Addition to Tukwila, According to the Plat Thereof Recorded in Vol. 17
of Plat, Page 14, in King County, Washington
Dear Ms. Larson:
The Public Works Department has reviewed the site plan for the subject
development and requested this plan be revised and resubmitted per the
following comments:
1. Existing topography (1' or 2' intervals) and proposed topography shall
be provided, along with the elevation of the lowest floor elevations to
be served by sanitary and water storm drainage shall be included on the
site plan.
2. The edge-of the existing street pavement in 53rd Avenue shall be shown
on the existing site plan, including your proposed driveway extension
to the existing street pavement. At your proposed driveway, identify
the distance from the closest property line to the edge of the drive-
way.
3. A sanitary side sewer to the existing sewer main in 53rd Avenue South
shall be identified on the plan, including the following:
A. The invert elevation of the side sewer, coming out of the house.
B. The invert of the existing main at the point of connection and the
slope of the proposed side sewer (2% minimum slope is required).
Also, the type of material of the sewer line for the sanitary side
sewer that is proposed, and the type of bedding that is proposed
shall be shown on the plans. Cleanouts at all bends and tees
shall be identified on plans, along with a cleanout at the point
that this sanitary side sewer leaves the structure.
4. Identify the existing water main in 53rd Avenue South, along with the
location of the proposed water service connecting into the main. The
water meter shall be indicated in the public right-of-way adjacent to
the property line. Also, indicate the depth of cover and the type of
material that will be used for the 3/4" water service line.

5... The location of roof leaders and the slope of the parking and driveway
pad, including drainage to accommodate such, shall be shown, along with
storm service lines to a described ditch, culvert or underground piping
system in the public right -of -way shall be identified, including slopes,
type of pipe material and bedding material. If a storm drainage system
does not exist in 53rd Avenue South, the natural course is to another
point in the property, then a licensed civil engineer shall design the
necessary detention /percolation system that is appropriate for this
type of development, based on King County standards for 10 year storm
event.
Requested is this additional information be provided on a plan and six
copies of this plan be transmitted to my attention at Tukwila Public Works
Department, 6200 Southcenter Blvd., Tukwila, WA 98188.
