Dear Ms. Linton,
As you have requested I have reviewed the structural adequacy of the
foundation drawings for your addition. The addition consists of a two
story building adjacent to the existing one story building. The existing
building has a full basement below it while the addition is to have a crawl
space only.
The perimeter foundation walls of the addition are shown as having their
underside located at 18" below grade. Where these perimeter foundation
walls butt up against the existing basement foundation the underside of the
new wall footings should be extended down to the level of the underside of
the basement foundation. The perimeter wall should then be stepped up away
from the existing basement foundation at a slope of 1 vertical maximum to 2
horizontal.
The 4x12 supporting beams in the crawl space should be upgraded to *c12
Douglas Fir -Larch and they should also have additional footings below them.
Locate these new footings as follows: the first should be 6 feet from the
north wall and the second 12 feet from the north wall. This would result
in two footings for each beam. The underside of the footing 12 feet from
the north wall should be lowered so its underside is level with the
underside of the existing building foundation. A concrete pier should be
placed over this footing and extend upwards to 8" above the soil level in
the crawl space. These new interior footings should be 3' -0" square by 1'-
0" thick and have 3 #5's bottom in each direction. These footings location
will result in the 4x12 floor beams cantilevering over the southern most
column by about 2'- 0 ".
The new perimeter walls may be tied into the existing building basement
wall as shown on the drawings. If you have any questions regarding the
