THE FOLLOWING COMMENTS APPLY TO AND BECOME PART OF THE APPROVED PLANS
UNDER TUKWILA BUILDING PERMIT NUMBER
1. No changes will be made to plans unless approved by Architect and
Tukwila Building Department.
Plumbing permit to be obtained through King County Health Department
and plumbing will be inspected by that agency (including all gas
piping).
Electrical work to be inspected by State Electrical Inspectors and
all required electrical permits obtained through that agency.
All mechanical work to be under separate permit.
All permits to be posted at job site prior to start of any
construction.
6. When Special Inspection is required either the owner, architect or
engineer shall notify the Tukwila Building Department of the
appointment of the inspection agencies prior to the first building
inspection. Copies of all special inspection reports shall be
submitted to the Building Department in a timely manner. Reports
shall contain address and permit number of the project being
inspected.
7. All structural concrete to be special inspected. (Sec. 306, UBC)
8. All structural welding to be done by W.A.B.O. certified welder and
special inspected. (Sec. 306, UBC)
9. All high- strength bolting to be special inspected. (Sec. 306, UBC)
(7.1-9 Any new ceiling grid and light fixture installation to meet lateral
bracing requirements for Seismic Zone 3.
Partition walls attached to ceiling grid must be laterally braced if
over eight (8) feet in length.
12. Readily accessible access to roof mounted equipment required.
13. Engineered truss drawings and calculations shall be on site and
available to Building Inspector for inspection purposes.
Any exposed insulation backing material to have Flame Spread Rating
of 25 or less.
15. Subgrade preparation including drainage, excavation, compaction, and
fill requirements shall conform strictly with recommendations given
in the soils report or as directed by the soils engineer.
16. Statement from roofing contractor verifying fire retardancy of roof
will be required prior to final (see attached letter).
All construction to be done in conformance with approved plans and
requirements of the Uniform Building Code (1985 Edition), Uniform
Mechanical Code (1985 Edition), Washington State Energy Code (1986
Edition), and Washington State Regulations for Barrier Free
Facilities (1986 Edition).

The attached set of building plans have been reviewed by
The Fire Prevention Bureau and are acceptable with the
following concerns:
1. Maintain fire extinguisher coverage throughout.
2. Exit hardware and marking must meet the requirements'
of Uniform Fire Code Sections 12.104 & 12.114.
.Exit doors shall be openabie from the inside without
the use of a key or any special 'knowiedge or effort.
(UFC 12.1.04b).
Exits shall be illuminated at any time the building is
occupied. An 'emergency system. shall automatically
provide exit illumination upon failure of the main
power supply. (UFC 12.113a)
3. Maintain sprinkler protection for all enclosed. areas.
(NFPA 13, 4- 1.1.1)
All modifications to sprinkler systems shall have the
.written approval of the Washington Surveying & Rating
Bureau, Factory Mutual Engineering or Industrial Risk
Insurers, then by the Tukwila. Fire Department. No
sprinkler work shall commence without approved
drawings. (City Ordinance #1141. & NFPA 13,.1 -9.1)

1. CONCRETE
1.1 New floor structure shall be concrete, Portland
Cement, ASTM specifications C 15064, Type 1 or equivalent. The
applicable sections of the "Building Code Requirements for
Reinforced Concrete" of the American Concrete Institute
ACI- 318 -71 are included as part of these requirements. Working
stress for all concrete shall be 3000 p.s.i. at 28 days. At the
'option of the Tenant, test cylinders may be called for. The cost
of such cylinders and testing shall be borne by the Tenant unless
the tests indicate the concrete is below required strength.
1.2 All exposed concrete floors shall be sealed with two
coats of Huntington Laboratories concrete sealer.
1.3 Where concrete floor slab is existing, the contractor
shall patch, level and repair as required to receive finished
floating as specified herein (see special requirements under 4.
FINISHES).
1.4 The contractor shall provide a 10'x12' (inside clear
dimensions) concrete pad in the parking lot area to hold a large
dumpster. Specific location (not to be more than 50' from rear
receiving door) shall be as shown on the site plan. The pad
shall be screened on three sides by a masonry screen wall
compatible with the building exterior. The fourth side shall be
a heavy duty chain link fence gate frame and hardware with cedar
slats.
If the dumpster pad is in an asphalt parking lot, a
12'x16' concrete truck pad shall be added.
2. ROOF DECK
2.1 In the retail area, the preferred "ceiling" configura-
tion is open to structure with exposed beam and bar joists. The
bottom of the bar joists should be a minimum of 12' A.F.F. and a
maximum of 16' A.F.F. The roof shall have a minimum thermal
resistivity (R value) of 11. If local building codes or ordi-
nances require greater thermal resistivity, these local codes and
ordinances shall prevail.
2.2 If an R value of 11 is not present in the existing roof
construction, composite R value of 11 shall be achieved by
installation of a 2'x4' acoustical tile lay -in ceiling with
fiberglass batts installed at the roof deck. The installation of
the ceiling grid, insulation batts, and acoustical tile shall be
confined to the highest 4 inches of open space immediately
adjacent to the roof deck. Joists and other structural members
shall protrude beneath this "ceiling ". In this application, the
acoustical tile functions as a support for the necessary
insulation material rather than as a decorative and /or concealing
feature.
2.3 The ceiling shall be defined as all of the building
Volume above the top 1 x 3 fir strip detailed on the plan sheet
and includes roof deck, insulation, structural members,
electrical conduit and junction boxes, flexible conduit runouts,
HVAC ductwork, grid syrtem, roof drain and other plumbing lines,
spree-skier pipes, hanger rods, brackets and clevises. Tii15
"ceiling" configuration shall be painted per the finish schedule.
2.4 The office and iestrooms shall have a 2'x4' lay in
ceiling comprised of T -bar grid and white acoustical ceiling
tiles. The ceiling height shall be 7' -6 ". The office and
toilets shall be decked with a 2" x 6" Denseseaeaturetiele wood
joists on 16 "- centers with top of joist 8' -6" A.F.F. The joists
shall be covered with 3/4" C/D grade esiewesombesedgbie plywood. If
the local codes and ordinances disallow the use of nerve
ilaele wood, this deck shall be constructed of metal joists
and decking.
3. DOORS AND WINDOWS
3.1 Storefront entrance shall consist of two 12) 3' -0"
aluminum frame doors with tempered clear glass and shall be
equipped with cylinder lock, concealed overhead closer, door hold
device, mail slot, and push /pull bars. Doors shall open cutward
only. If the stockroom exterior door is not acceptable as a
second fire exit, a single 3' -0" aluminum frame door with
tempered clear glass shall be installed in a suitable location in
the window area, or a single 3' -0" metal door in a suitable
-location in the wall area. This door shall be equipped with
panic hardware including alarm and signage as listed in the door
schedule.
3.2 Tne stockroom exterior door shall be a 4' -0" hollow
metal fire rated door with non-removable hinge pins and panic
hardware including alarm and. signage as described in the c'oor
schedule. Delivery buzzer and peep hole shall be provided. A
security slide bar furnished by Pier 1 Imports shall be installed
by the contractor.
3.3 Interior doors shall be wood doors as listed in the
door schedule. Utility hardware shall be as listed on the door
schedule.
3.4 The stockroom /sales area door shall be two (2) 2'-0"
.solid core doors with double action hinges as listed in the door
schedule. These doors shall include sight window and crash panel
as detailed.
3.5 Storefront windows shall be 1 /4" thick, clear,
tempered glass installed with vinyl glazing strips. Windows
shall be a minimum of 6' -0" wide by 10' -0" high. Storefront
mullions, door frames and accessories shall be dark bronze
anodized aluminum.
4. FLOORS
4.1 Office and toilet room floor covering shall be 12" x
12 "x3/32" vinyl composition tile installed over finished concrete
floor and trimmed with 4" vinyl cove base. See finish schedule
for colors and style.
4.2 The sales area floor covering is extremely critical.
The floor covering is to be 12 "x12 "x1 /8" vinyl tile. The tile is
a no substitute item. Contact Pier 1 Imports, Real Estate -
Construction (817) 878 -8000 to obtain vendor information.
4.3 All vinyl composition tile flooring shall be installed
with clear mastic. The use of "cutback" or other black mastic is
prohibited. After thorough cleaning of all tile with mild soap
and damp mop 1do not flood floor). and when the floor is
thoroughly dry, apply three (3) coats of Johnson's Pronto Wax
;follow product directions), letting each coat dry thoroughly
prior to applying the next coat. Polish the floor with a high
RPM buffing machine prior to the application of the first wax
coat and after application of each wax coat.
4.4 The stockroom floor shall have a smooth finish sealed
with cleat, glossy sealer and trimmed with a 1" x 4" wood
baseboard painted to match wall.
GENERAL REQUIREMENTS
FOR PIER 1 IMPORTS TENANT FINISHOUT
5. WALLS
5.1 All partition and interior walls shall be framed with
3 -5/8" metal or 2 "x4" t 2 t d wood studs, 16" cn center.
Walls shall extend ful) height to roof deck or mezzanine floor.
Partitions and walls shall be. constructed of 5/8" thick
"firecode" .(Type X) gypsum board, U.S. Gypsum or equal, both
sides.
5.2 All gypsum board walls shall have cracks, depressions,
and joints filled, taped, and bedded to provide a smooth overall
surface. Apply a uniform medium texture to all walls using a
3/8" nap roller before painting. Apply one sealer coat and two
coats of specified paint. All walls shall be painted as listed
on the finish schedule.
5.3 Sales area walls shall be painted to the top of the
higher 1 "x3" fir strip. This strip shall be painted to match the
wall and shall define the break between wall color and ceiling
color.
5.4 'If adjacent lease spaces are unoccupied and without
secure storefront at time of acceptance of finishout of this
space, demising walls shall be "armored" with 16 gauge metal for
security.
6. FINISHES
6.1 Paint and stain shall be "Sherwin - Williams" applied as
recommenced by manufacturer. Colors are listed on the finish
schedule. All painted or stained surfaces shall be prepared
according to the paint manufacturer's directions.
6.2 Apply a minimum of two coats of paint over all sur-
faces. Wood or metal trim adjacent to painted walls shall
receive one coat of primer and a minimum of two coats of
semi -gloss enamel. Doors and trim shall be painted the same
color as adjacent walls. Walls shall be painted with latex base
paint.
7. SPECIALTIES
7.1 Provide six (6) 10 lb A.B.C. type portable fire
extinguisher. Fire extinguisher to be furnished with mounting
brackets. The exact location of these devices will be determined
by the local Fire Marshall at the time of final inspection for
Certificate of Occupancy. Contractor to install as directed by
the local Fire Marshall.
7.2 An Architectural element is to be assembled of
electrical metallic tubing (EMT) and installed above the track
lighting system. Contractor to furnish EMT, caddy clips, and
hangers required to assemble this element. See detail on
drawings for assembly instructions. The assembly is to be
suspended with the bottom resting on the upper 1 "x3' fir strip
and shall be painted to'match ceiling. This "assembly" shall be
suspended from the same hanger rods as the track lighting system.
7.3 All signs required shall be furnished and installed
by agent of Pier 1 Imports. Exterior weatherproof junction boxes
with power circuits terminated within shall be installed by
electrical contractor at locations shown on drawings. See
ELECTRICAL section for electrical requirements.
7.4 In each toilet room furnish and install one (1)
18 "x24 "x1 /4" plate glass mirror, one (1) satin aluminum, single
roll, toilet paper dispenser, "Bobrick" No. 273 or equal, one (1)
paper towel dispenser "Accessory Specialties" No. 0210 or equal.
Dispenser to be surface mounted 11 -1/2 "x14 "- 1/2 "x4 ".
7.5 Furnish and install handicap grab bars as requtred by
local and national codes.
7.6 Retail merchandising equipment, store fixtures,
displays, shelving, furnishings and cash stands shall be fur-
nished and installed by Pier 1 Imports. Electrical wiring and
communication wiring shall be installed by the electrical
contractor. Initial termination point is to be in junction boxes
mounted in the ceiling above the approximate location of the cash
stand.
Exact location of the cash stand (within 30' of the ",3" box) will
not be defined until store fixturing is complete. At that time
the contractor shall return to install the tele -power pole and
install power wiring provided by electrical contractor and
communication cables provided by Pier 1 Imports, Inc. See cash
stand detail for field installed interior wiring. Exposed
flexible conduit installed at this time.sh71) be painted to match
ceiling.
7.7 A driveway and parking area shall be provided at the
rear receiving door to allow easy drive up access for a tractor
with 48' trailer.
8. MECHANICAL
8.1 Furnish and install a complete and operable heating
and air conditioning system of sufficient capacity to maintain a
year round space temperature of 75 degrees fahrenheit at ambient
design temperatures listed in the 1% occurrence column of the
ASHR4E Fundamentals Guide. Equipment sizing and design
parameters shall be modified to conform to local codes and
ordinances. Copies of such codes and ordinances shall be
provided to Pier 1 Imports in support of said parameter
modifications. Heating and cooling load calculations and duct
design as required by the permit granting authority shall be
produced by the Contractor, Architect, or their Engineer.
Attention is called to the high lighting levels, The
stockroom /office /toilet area shall be on a separate unit from the
sales area. Copies of completed warranty registration documents,
operation and parts manuals, maintenance procedures and air
balance report shall be provided to Pier 1 Imports.
8.2 The HVAC equipment shall be air cooled, direct
expansion packaged rooftop or split systems with natural gas or
electric resistance heating. Individual metering of utilities is
a requirement of lease documentation.
8.3 The condensing section of the HVAC equipment shall
include condenser coil guard, apti- shortcycle timer, crankcase
heater, 30 degree low ambient head pressure control or economizer
cycle, manual reset high and low pressure safeties and 5 year
compressor warranty.
8.4 Packaged units shall be furnished with manufacturer's
insulated mounting curb. Roof penetrations in existing
structures shall be performed by the original eoefing contractor.
8.5 Air handling section shall have forward curved fan,
direct expansion coil with thermal expansion valve, filter
section with 30♦ efficiency, 2" thick, pleated media filters and
gas fired or electric resistance heating section.
The Landlord or contractor, in accordance with the
provisions set forth in these Lease Finish Requirements, shall
provide all materials, equipment, labor and supervision required
to complete all work described herein in a good and workmanlike
manner.
Prior to acceptance of the completed work, Pier 1 imports
shall be furnished with a Certificate of Occupancy or the
equivalent from, the governmental agency or agencies having
jurisdiction, square footage certification, equipment warranties
and air balance report.
Wherever items are required to be Submitted to Pier 1
Imports for approval, such approval shall be obtained from Pier 1
Imports or it's authorized agent and verified in writing.
8.E Firestats or smoke detectors as required by code
shall be furnished and installed by this contractor. Wiring
shall be done by the electrical contractor.
8.7 Gas heating sections shall he power vented with
automatic, intermittent electric spark ignition. Burners and
heat exchanger shall both be stainless steel with 5 year
non - prorated warranty.
8.8. Electrical heating sections shall have highest grade
80 -20 t1iChrome elements supported on lava 'or ceramic insulators,
three 13) stage protection (auto- reset, manual reset, fusible
link) and UL listed quiet operating contactors rated for 100;000
cycles.
8:9 Thermostats shall be programmable devices equal to
Honeywell T808581002 mounted on 068281045 sup -base and protected
by opaque lockable covers. Provide wiring diagram to electrical
contractor for installation of thermostats.
8.10 Air distribution ductwork shall be factory
manufactured, medium pressure, spiral duct as typified by the
products of United Magill. Low pressure "snap lock" or
"stovepipe" ductwork will not be accepted. Plenum connections to
air handing units and the first 8 feet of duct run shalt be
rectangular galvanized metal lined with 1 ", 211 density
insulation. Rectangular ductwork shall be constructed in
accordance with SMACtrA standards. Diffusers shall be double
deflection with integral balancing damper. Diffusers shall be
sidewall style mounted on ductwork. Horizontally' mounted
diffusers and flexible duct shall not be used in the sales area
but may be used in office and toilet rooms. Duct work and
diffusers shall be painted to match the ceiling.
8.'11 After start -up of equipment, the air distribution
system shall be balanced in accordance with SMACNA standards and
procedures. A signed copy of the balance 'report will be
delivered to Pier 1 Imports at acceptance of the premises.
8.12 Toilet rooms shall'have 1 cfm /sg. -ft. exhaust rate
achieved by powered fans ducted through the roof and terminated
with a "bridert" captor with duct and powered robf ventilator.
8.13 Plumbing fixtures . shall include : water closets,
lavatories, mop sink, electric water cooler, and electric water
heater as listed on the plumbing fixture schedule. Water heater
shall be mounted above toilet rooms on auxiliary drain pan.
Auxiliary drain pan and pressure /temperature relief valve may be
connected to common drain line routed to open sight drain or
floor drain.
9. ELECTRICAL
9.1 Furnish and install a complete and operable
electrical system including connections to power source,
transformer where required, distribution . panels, circuit
breakers, conduit, wire, switches and devices necessary to
provide circuitry for requirements shown on the drawings.
Furnish and install the track lighting system shown schematically
on the drawings. The track lighting is a no substitute item.
Contact Pier 1 Imports, Real Estate - Construction (817) 878 -8000
to obtain vendor information. .
9.2 Load calculations, equipment siting and riser
diagrams as required by the permit granting authority shall be
produced by the Contractor, Architect or their Engineer.
9.3 All HVAC power, control, and interlock wiring,
including required firestats and smoke detectors furnished and
installed by the mechanical contractor, shall be wired by the
electrical contractor. Thermostats shall be mounted 6' -0" A.F.F.
on columns in the sales area. No open wall space is available
for thermostat location.
9.4 Electrical distribution panels shall be located in
the stockroom and shall have a typewritten directory on the
inside of the paneliioor. A separate circuit shall be provided
for each 20 Moot 'section of track lighting system. Circuits
serving track lighting (except sections parallel to and one foot
from windows) shall be energized by one or more contactor
controlled by a wall switch located adjacent to the stock /sales
door on the stockroom side.
9.5 Duplex receptacles in sales area shall be installed
18" A.F.F. Receptacles at display windows and at each side of
front entrance are critical. Store front mullion duplex
receptacles shall be Pass L'Seymour, Inc. catalog 111433 (2 (two)
per mullion) enclosed with catalog 1STK -42 -4 stainless steel
wallplate.
9.6 Track lighting parallel to display windows shall be
controlled by a time clock. Clock shall be 24 hour dial, skip -a-
day, Intermatic Model $T103 or equal. Installation shall include
necessary contactors; relays and other devices. Circuit for time
clock motor power shall be identified for uninterrupted service.
9.7 Wiring between junction box and lighting track shall
be in rigid or flexible conduit. Exposed wire or cable is not
acceptable. .
9.8 Security light fixtures in sales area shall be on the
opposite acting contacts of the time clock controlling the window
track lighting. Secerity•light fixture in. Stockroom shall be
wired on the same circuit as the other fixtures in the stockroom
but AHEAD of the wall switch.
9.9 Exit -signs where indicated or required by applicable
code or local authority shall be furnished and installed by the
electrical contractor. Exit signs shall be Graybar model
GMM -120X or equal.
9.10 Furnish and .install a front door chime. Chime
(Receiver) shall be OPTEx - ARC -IFE with two year battery.
Transmitter (Motion Detector) shall be OPTZX 1TleIFE with two
year battery. Transmitter shall be located directly above the
center of the main entry doors. Chime shall be located above the
double stockroom /Sales doers on the sales side.
9.11 Furnish and install a delivery door bell or buzzer.
The device shall be mounted on the stockroom side of the
sales /stockroom wall above the double doors and shall be audible
in the sales area. Bell shall be energized by a weatherproof
pushbutton installed outside adjacent to the rear delivery door
at 6' -0" above grade.
9.12 Furnish and install a 2'x2'x3/4" plywood telephone
board on stockroom side of office wall as shown on the drawings.
The board shall be painted to match the wall and shall be mounted
with the top edge 6' A.F.F. A 3/4" conduit with pull string
shall be installed from telephone board to wall mounted outlet in
office.
A 1" conduit with pull string shall be installed between the
telephone board and a "J" box located at the ceiling near the
planned location of the cash stand.
9.13 A 20 amp dedicated circuit with true ground shall be
installed for power to the electronic point of sale equipment.
Receptacle for the modem and for the cash registers shall be
Hubbell 1G5262 orange duplex, receptacle and duplex face plate.
The modem receptacle is located in the stockroom area (refer to
the electrical outlet plan for location). A second 20 amp
circuit shall be installed at the cash stand terminating in two
duplex surface mounted receptacles.
9.14 Ftirnish and install a Wiremold 30TP2 tele -power pole
at the cash stand. The cash stand' will arrive after substantial
completion of construction and acceptance by Pier 1 Imports. A
return trip by the electrical contractor will be required for
connections at cash stand. At that time the electrical
contractor shall pull the communication wire furnished by Pier 1
Imports through the 1" conduit originating at the telephone
board. final connection of data and communication cables will be
by others. •
9.15 Furnish and install battery powered continuous charge
emergency light units as required by, code and local authority.
Units shall be U.L. labeled and shall provide instantaneous
emergency lighting automatically upon failure of normal
electrical power. Emergency lights shall be EXCIDE model number
G60- 12- 2- 12V -WM mounted above 12' A.F.F.
9.16 Furnish and install a weatherproof light fixture above
the exterior of the stockroom door. See light fixture schedule
for manufacturer and model.
9.17 All identification and logo signage required shall be
furnished by Pier 1 Imports. The electrical Contractor shall
install wiring from distribution panel to junction box shown on
drawings. This dedicated circuit shall be controlled by a time
clock. Clock shall be Intermatic Model T103 or equal with 24
hour dial, skip -a -day feature. Final connection of
identification and logo signs shall be included in the sign
supplier's scope of work, Power wiring to pylon sign location
shall be done by the electrical contractor.
