Office space comprises approximately 16,882 square feet. The proposed Generra mezzanine will raise the gross floor area of warehouse space to 228,694 square feet. The total parking requirement for the structure is 272 striped stalls. The site plan submitted with the application shows approxmiately 240 stripped stalls. The subject tenant improvement would create an incremental change of one additional required parking stall from the existing requirement. Because the error in parking calculations has been made prior to your application, and the requirement due to your improvement is a small percentage of the overall total, the upgrade in the parking on the site will not be required for issuance of this permit. However, any further improvements made in your tenant space or elsewhere within the building would be required to show parking compliance.
