Itemized below are our responses: STRUCTURAL 1. Roof diaphragm nailing shall be per calculations. 2. The roof plan will be revised to comply with the calculations. 3. The thickened footing shown in detail 15/S4 has been dimensioned. ORDINANCE 1. The footings have been recalculated using a 28 -day concrete strength of 2,000 psi in order to avoid special inspection of the concrete. No revisions are required. See enclosed calculations. 2. The soils report included in the submittal to the Tukwila Building Department is not to be used for this project. The structural notes specify the assumed 2,000 psf soil bearing capacity is to be field verified by a qualified soils engineer before footings are placed. If excavation reveals soil with a lower bearing capacity, the foundation system must be. redesigned. We hope the above responses adequately address the review comments. This review limited to speculative tenant space only - special fire permits may be necessary depending on detailed description of intended use. 2. The total number of fire extinguishers required for your establishment is calculated at one extinguisher for each 3000 sq. ft. of area. The extinguisher(s) should be of the "All Purpose" (2A, 10 B:C) dry chemical type. Travel distance to any fire extinguisher must be 75' or less. (NFPA 10, 3 -1.1 and UFC 10.301b) Extinguishers shall be installed on the hangers or in the brackets supplied, mounted in cabinets, or set on shelves (NFPA 10, 1 -6.6), and shall be installed so that the top of the extinguisher is not more than 5 ft. above the floor. (NFPA 10, 1 -6.9) Extinguishers shall be located so as to be in plain view (if at all possible), or if not in plain view, they shall be identified with a sign stating, "Fire Extinguisher ", with an arrow pointing to the unit. (NFPA 10, 1 -6.3) 3. Exit hardware and marking must meet the requirements of Uniform Fire Code Sections 12.104 & 12.114. Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. (UFC 12.104b) 4. An approved fire alarm system is required per City Ordinance #1327. An approved automatic sprinkler system may be installed in lieu of a fire alarm system. Plans are still being reviewed by Mahan & Smith. 2. Public Works still needs 6 sets of utility drawings, sent letter to Jim on 1- 10 -86, should be receiving tomorrow. 3. Planning requires resubmittal of plan showing landscaping, wheel stops to prevent overhang in required landscape areas, 10'x35' loading space, and 25' aisle widths. Jim said Mahan should be approving anyJtime now. He referred the landscape plan request and utility plans request to the owner. He said he mailed plans reflecting the remaining items from plan to Tom last Thursday /Friday. Although some of the utilities have been installed through the first phase of this development, this plan submittal requirement must be met in order for the Public Works Department to give their approval to release the building permit. Several other departments are still reviewing their plans for this project and it is anticipated that it will take Public Works two weeks from submittal to complete their review.
