Submit specifications for approval prior to installation. • PAVILION SECOND FLOOR ALTERATIONS "NARRATIVE" Basic Premise: In anticipation of leasing 50,000 sq. ft. of space (895 s.f. on first floor and,approx. 49,105 s.f. on the second floor) to a single "anchor" tenant, we shall remove existing tenant improvements within the lease space and return it to basic building, in preparation for the new tenant's own improvements. The basic building shall include basic fire protection, mechanical, plumbing and electrical. Required exiting from the second floor shall be calculated on the basis of two separate and independent areas; the anchor store exiting separate from the remaining showrooms and mall. During demolition and construction work, required exiting shall be maintained as well as fire protection and general safety precautions. The rear exit corridor between the east wail and the "anchor" store shall be eliminated to maintain the independence of the exiting system. B. Retail /Mall: 1. The two existing exit stairways which remain outside the anchor store have a combined width of 14 feet and 4 exit doors. The exit system located at the rear of the southerly stores which serves them exclusively shall not be included in the overall calculations. 2. To overcome the_ new exiting deficit which has been created by the separation of spaces, we propose to add a new set of stairs outside of the east wall which would place it strategically apart from the two existing stairways mentioned above and add the width required . 3. The proposed new stairway would be steel with precast concrete treads 12 feet wide with handrails and landings as required by code. Two pairs of 3'x7' metal doors with metal frames shall be cut into and installed in the concrete wall just north of the freight elevator. The stairs shall parallel the east wall of the building and descend to the north to a landing at grade. 4. Since the corridor leading to this new exit is only 8'6" wide, we propose to add a new 6'6" wide second and parallel corridor to the north of the restrooms which will join the existing corridor to create an exit width of approximately 15 ft. A short stair will be added at the corridor to level the floor adjacent to the exit doors. 5. The new exit system added to the two existing stairways would meet code requirements as calculated above. Recap: Stairway widths: 7'6" wide 6 "6" wide 12'0" wide Total width to be 26'0 ". provided Doors to be provided: 8 doors 6. The existing corridor leading from the mall to the easterly stairway shall be reduced to an 8 foot width. Since the existing stairway width is 7'6" (and the width used for calculations) the corridor leading to the stairway need only be as wide as the stairway or 7'6 ". We are proposing to construct an 8'wide corridor. The existing corridor was originally designed to act as an entry from an adjacent parking structure. The construction of a parking structure was abandoned when the land parcel across the street on S. 180th Street was purchased. The extra width of the corridor was not primarily for exiting through the stairs as it now appears. Travel Distance (Sec. 3303d): The maximum travel distance to an exit is 200 ft. in a fully sprinklered building. Visual inspection leads us to believe this requirement has been met. Procedure: A. Phase I: The exitways leading to the stairs should be constructed prior to separation of the "anchor" store since present exiting meets code. Access to the existing east and west stairways shall be provided through a vacant store (which is a minimum 20 ft. wide) while new corridor walls are constructed at the east and west. See drawing C. B. Phase I: A new 12 ft. wide stairway parallel and outside the east wall shall be constructed. The stairway would be prefabricated with precast concrete stairs and landings. New doorways would be cut into the concrete walls and 2 pairs of 3'x7' hollow metal doors and frames will be added. This work should hopefully be accomplished at the same time the corridor is being constructed. However, if the stair is delayed, the temporary access to the existing east stairway shall remain open. C. Phase II: With the separate exit systems in place, new permanent furred down walls will be constructed to a height matching existing (or 8'6" above finished floor). The furred down wall will be constructed in areas to define the perimeter walls of the anchor store. Also, temporary wall panels (wood studs w/5/8" GWB one side) shall be placed in all openings to the mall. D. Phase III: The mall thusly protected, the demolition of existing tenant improvements will be undertaken. The exits 3 within the "anchor" store area will be accessible to workmen at all times. All precautions shall be undertaken to ensure the least amount of disturbance to the mall and the other retail tenants. E. An existing freight elevator at the northeast corner of the building shall be utilized to maintain separation of construction work from the operating retail functions during this period. Anchor Store: A. Tenant improvement plans have not been prepared by tenant, therefore perimeter wall finish materials, etc. have not yet been determined. B. An electrical room area, two offices and a restroom from the restaurant area shall remain. All other walls will-be removed. No structural elements shall be altered or removed under this permit. C. Phase IV: All new tenant improvements for the "anchor" store tenant not noted shall be undertaken under a separate permit. D. Three small tenant spaces shall be retained as shown on drawing. Rear corridor connection to exit corridor shall be constructed as required. This work should properly be undertaken during the Phase I period. Miscellaneous Notes: A. Floor load designed for 100 p.s.f. except storage /stock area designed for 125 p.s.f. (Does not include second floor areas constructed with the original building.) B. As stated in meeting of 7/13/88, an independent fire watch shall be hired during the fire protection shutdown or during any welding work (if any). C. To ensure separation of exits, the door leading into the north stairwell from a first floor corridor shall be removed and walled up. An opening in the exterior wall shall be added with a 3'x7' metal door and frame with panic hardware and metal stairs with precast concrete stairs installed. D. Two 3'x7' hollow metal doors with frames shall be added to new enclosing anchor store walls to provide passage to the mall area. These doors shall not be a part of the exiting calculations. 4 Additional Mall Changes: A. The proposed changes to kiosks and storefronts discussed in . our meeting are being designed with Building and Fire department comments as guidelines. B.
