Dear Sir: The attached set of building plans have been reviewed by The Fire Prevention Bureau and are acceptable with the following concerns: 1. The total number of fire extinguishers required for your establishment is calculated at one extinguisher for each 3000 sq. ft. of area. The extinguisher(s) should be of the "All Purpose" (2A, 10 B:C) dry chemical type. Travel distance to any fire extinguisher must be 75' or less. (NFPA 10, 3 -1.1) (UFC 10.301b) Extinguishers shall be installed on the hangers or in the brackets supplied, mounted in cabinents, or set on shelves (NFPA 10, 1 -6.6), and shall be installed so that the top of the extinguisher is not more than 5 ft. above the floor. (NFPA 10, 1 -6.6) (UFC 10.301) Extinguishers shall be located so as to be in plain view (if at all possible), or if not in plain view, they shall be identified with a sign stating, "Fire Extinguisher," with an arrow pointing to the unit. This Contractor shall familiarize himself with these provisions and adhere to these requirements. Contractor shall coordinate his work with other trades and Tenant prior to installation. Related Documents This Contractor is referred to the Architectural eel Electrical Pans and Specifications. Such Plans and Specifications are a part of the Contract Documents. Contractors shall visit the site and familiarize themselves with all conditions surrounding the work. If any of the conditions require a modification of the systems indicated by these Plans and Specifications, the Contractor shall advise the Engineer of the required modifications and, if approved by the Engineer, include the cost of such modifications in his bid, Modifications to Plans and Specifications Throughout the course of the work, minor changes and adjustments to Plans and Specifications may be requested by the Tenant. The Contractor shall make such adjustments without additional cost to the Tenant, where such adjustments are necessary for the proper installation and operation and within the intent of the Contract Documents. It is the intent of the Plans and Specifications to form a guide for a complete installation. Everything necessary for the completion and successful operation of the work, whether or not herein definitely specified or indicated on the drawings shall be furnished and installed as well and as faithfully as if so specified or indicated without additional cost to the Tenant. The Mechanical Contractor shall verify all dimensions and lengths prior to installation. If any errors, discrepancies or omissions appear in the Drawings, Specifications or other Contract Documents, the Contractor shall notify the Engineer in writing of such error or omission. In the event of the Contractor failing to give such notice before construction and /or fabrication of the work, he will be held responsible for the results of any such errors, discrepancies or omissions and the cost of rectifying same. Code Compliance Contractor shall comply with the requirements of all State and local codes regulating this work. Permits, Fees, Licenses This Contractor shall pay all fees and related charges for permits, licenses, etc., required for installation of the mechanical systems. Equipment Substitution This Contractor shalt reimburse the Electrical Contractor, without any charge to Tenant, any costs the Electrical Contractor incurs due to this Contractor's substitution of mechanical equipment having different electrical service requirements than the specified equipment. Shop Drawings This Contractor shall provide the Engineer with a minumurn of five certified copies of all shop and equipment drawings for his approval, two of which shall be retained by the Engineer, and the remaining being returned to the Contractor. Drawings shall be submitted before start of construction. Failure of compliance with this paragraph will result in withholding of final payment. Warranty The Mechanical Contractor shall provide a written warranty that the entire installation is free from defects in materials and workmanship for a period of one year, except that air conditioning compressors shall be warranted for five (5) years and gas fired heat exchangers shall be warranted for ten (10) years. BASIC MATERIALS AND METHODS All workmanship and materials shall be of the highest quality in every respect. All materials and equipment shall be new, of the latest design and free of defects. Design all piping and ductwork to present a neat and orderly appearance. Run all lines parallel with building walls and construction. Keep piping and ductwork free from contact with structure or equipment to prevent noise transmission, allowing clearance for expansion and contraction. Provide access doors or panels for all valves, clearrouts, dampers, controls, devices, etc. Provide vibration isolation devices for all moving machinery. Provide flexible connections to all moving machinery. Air Distribution System The air distribution system shall be fabricated as recommended edition of the SMACNA low velocity duct manual and installed HVAC plan. Contractor shall be responsible for furnishing dampers, transitions and connections to air terminals necessary operating system. Diffusers, Grilles and Registers Furnish and install Krueger, Titus, Tuttle and Bailey, or approved equal, diffusers, grilles and registers as shown and specified. in the latest where shown on all required for a complete System Balance The Contractor shall accurately balance air system and submit two copies of balance report to the Engineer for his approval. This must be submitted prior to final payment from Tenant. Insulation Insulation shall be required on all surfaces to retard undesirable heat transfer and prevent condensation. Insulation shall be applied to pipe lines and equipment only after they have been tested, inspected and all surfaces thoroughly cleaned of alt moisture, foreign material, grease and rust. Insulation shall be continuous through walls, floors, partitions, sleeves, etc., except where otherwise indicated or specified. All adhesives, sealers and coatings shall be non - combustible. Provide insulation for hot and cold water piping, supply air and return air sheet metal ductwork. Pipe insulation shall be 1" thick glass fiber, sectional pipe insulation with all - service vapor barrier jacket. This Contractor shall also refer to the Architectural, Structural, and Mechanical Plans and Speclflcations, which are Contract Documents. Bidders shalt visit the site and familiarize themselves with all conditions surrounding the work prior to submitting their bid. Requirements All work shall meet the current National Electrical Code or applicable local electrical code, all other applicable codes, all utility requirements, and all Landlord requirements as to construction and insurance. This Contractor shall procure and pay for all required permits and utility service charges. Guarantee This Contractor shall unconditionally guarantee all work under this Contract to be free from defects in workmanship and materials for a period of one year from the date of final acceptance of the work by the Tenant. Contractor shall rake good all such faulty items identified to him during this period without cost to Tenant. Plans and Specifications It is the intent of the Plans and Specifications to provide for a complete installation. Everything necessary for the completion and successful operation of the work, wlhether or not herein definitely specified or indicated, shall be furnished and installed as if so specified or indicated w::hout additional cost to the Tenant. The drawings are diagrammatic and not intended to show exact locations unless dimensioned. This Contractor shall verify all dimensions and lengths, and shall adjust his equipment and raceway locations to avoid conflicts with other construction or equipment. If any errors, discrepancies or emissions appear in the Plans, Specifications or other Contract Documents, the Contractor shall notify the Engineer, or, falling to do so before construction and /or fabrication of the work, shall be held responsible for the results of any such errors, discrepancies or omissions and the cost of rectifying same. Minor adjustments to the Plans and Specifications, including equipment voltage requirements and outlet locations, may be requested by the Tenant during the project. Contractor shall crake such adjustments without additional cost to the Tenant, where such adjustments are necessary to the proper installation and operation and within the intent of the Contract Documents. Installation All electrical work shown and required shall be by the Tenant's Electrical Contractor, unless otherwise stated, who shall furnish and install all minor" items obviously and reasonably necessary for the completion of the work, and make final connections. All cutting and patching of existing conditions required for the work of this Contract shall be by this Contractor. All temporary wiring shall be furnished, installed and removed by this Contractor. Lighting Fixtures Recessed incandescent fixtures shall be connected by means of flexible conduit and 150 degree centigrade wire run to a branch circuit outlet box independent of the fixture. See Light Fixture Schedule for additional information. Wiring Devices Wiring devices shall be specificafion grade, ivory color, side- wired, 20 amp, Hubbell: 1221 series Switches, 5362 series Receptacles; or equal products of Leviton, Slater, Sierra, or Arrow -Hart. Isolated ground outlets shall be Hubbell No. IG -5362. Plates shall be smooth white color plastic. GFI /Vie Receptacle for rooftop use shall be Square D CFSR- 120 -IC duplex receptacle with weatherproof box and cover. Walt outlet boxes shall be knockout type, except cast waterproof type shall be used in wet locations. Floor boxes shall be cast iron, fully- adjustable, with brass cover plate, brass carpet flange and flush fittings, Hubbell, Thomas (Sc Betts, or equal. Roll-up grille switches furnished by Others shall be installed and connected by this Contractor. Install switches at 48" A.F.F. and receptacles at 12" A.F.F., unless noted otherwise. Multi- Outlet Assembly Multi- outlet assembly (plug-mold) shall be Wiremold Series 2000, or approved equal, 2 circuit, 3 wire, grounding type with outlets 12" on center, wired alternately on 2 circuits. Conduit and Wire All wiring shall be installed in steel conduit unless otherwise indicated or specified. Conduit shall be EMT, except all conduit in concrete slab or masonry construction or exposed to wteather shall be 3/4" minimum galvanized INC, and short final connections to mechanical equipment, iighting fixtures, and transformers shall be R1rC (or LTFMC if in a wet location). Conduit shall be concealed in all finished areas of the space. Fittings shalt be setscrew or compression type as appropriate, except fittings for WC shall be threaded waterproof with anti -seize compound. Conduit shall not be run through or attached to HVAC ducts. All wire shall be copper, Type THW, 'THHN, or as noted, No. 12 AVIG minimum, or as shown. Electrical Equipment All equipment shall be new, UL listed, Commercial grade, and weatherproof if exposed to weather. This Contractor shall order equipment within ten days of receipt of Contract and submit copies to Engineer of all equipment purchase orders to verify timely ordering of specified equipment. Substitutions after this date will not be approved due to lack of placement of order. This Contractor shall provide the Engineer with a minimum of five certified copies of all shop and equipmint drawings for his approval, two of which shall be retained by the Engineer, the remaining being returned to the Contractor. Unless otherwise indicated on Plans: Branch circuit breakers shall be bolt -on, 10,000 AIC for 120/208 volt, center trip. Single pole breakers shall be S4D rated.
