1. If approved by Union Pacific, installation of a five (5) foot landscape
strip with a evergreen shrub planted two (2) feet on center along the
west property line from the existing spur rail to the front property
line.
2. Improve the existing front yard landscaping strip by adding additional
oak trees thirty (30) feet on center.

JOSLYN BUILDING
Project Statement
The proposed scope of work for the Joslyn Building, as presented
to the BAR (86 -5 -DR) and requested under this permit, is to
construct a new parking lot on a previously filled building .
addition pad situated just east of the existing building. On
completion, the lot will accomodate 34 spaces. Planting strips
adjacent to the lot will be landscaped according to approved
plan. The land area under improvement is approximately 11,500
square feet.
Work will begin with removal of the sod and organic material on
the site. Any usable soil will be moved to the landscape bed. A
portion of the existing planter will be removed at the southwest
corner. A filter will be placed in the existing catch basin.
The existing gravel sump basin and collection pipe will be
cleaned as needed. The parking lot will be filled with ballast
to achieve load - bearing capacity and proper slope. Following
compaction, the lot will be paved with 2" of asphalt on 4" of
gravel. A gravel streambed will be placed adjacent to the east
lot edge. Planting soil with plants and mulch will be installed
on the east and south borders. An extruded concrete curb with
openings for drainage will be constructed on the parking lot
edge. On completion, the storm drainage runoff will work its way
to the east edge of the lot, drain through the gravel streambed,
and drain into the gravel basin or cross over the planter to the
lot and existing basin. Originally the drainage was calculated
to move this direction, and it can continue to do so without
overloading the existing system.
As part of normal maintenance, two oak trees will be installed in
the street side planting area. Each of the existing planting
areas will be cleaned, cultivated, and plantings added to upgrade
their appearance.

LANDSCAPING
The landscaping shall meet or exceed the controlling agency's
minimum landscaping requirements as set forth in its guidelines.
Work shall include, but not necessarily be limited to, the
following items:
Cleanup and removal of all debris in all planting areas.
Finishing of proper planting grades, including soil
preparation, fertilising, planting of trees, shrubs, and ground
cover, and including topsoil, staking, and transplanting of
plants if necessary.
The Landscape Contractor must include a list of sources for all
plant material and specialty items to be used.
If irrigation is to be used it shall be coordinated with the
Irrigation Contractor. Irrigation work shall be coordinated
with the Electrical and Plumbing Contractors.
All landscape work shall No done in accordance with . good
landscaping practices by firms active and experienced in the
landscape trade. The Contractor shall guarantee materials for
one growth cycle, perform normal maintenance until work is
accepted by Owner, and perform corrective maintenance as
guarantees may require.
Contractor shall prepare a schedule of work for Owner prior to
beginning work. The Contractor shall meet with Owner to present
schedule and review site conditions prior to commencing work. If
Contractor finds the existing. conditions to be in with
plans and proposed work he shall notify the Owner before
proceeding.
