1. No changes will be made to plans unless approved by Architect and
Tukwila Building Department.
2. Plumbing permit to be obtained through King County Health Department and
plumbing will be inspected by the agency (including all gas piping).
3. Electrical work to be inspected by State Electrical Inspectors and all
required electrical permits obtained through that agency.
4. All mechanical work to be under separate permit.
▪ All permits to be posted at job site prior to start of any construction.
• Engineered truss drawings and calculations shall be on site and
available to Building Inspector for inspection purposes.
�. All construction to be done in conformance with approved plans and
requirements of the Uniform Building Code (1985 Edition), and Washington
State Energy Code (1986 Edition).

Wood Framing Notes
1. Minimum nailing requirements: unless otherwise noted. minimum nailing shall be in accordance with table 25-Qof the uni-
form building code.
2. At sawn timber joist areas: provide cross - bridging at 8' -0" o c maximum spacing and solid blocking at bearing points Pro-
vide double joists each side of openings unless detailed otherwise. Provide double joists under all partitions
3. Attach timber joists to flush headers and beams with Simpson Metal Joist Hangers to sit the joist size.
4. Notations on drawings relating to framing clips. joist hangers and other connecting devices refer to catalog numbers of con-
nectors manufactured by the Simpson Strong -Tie Company. San Leandro. California. Equivalent devices by other manufactur-
ers may be substituted, provided they have ICBO approval for equal load capacities.
5. Individual members of built -up posts and beams shall be attached 16d spikes at 12" o.c. staggered.

Domestic Water Service /Meters: All domestic consumption of water shall
be metered. Water service connections and plumbing shall conform to
relevant Seattle /King County Plumbing Codes and City of Tukwila Standards.

Side Sewer Design:
1.) All sanitary side sewers shall be laid on not less
than two (2) percent grade, nor more than two vertical
to one foot horiz.; shall not be less than thirty
inches from any building; shall not have less than (12)
inches of cover inside the property line and be not
less than six inches in diameter from the main sanitary
to the property line.
2.) All side sewers shall be not less than six inches in
dimdeter, except services to single - family residents
to be not Less than four inches in diameter from property
line to the building.
3.) Cleanouts to be located at 100 -foot intervals, at
termination of sewer at the building., and all vertical
or horiz. bends in the pipe of 90% or greater.
4.) Materials for side sewer const. allowable are plastic
(PVC -min. schedule 35), conc. where soil conditions permit
and slopes are less than 15 %, ductile iron pipe, cast
iron or PVC pipe where its use is justified due to
scouring velocities or other special soils found. problems
exist.
5.) Pipe bedding shall be per std. plan S -8, or better if
soils conditions warrant. Backfill to be placed at 12"
lifts max. and compacted to 95% throughout.

Special Notes
A. Existing side sewer shall be replaced if it is less than
6 inches in diameter. 6 -inch diameter is required for
this private sewer main from the new manhole to the 8 -inch
main in 55th Avenue South. A maintenance agreement shall
be made between Lots 1, 2, and 3 for maintenance of this
private sewer main. e
B. Provide three new 3/4" water meters for service to Lots
2, 3, and 4. Locate within easement and outside of paving.
Use existing box if possible. Re -plumb service to existing
house on Lot 3.
