Dear Vern:
Pursuant to our telecon of October 20, 1988, our geotechnical
engineers, John Sadler of Cascade Geotechnical, has reviewed our
grading and fill plans by Barghausen Engineers dated October 10,
1988. The following are John Sadler's comments:
1. The plans are acceptable as drawn.
2. Heavy machinery should not be used for compaction
within 20 feet of the existing Far West Paint
building. A suggested compaction machinery is a tow -
behind vibratory roller or any lightweight machinery.
3. Lightweight fill material such as fine grade sand
should be used adjacent to the Far West Paint building.
4. It should be noted that driven pilings are not
recommended as per the soils report.
5. The geotechnical engineers for the Far West Paint
building, coincidently, was Cascade Geotechnical. The
preload for the Far West Paint building as reported by
Cascade, extended 10' from the face of the building and
the fill extends an additional 10' into our property.

On behalf of the developer, we agree to have final paving
installed within six months of the completion of the building.
The date of completion is to be determined by the Certificate of
Occupancy of the building shell. We also agree to have a
geotechnical engineer on site to inspect and approve the .
installation of the auger -cast piles as noted in the structural
notes.
Cascade Geotechnical will send a letter as a follow -up to
confirm their recommendations. Please contact me if .there are
any questions.

Dear Mr. Chin:
As requested, we have reviewed the Grading and Stoma Drainage Plan
for the above referenced site by 8arghatsen Consulting Engineers,
Inc., dated September 2, 1988. Based on our telephone conversation
with you and our review of the grading plan, we understand that
site grades are planned on being raised, approximately two (2) feet
in the area of Building A. As stated in our soil report for the
site dated July 11, 1988, we recommend 'against pre- loading on the
site, specifically in the area of Building A because of the
proximity of the neighboring Far West Paints building to the north.
The northwest side of Building A lies in an area that has been
affected by the pre - loading of the Far West Paints building, We
feel that the relatively small amount of fill proposed for Building
A should have little or no impact on the Far West Paints building
if the following recommendations are strictly followed.
We recommend that any fill placed within twenty (20) feet of the
northwest property boundary consist of a relatively light density
soil such as a clean fine grained sand. We understand that all
building and floor loads at•the site will be supported by a deep
foundation. With this being the case, compacting the fill soil in
the building areas is not necessary or recommended.
We recommend that we be engaged to view and test any soils proposed
for use ai fill and observe the placement of the fill.

This letter is to confirm our telephone conversation yesterday.
You have agreed to submit the following in order to complete
Planning Department review of the proposed grading permit.
1. Have the Geotechnical report revised to specify actions to
be taken to minimize settlement, estimate the amount of
expected settlement, and approve the proposed grading plan.
2. Write a letter to the Planning Director agreeing to
implement all recommendations contained in the Geotechnical
report.
3. Specify when final surfacing of all paved areas will be
completed and what temporary measures will be taken if
necessary during a settlement period.
The Planning Director will review this information to determine
if the proposed project satisfies all City requirements. Please
contact me immediately if I have misunderstood anything.

Dear Jack:
We are submitting an amendment to the SEPA Review Checklist
referenced above, for a separate fill & grade permit to be
issued prior to the building permit.
The amount of fill for Shamrock Center will be 3000 cubic
yard. Fill sources will be from the adjacent McLees
property. Any additional remaining fill will be from the
D.O.T. Tunnel project.
All reasonable measures will be implimented to minimize
impacts to the enviornment. Any required permits will be
obtained for the performance of the grading and fill.
Temporary erosion and sedimentation control shall be as
shown in the drawing; sheet C -3 of 3.

Describe the purpose and extent of fill, excavation or grading site preparation
for construction of Shamrock Center Cut (c.u.) Fill (c.u.) 3,0oe
Two (2) sets of grading /fill /excavation plans must be submitted which meet the application
requirements of Section 7006(d), 1985 Uniform Building Code. A soils engineering report and
engineering geology report may also be required.
An Environmental Checklist is required to be submitted ($100.00 Fee) to the Planning Depart-
ment for any grading /fill %excavation 500 cubic yards or more.,
A Hauling permit is required for any grading /fill /excavation of cubic yards or more.
A $2,000 bond, certificate of insurance, route map, and permit fee of $25.00 are required.

STORM DRAINAGE NOTES:
1. ALL CONSTRUCTION SHALL BE IN ACCORDANCE WITH "STANDARD SPECIFICATIONS FOR
MUNICIPAL PUBLIC WORKS CONSTRUCTION" PREPARED BY WASHINGTON STATE CHAPTER
AMERICAN PUBLIC WORKS ASSOCIATION, 1981 EDITION (APWA) AND CITY OF TUKWILA
STANDARDS AND SPECIFICATIONS.
2. THE CONTRACTOR IS SOLELY RESPONSIBLE FOR THE MEANS, METHODS AND SEQUENCES
Or CONSTRUCTION AND FOR THE SAFETY OF WORKERS AND OTHERS ON THE SITE.
3. IT SHALL BE THE CONTRACTOR' S RESPONSIBILITY TO PROTECT IN -PLACE ALL
UTILITIES AND /OR STRUCTURES, WHETHER SHOWN OR NOT SHOWN ON THIS PLAN.

6. ALL REQUIRED STORMWATER RETENTION /DETENTION FACILITIES MUST BE CONSTRUCTED
AND I:; OPERATION PRIOR TO PAVING AND BUILDING CONSTRUCTION UNLESS OTHERWISE
APPROVED BY THE DEPARTMENT OF PUBLIC WORKS.
7 THE BACKFILL SHALL BE PLACED EQUALLY ON BOTH SIDES OF THE PIPE IN LAYERS,
WITH A LOOSE AVERAGE DEPTH OF SIX INCHES (6 "), MAXIMUM DEPTH EIGHT INCHES
(8 "), THOROUGHLY TAMPING EACH LAYER. THESE COMPACTED LAYERS MUST EXTEND
FOR ONE PIPE DIAMETER ON EACH SIDE OF THE PIPE OR TO SIDE OF THE TRENCH.
MATERIALS TO COMPLETE THE FILL OVER PIPE SHALL BE THE SAME AS EXCAVATED
FROM THE TRENCH, EXCEPT THAT ORGANIC MATERIAL, FROZEN LUMPS, OR ROCKS OR
PAVEMENT CHUNKS MORE THAN SIX INCHES (6') IN MAXIMUM DIMENSIONS, OR OTHER
UNSUITABLE MATERIALS SHALL NOT BE USED.
8. ALL STORM DRAINPIPE SHALL BE CONCRETE RUBBER GASKETED ASTM C -14 -2 OR ASTM

SHALL BE CLASS "F" PER APWA STANDARD PLAN NO. 62 (PEA GRAVEL FROM FOUR
INCHES (4 ") BELOW PIPE TO SIX INCHES (6 ") ABOVE PIPE). TRENCH WIDT}I SHALL

All water lines shall he constructed in accordance with the City of Tukwila Standard
Specifications.
2. Minimum cover for water mains shall be three feet.
3. All water lines shall be cement- lined, ductile. iron, Class 52.

be of the same thickness class as the pipe used.

Standard Specifications.
2. All pipe used for construction of side sewer shall conform to PVC SDR -35 and the
requirements of ASTM D -30 34 -73.
3. Minimum slope for 6" side sewer shall be 2.0 percent.
4. Minimum depth of cover for 6" side sewer shall be 18 ".
