The exterior wall insulating and finish system is a four-component system that is applied to exterior concrete or concrete masonry walls and walls of core - treated. water-resistant gypsum sheathing attached to steel studs. The four components consist of an adhesive. poly- styrene insulation board, woven -glass reinforcing and finish coat. Allowable wind loads up to 30 pounds per square foot are permitted on minimum' /•inch Type X. core - treated. water - resistant gypsum sheathing attached vertically to minimum No. 18 gauge steel studs spaced a maximum of 24 inches on center with No. 8 1'.4- inch- long. Materials: Adhesive or base coat: This consists of one part SM1 hasc coat to one part portland cement, with enough water for workability. The base coat also serves as an adhesive for the foam board to the substrate. The pot life is the same as regular mortar. insulation Board: An expanded polystyrene board with an average density of one pound per cubic foot, Class 1 flame spread and a smoke - density rating not exceeding 450. The board has a minimum thickness of inch. Reinforcing Fabric: A balanced open - weave glass -fiber fabric of twisted multiend strands placed approximately 'nb inch on center each way and having a weight of 4 ounces per square yard. The glass fiber is alkali resistant. Finish Coal: A proprietary mixture of acrylic polymer. special chemi- cals and graded sand. Gypsum Sheathing: Core treated. water- resistant gypsum sheathing board complying with U.B.C. Standard No. 47.10. C. Application: The substrate must be structurally sound, clean. dry and free of all material that may reduce bonding of the adhesive base coat. The insulation board is applied horizontally in running bond to vertical surfaces. beginning at the base from a permanent or base support. The SMI base and finish coats are applied and allowed to cure for at least 24 hours and until dry. The coating must not be applied if the ambient air temperature is expected to fall below 40'F during a 24 -hour period follow - ing its application. Adhering the foam board to the substrate requires u ribbon of the base coat approximately 2 inches wide by 1.4 to 't• inch thick. trowel applied to the entire perimeter of each hoard. Dabs or ribbons of the base coat, at the same or greater thickness. are applied to the interior board area approximately 8 inches on center. The foam board is installed by sliding it into place onto the substrate and then applying pressure over the entire surface to ensure uniform contact. The versatility of these systems has opened new vistas in design to builders and architects alike. Adhe- sives are sometimes expensive and impractical due to improper substrate surfaces, weather conditions and temperature variations. Now - New Wind -lock Mechanical Fastening System The new Wind -lock fastening system is fast, positive and versatile. Eliminate the limitation of adhesives on painted surfaces, use Wind -lock. Wind -lock can be fastened to any substrate: Wood panels or studs Steel studs, panels, channels or girts Unit masonry (brick /block) or poured concrete In the past only clean, unpainted masonry surfaces were suitable substrates for exterior insulation and finish systems. Wind -lock has considerably broadened the scope of such usage. Painted masonry surfaces (block, brick, stucco or concrete) can generally accept one of the fasteners which are designed for use with these materials. Painted or unpainted plywood, flake board and other wood sidings are now natural and permanent substrates. The use of adhesives on exterior grade gypsum no longer need be a concern. Wind -lock can be used alone or in conjunction with adhesives. Wind -lock is positive screw fastening.* Wind -lock is fast and easy to install. Steel and wood substrates utilize specially plated self - drilling screws; threaded anchors are used for masonry substrates. All Wind -lock screws are specially electro zinc plated and surface treated with yellow dichromate for extended corrosion resistance. With the Wind -lock mechanical fastening system, insulation is anchored to the framing and substrate members. No more delamination resulting from adhesive failures because of bad surface. Wind - lock's natural polypropylene color virtually eliminates potential problems resulting from ultraviolet absorption and the resulting temperature differential from fastener materials. The Wind -lock Plate The Wind -lock plate permits the finished surface to move and absorb impact without fastener breakout through the exterior finish since the fastener seat is recessed 3/8" below the surface. Sandler Associates 12828 Northup Way Bellevue, WA 98005 -1932 RE: Tukwila - DT &C Building We hereby submit the following specifications for: GROUNDS MAINTENANCE OF THE ABOVE ADDRESS 1. Mowing,trimming, and edging of established lawn areas to be performed weekly during the growing season and as needed during the fell and winter months to maintain a well trimmed and net appearance. 2. All established lawn areas to be fertilized 5 times yearly. Spring and fell applications include moss cure. 3. Weeds in all lawn areas to be sprayed once ann'uelly in April and selective spraying again in June and September. 4. All lawn areas will be treated with insecticide once in early spring to protect from Creyne fly or other lawn damaging insects. 5. All ground covers will be trimmed twice annually once between June and July.end again between January and February. 6. All flowering shrubs shall be pruned once yearly between June and July after blooms are spent. 7. All trees and evergreen shrubs will be selectively pruned once yearly to remove the dead and damage wood, improve the strength, and improve the appearance of the trees or shrubs. 6. All trees, shrubs, and ground covers will be trimmed es needed so as to not obstruct pathways, perking, or where may be deemed hazardous. A pre- emergent herbicide will be applied to all bed areas once yearly in early spring for maximum weed control. 10. Weeds in established bed areas will be treated with a post emergent herbicide and /or hand pulled for maximum control during regularly scheduled meintenence operations. 11. Weeds and grasses in cracks of walkways, curbs and asphalt will be treated with a contact herbicide, with scheduled maintenance visits. 12. Removal of leaves and debris from lawn and bed ereee will be done weekly as needed to maintain a neat and clean appearance. 13. Plant materiel which incur disease and /or insect infestation will be noted during regular maintenance operations and owners will be advised. (spraying to be done on time and materials basis.) 14. Walks and parking areas to be blown clean of 'ell debris generated by and in conjunction with regular maintenance operations. 15. All debris created by above services will be cleaned up and disposed of off premises. 16. Visits will be weekly March through November and twice monthly December through February. 17. South Sound. S.W., STE. 211 • TACOMA, WASHINGTON 98499 .• (206) 584 -5050 TERMS OF AGREEMENT page 3 of 4 This Landscape Maintenance Agreement ( "Agreement ") is mode and entered into this 12th day of February , by and between South Sound Landscape Services Inc., hereinafter referred to as ( "Contractor ") and 1 T & CPARTNERSHIP end hereinafter referred to as purchaser. Contractor agrees to provide maintenance services to 'Purchaser at DT &C Bui1dinst - 14400 Interurban Ave. in order to sustain the life and preserve the appearance of all trees, shrubs, lawns, and shrub beds and other vegetation. More specifically the contractor agrees to perform the services as previously stated on page one and two of this agreement. Contractor shall provide all labor and equipment needed for the performance of the services in accordance with the Agreement. However, any and all materials (i.e., chemicals, soils, sand, shrubs, tress, grasses, irrigation ports) end /or labor necessitated by events and occurrences beyond Contractors control and required to maintain, restore or upgrade the property and not specified in this agreement, may be provided at an additional fee. A11' such additional materiel and labor must first be agreed to by purchaser. In consideration of the services to be performed by Contractor, purchaser egress to pay monthly the sum es stated in this agreement. Payments will be due the 10th of each month following the month of service. This agreement shall commence on March 1, 1988 and continue through February 28, 19 91 Thie agreement may be cancelled by either party at any time provided 30 days writsn notice is given to the other party. Notwithstanding the for going, if during the term of this agreement, Purchaser becomes dissatisfied with the service rendered by Contractor, then Purchaser, within 3 days of performance of the work giving rise to complaint `u; may submit to Contractor written notification specifying the ;n.turs of dissatisfaction. If after a reasonable time, the complaint has not been resolved, Purchaser may terminate the agreement upon two weeks writsn notice. However, upon cancellation .of services by Purchaser, for dissatisfaction or otherwise, before this agreement comes to its term, Purchaser agrees to pay Contractor fifty (50 %) percent of the . yearly balance remaining when the number of months remaining to the term of this Agreement is equal to or greeter then four (4) and one hundred (100 %) percent when three or less months ere remaining.
