occupied. I would appreciate your quick response. Crawley Fire Chief Fi y October 16, 1985 Building Official City of Tukwila Control #85 -184 Re: Tukwila Two - Building A (16460) Building B (16490) Building C (16550) and Building D (16600) West Valley Highway The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the following concerns. 1. This review limited to speculative tenant space only - special fire permits may be necessary depending on detailed description of intended use. 2. The total number of fire extinguishers required for your establish- ment is calculated at one extinguisher for each 3000 sq. ft. of area. The extinguisher(s) should be of the "All Purpose" (2A, 10 B:C) dry chemical type. Travel distance to any fire extinguisher must be 75' or less. (NFPA 10, 3 -1.1 and UFC 10.301b) Entinguishers shall be installed on the hangers or in the brackets supplied, mounted in cabinets, or set on shelves (NFPA 10, 1 -6.6), and shall be installed so that the top of the extinguisher is not more than 5' above the floor. (NFPA 10, 1 -6.9) Extinguishers shall be located so as to be in plain view (if at all possible), or if not in plain view, they shall be identified with a sign stating, "Fire Extinguisher ", with an arrow pointing to the unit. (NFPA 10, 1 -6.3) 3. Exit hardware and marking must meet the requirements of Uniform Fire Code Sections 12.104 and 12.114. (Second exit from Sales Room of build- ing C appears to go through adjoining warehouse) Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. (UFC 12.104b) 4. An automatic fire extinguishing (sprinkler) system is required and shall be designed, installed and tested. (City Ordinance #1141) (Building B and C) 5. An approved fire alarm system is required per City Ordinance #1327. An approved automatic sprinkler system may be installed in lieu of a fire alarm system. (Plans must be submitted to the Fire Prevention Bureau for approval prior to installation.) Dispensing of liquids will not be allowed in room. This room shall not exceed 500 square feet in area, with the actual size provided by the Sherwin - Williams' Project Engineer or as shown on the attached drawing. Smooth -steel trowled concrete, matching staging area floor in design and live -load capacity. Provide ramps at all doorways sloping at 1:12 when curbing is provided or floor recessed. (New construction shall have the option of recessing the floor 4 inches in place of installing the curb mentioned below in walls.) WALLS: Construction shall be 2 -hour fire rating and must extend from top of 4" high, 6" wide, Liquid tight curb to ceiling, or to underside of roof line and be sealed. Materials shall be selected relative to local availability. Refer to Section A -9 for painting. CEILINGS: Minimum one-hour fire rating utilizing existing roof structuring preferred; or as required by local fire code. Allow for minimum 16'-O" clearance below all light fixtures and sprinkler heads. DOORS: Two (2) doors with Class "B" fire rating shall be installed. Doors shall be equipped with closures with fusible links that will allow doors to close when temperature exceeds 160°F. Each door shall have a 10 inch square wire reinforced glass window. The doors shall be single 3'- 0 "x8' -0" installed in combination to for a 6'- 0 "x8' -0" opening, one active and the ocher inactive with floor bolt. (See Door Schedule, Form D -3.) ELECTRICAL: All electrical facilities within the room shall comply with Class I, Group D, Division 2 rating up to 5' -0" from floor and with local codes and regulations. INCiti.S j i L I .. i,. Lighting fixtures shall be a nominal 2'x4' four -tube enclosed type, suspended above 16' -0" from the floor. Shielding shall be prismatic acrylic plastic in steel hinges and latched frames. Position as shown on attached drawing, or as specified by Sherwin - Williams' Project Engineer. Ballasts shall be CRM and /or ETL certified, Class P energy- saving specifically designed to operate two 35 watt rapid -start energy- saving fluorescent lamps, either type F4OCW /RS /WM or type F4OLW /RS /WM. Fixture shall be Lithonia No. 2M990M12 or•owner approved equal. Note: Switch for lights to be interlocked with switch for fan(s). Design for 70 footcandles. Curb method of containment preferred with two (2) scuppers, located 2" above floor level, shall be installed in room to handle water from sprinkler heads, if sprinklers are called for. ALTERNATE: A trench covered by a heavy iron gate flush with floor shall extend across the door opening on the interior side of the Storage Room and trench shall drain through under -floor lines to a safe place outside of the building as approved by local authority. (Primary purpose of such drains is to contain any accidental spill.) Because of Class I, Group D, Division 2 rating of room, heating and air conditioning is limited to exchange of air through exhaust system. Any heating or air conditioning system required because of extreme temperatures must be in accordance with restrictions relative to electrical ratings and as specified by Sherwin - Williams in locations of 5,000 to 9,000 heating degree days. Explosion -proof fans with appropriate automatic weatherproof louvers with back draft dampers and /or caps, safety guards and protection against forcible entry, shall be installed to pick up air approximately 12 inches above floor level and to discharge air to the outside of the building. Fans shall be interlocked with lights through Fenwal Detect -A -Fire thermal switches set to open at 140 °F. Ventilation shall be six (6) air changes per hour. Make -up air shall be supplied through a louver approximately 16 "x36" wide, placed in wall opposite the outside wail. Louvers shall be held in open position by fusible links allowing closing of louvers when temperature. exceeds 160 °F. The room shall be sprinklered by extending from the wet pipe system to a hydraulic density of .35 g.p.m. /sq.ft. over the entire room. The system must be certified for performance by local authorities. Sprinklers shall not be installed without Sherwin - Williams' approval.
