Dear Jack: Per our previous conversations concerning required on -site parking, we offer the following solution. Based on the City of Tukwila parking standards which require one stall for every 400 SF of office area and ' one stall for every 1000 SF of warehouse and /or manufacturing area, please refer to the drawings for the area calculations and parking requirements. Per our calculations, we feel that 24 stalls are required. In our conversation on February 17, 1988, we discussed the use of the existing dead -end cul -de -sac being allowed for off -site maneuvering area for cars and trucks as long as the parking stalls were within the property lines. Per our site plan drawing, we have located 20 of the 24 required stalls on -site, with six (6) of these stalls needing the cul -de -sac for maneuvering area. The last four (4) required stalls are to be leased across the street from the Sabey Corporation (see lease attached). Occ tcl • CITY OF TUKWILA Building Division 6200 Southcenter Boulevard Tukwila, Washington 98188 (206) 433 -1849 TENANT IMPROVEMENT REQUIREMENTS CHANGING THE USE A BUILDING The Uniform Building Code classifies buildings by the type of "occupancy" or use. There are many classifications, but they all fall into seven general cate- gories: 1) Assembly 2) Business 3) Educational 4) Hazardous 5) Institutional 6) Residential 7) Miscellaneous In all commercial buildings the Code requires that a Certificate of Occupancy be issued before the building is used or occupied. A change in the use of a building may require that a new Certificate of Occupancy be issued. Some changes may cause the building to be upgraded to comply with the requirements of the Code for that occupancy. Consequently, where the use of a structure changes, the type of occupancy may change, and a new Certificate of Occupancy may be required. NOTE: The Building Code requires the Certificate of Occupancy to be posted permanently within any new or remodeled structure. PROCEDURE FOR PERMIT The following are the submittal requirements in order to obtain both the Building Permit and Certificate of Occupancy. 1. A completed City Application Form with all spaces filled. 2. Two (2) complete sets of plans drawn to scale upon substantial paper ( #" = 1' or 1/8" = 1' are the most common scales). 3. Each set of plans shall include the following information: a. A site plan indicating location of entire structure or plat with the existing and proposed parking layout, encompassing all sidewalks and landscaping. b. A key plan indicating where the area to be remodeled is in rela- tion to the entire structure, and the uses of adjoining struc- tures. c. A floor plan of the entire floor on which the remodel is located. d. A floor plan of the existing area under consideration prior to the remodel taking place. e. A floor plan reflecting the change that the remodel will cause. f. The uses of the remodel area and the adjacent rooms must have their use and square footage specifically identified (i.e.: office, storage, conference, sales, reception, etc.). g. Cross sections indicating: 1. Height of wall. 2. Method of wall attachment - top and bottom. 3. Wall assembly showing materials used.
