The City of Tukwila will be switching to the 1985 UBC in mid -June. Any tenant plans submitted after then will have to comply with the new code. 2. By definition (Section 1716.4) a mezzanine must be opened to the room below and have a 42 inch rail. Only 10% or a maximum occupancy load of 10 can have built walls in this area. 11MBED: JUN 2 1985 CITY KWiLA PLANNING DEPT. • Under the 1982 UBC Code, any mezzanine over 2,000 sq. ft. or having an occupancy load more than 10 needs 2 exits. Under the 1985 UBC, an occupancy load of more than 30 or over 2,000 sq. ft. requires 2 exits. . The plan as drawn for GTS does not comply with the definition of a mezzanine. Therefore, it is considered a second story. Two exits will be required by the City. These exits need to be connected to the exterior with a one hour corridor.
