'r i, r 0•1 Subject: Plan Review Geotechnical Recommendations Lot 15, Silver View Tukwila, Washington Dear Ms. Bradshaw: E- 3473 -15 We have been retained by the THB Colorado Corporation to provide an opinion letter to your office as required in the SEPA conditions for the above - referenced project relative to construction on Lot 15 in Silver View. We have conducted a general site visit of the property, and have also reviewed the amended report and supplemental report prepared by GeoEngineers, Inc., dated, respectively, March 30, 1987 and June 1, 1987. These reports summarize geotechnical considerations for development in Silver View and include recommen- dations for foundation preparation, site drainage, and other issues that are typically addressed as part of a geotechnical analysis. We have also reviewed the undated plot plan by GSC Development Inc and house plans prepared by Alan Mascord, Designer, undated,and submitted by the owner of Lot 15. We understand that these plans will be submitted to the city for a Building Permit. Based upon this review, we have concluded that the geotechnical recommendations and limitations outlined in the referenced reports will be ap- plicable to this project, and if followed appropriately, should adequately address the construction requirements for the project. We recommend that footing drains be installed around all perimeter footings and tightlined to storm sewer facilities. We also recommend that footings be placed on medium dense sand, dense glacially consolidated soils or structural fill in accordance with the referenced report recommendations. Any fills placed on site should also be placed in accordance with the referenced report recommenda- tions. In order to verify that the site conditions are as anticipated in the referenced geotechnical reports, we recommend that Earth Consultants, Inc. We have conducted a general site visit of the property, and have also reviewed the amended report and supplemental report prepared by GeoEngineers, Inc., dated, respectively, March 30, 1987 and June 1, 1987. These reports summarize geotechnical considerations for development in Silver View and include recommen- dations for foundation preparation, site drainage, and other issues that are typically addressed as part of a geotechnical analysis. We have also reviewed the plot plan and house plans prepared by Crane Associates dated September 11,1987 and submitted by the owner of Lot 7. We understand that these plans will be submitted to the city for a building permit. Based upon this review, we have concluded that the geotechnical recommendations and limitations outlined in the referenced reports will be applicable to this project, and if followed appropriately, should adequately address the construction requirements for the project. We recommend that footing drains be installed around all perimeter footings and tight -lined to storm sewer facilities. The drains should be constructed with the pipe invert at the bottom of the footing. The footings should be placed on medium dense sand, dense glacially consolidated soils or structural fill in accordance with the referenced report recommendations. In order to verify that the site conditions are as anticipated in the referenced geotechnical reports, we recommend that Earth Consultants, Inc.
