Prior to you making your application I explained in detail the concern with parking on this site and the information that you would need to provide us in order to perform our review. This documentation, requested at time of application and during subsequent conversations, has yet to be provided. In order for the Planning Department to perform their review of your project it is necessary that you provide the following: 1. A count of the parking spaces on site. Include a breakdown of how many compact stalls, regular sized stalls and handicap stalls. 2. The total square footage of the entire building. Include a breakdown (in gross square footage) of all the uses, such as how much office space, retail space, restaurant space, etc. Once this information is received it will be reviewed by the Planning staff and determined whether a parking problem exists. No changes will be made to plans unless approved by Architect and the Tukwila Building Department. 2. Plumbing permit to be obtained through King County Health Department and plumbing will be inspected by that agency (including all gas piping). 3. Electrical work to be inspected by State Electrical Inspectors and all required electrical permits obtained through that agency. 4. All mechanical work to be under separate permit. 5. All permits to be posted at job site prior to start of any construction. 6. Any new ceiling grid and light fixture installation to meet lateral bracing requirements for Seismic Zone 3. 7. All construction to be done in conformance with approved plans and requirements of the Uniform Building Code (1985 Edition), Uniform Mechanical Code (1985 Edition), Washington State Energy Code (1986 Edition), and Washington State Regulations for Barrier Free Facility (1986 Edition). 8. All food preparation establishments must have King County Health Deparmtent sign -off prior to opening or doing any food processing. Arrangements for final Health Department inspection should be made by calling King County Health Department, 296 -4787, at least three working days prior to desired inspection date. On work requiring Health Department approval, it is the contractor's responsibility to have a set of plans approved by that agency on the job site. Dear Sir: The attached set of building plans have been reviewed by The Fire Prevention Bureau and are acceptable with the following concerns: 1. The total number of fire extinguishers required for your establishment is calculated at one extinguisher for each 3000 sq. ft. of area. The extinguisher(s) should be of the "All Purpose" (2A, 10 B:C) dry chemical type. Travel distance to any fire extinguisher must be 75' or less. (NFPA 10, 3 -1.1) (UFC 10.301b) Extinguishers shall be installed on the hangers or in the brackets supplied, mounted in cabinents, or set on shelves (NFPA 10, 1 -6.6), and shall be installed so that the top of the extinguisher is not more than 5 ft. above the floor. (NFPA 10, 1 -6.6) (UFC 10.301) Extinguishers shall be located so as to be in plain view (if at all possible) , or if not in plain view, they shall be identified with a sign stating, "Fire Extinguisher," with an arrow pointing to the unit. (NFPA 10, 1 -6.3) (UFC 10.301) 2. Exit hardware and marking must meet the requirements of Uniform Fire Code Sections 12.104 & 12.114. Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. (UFC 12.114a & 12.114b) Exits shall be illuminated at any time the building is occupied. An emergency system shall automatically provide exit illumination upon failure of the main power supply. (UFC 12.113a) 3. Maintain sprinkler protection for all enclosed areas. (NFPA 13, 4- 1.1.1) (UFC 10.302) All sprinkler drawings shall be prepared by companies .Licensed to perform this type of work. Drawings shall first be approved by the Washington Surveying & Rating Bureau, Factory Mutual Engineering or Industrial Risk Insurers, then by the Tukwila Fire Department. No sprinkler work shall commence without approved drawings. (City Ordinance #1141 & NFPA 13, 1 -9.1) (UFC 10.307) A hood and duct fire protection is required per U.F.C. 10.314. Plans for this system must be approved by the Fire Department prior to installation. 4. Your street address must be conspicuously posted on the building and shall be plainly visible and legible from the street. Numbers shall contrast with their background. (UFC 10.208) All interior wall covering materials shall be fire - resistive or shall be treated to be fire- resistive, so as to result in a flame- spread rating as required by UFC Appendix VI -C tables 42A and 428. A certificate of the flame spread rating is required to be delivered to the Tukwila Fire Department.
