Dear Sir:
The attached set of building plans have been reviewed by
The Fire Prevention Bureau and are acceptable with the
following concerns:
1. The total number of fire extinguishers required for
your establishment is calculated at one extinguisher for
each 3000 sq. ft. of area. The extinguisher(s) should be
of the "All Purpose" (2A, 10 B:C) dry chemical type.
Travel distance to any fire extinguisher must be 75' or
less. (NFPA 10, 3 -1.1 and UFC 10.301b)
Extinguishers shall be installed on the hangers or in
the brackets supplied, mounted in cabinets, or set on
shelves (NFPA 10, 1 -6.6), and shall be installed so
that the top of the extinguisher is not more than 5
ft. above the floor. (NFPA 10, 1 -6.9)
Extinguishers shall be located so as to be in plain
view (if . at all possible), or if not in plain view,
they shall be identified with a sign stating, "Fire
Extinguisher ", with an arrow pointing to the unit.
(NFPA 10, 1 -6.3)
2. Exit hardware and marking must meet the requirements
of Uniform Fire Code Sections 12.104 & 12.114.
Exit doors shall be openable from the inside without
the use of a key or any special knowledge or effort.
(UFC 12.104b)
3. Maintain sprinkler protection for all enclosed areas.
(NFPA 13, 4- 1.1.1) (Including adding sprinklers under new
overhead door on west wall)
All modifications to sprinkler systems shall have the
written approval of the Washington Surveying & Rating
Bureau, Factory Mutual Engineering or Industrial Risk
Insurers, t en by the Tukwila Fire Department. No

high -piled combustible material (as defined in UFC, Sec.
9.110); automatic fire - extinguishing systems, smoke- removal
systems, fire protection and fire separations are required
per Uniform Fire Code - Article 81.

TENANT IMPROVEMENT REQUIREMENTS
CHANGING THE USE A.BUILDING
The Uniform Building Code classifies buildings by the type of "occupancy" or
use. There are many classifications, but they all fall into seven general cate-
gories:
1) Assembly 2) Business 3) Educational 4) Hazardous
5) Institutional 6) Residential 7) Miscellaneous
In all commercial buildings the Code requires that a Certificate of Occupancy be
issued before the building is used or occupied.
A change in the use of a building may require that a new Certificate of Occupancy
be issued. Some changes may cause the building to be upgraded to comply with
the requirements of the Code for that occupancy. Consequently, where the use of
a structure changes, the type of occupancy may change, and a new Certificate of
Occupancy may be required.
NOTE: The Building Code requires the Certificate of
Occupancy to be posted permanently within any
new or remodeled structure.
PROCEDURE FOR PERMIT
The following are the submittal requirements in order to obtain both the
Building Permit and Certificate of Occupancy.
X A completed City Application Form with all spaces filled.
2. Two (2) complete sets of plans drawn to scale upon substantial paper
( *" = 1' or 1/8" = 1' are the most common scales).
3. Each set of plans shall include the following information:

A site plan indicating location of entire structure or plat with
the existing and proposed parking layout, encompassing all
sidewalks and landscaping.
A key plan indicating where the area to be remodeled is in rela-
tion to the entire structure, and the uses of adjoining struc-
tures.
A floor plan of the entire floor on which the remodel is located.
A floor plan of the existing area under consideration prier to the
remodel taking place.
A floor plan reflecting the change that the remodel will cause.
The uses of the remodel area and the adjacent rooms must have
their use and square footage specifically identified (i.e.:
office, storage, conference, sales, reception, etc.).
X/ Cross sections indicating:
1. Height of wall.
2. Method of wall attachment - top and bottom.
3. Wall assembly showing materials used.

h. When the improvement requires changes in the water usage or sewer
requirements the Department of Public Works must be contacted for
meter sizing or special on -site sewage treatment.
Additional agencies:
a. Plumbing work may require permit and approval by:
King County Health Department (587 -2732)
b. Electrical work may require permit and approval by:
Washington State Division of Labor & Industries (872 -6012)
FIELD INSPECTION PROCEDURES AND REQUIREMENTS
1. Twenty -four (24) hours notice given before each inspection is desired.
2. Standard inspection stages are:
a. If demolition work is to occur, prior to the work starting.
b. When demolition has occurred, immediately thereafter prior to the
remodel work starting.
c. At the framing stage, prior to covering.
d. At the drywall stage, prior to taping.
After the finish material has been installed.
f. A check of the egress and occupancy standards.
g. Final inspections by the various agencies prior to the Building
Department being called for its final sign -off pursuant to
issuance of a Certificate of Occupancy.
3. Occupancy and /or use of the structure may not occur until the Building
Department does a final sign -off inspection, and issues a Certificate
of Occupancy.
STAFF AVAILABILITY
Because incomplete applications or plans do not offer the clarification needed,
they may be rejected and returned for completion and /or held until additional
information can be obtained. However, City staff are available via telephone or
at City Hall to answer questions you may have while planning the tenant improve-
ment. Many problems are headed off and a more expedient plan review process is
possible when these questions are answered prior to the application submittal.
