On work requiring Health Department approval, it is the contractor's responsibility to have a set of plans approved by the agency on the job site. 9: Fire retardant treated wood shall have a flame spread of not greater than 25. All materials shall bear identification showing the fire performance rating thereof. Such identification shall be issued by an approved agency having a service for inspection at the factory. 10: All rack storage requires a separate permit issued through the City of Tukwila Permit Center. Rack storage over 8 -feet in height shall be anchored or braced to prevent overturning or displacement during seismic events. The design and calculations for the anchorage or bracing shall be prepared by a registered professional engineer licensed in the State of Washington. 11: There shall be no occupancy of a building until final inspection has been completed and approved by Tukwila building inspector. No exception. 12: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap the sanitary sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks, wells, and other excavations. Strapping shall be at points within the upper one -third and lower one -third of the water heater's vertical dimension. A minimum distance of 4- inches shall be maintained above the controls with the strapping. 15: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the Cityof Tukwila Permit Center. 16: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Building Department (206- 431 - 3670). 17: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the Building Official from requiring the correction of errors in the construction documents and other data. 18: ** *FIRE DEPARTMENT CONDITIONS * ** 19: The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the following concerns: 20: The total number of fire extinguishers required for an ordinary hazard occupancy with Class A fire hazards is calculated at one extinguisher for each 1,500 sq. ft. of area. The extinguisher(s) should be of the "All Purpose" (2A, 20B:C) dry chemical type. Travel distance to any fire extinguisher must be 75' or less. (IFC 906.3) (NFPA 10, 3 -2.1) 21: Portable fire extinguishers, not housed in cabinets, shall be installed on the hangers or brackets supplied. Hangers or brackets shall be securely anchored to the mounting surface in accordance with the manufacturer's installation instructions. Portable fire extinguishers having a gross weight not exceeding 40 pounds (18 kg) shall be installed so that its top is not more than 5 feet (1524 mm) above the floor. Hand -held portable fire extinguishers having a gross weight exceeding 40 pounds (18 kg) shall be installed so that its top is not more than 3.5 feet (1067 mm) above the floor. The clearance between the floor and the bottom of the installed hand -held extinguishers shall not be less than 4 inches (102 mm). (IFC 906.7 and IFC 906.9) 22: Fire extinguishers shall not be obstructed or obscured from view. In rooms or areas in which visual obstruction cannot be completely avoided, means shall be provided to indicate the locations of the extinguishers. (IFC 906.6) 23: Extinguishers shall be located in conspicuous locations where they will be readily accessible and immediately available for use. These locations shall be along normal paths of travel, unless the fire code official determines that the hazard posed indicates the need for placement away from normal paths of travel. (IFC 906.5) 24: Fire extinguishers require monthly and yearly inspections. They must have a tag or label securely attached that indicates the month and year that the inspection was performed and shall identify the company or person performing the service. Every six years stored pressure extinguishers shall be emptied and subjected to the applicable recharge procedures. If the required monthly and yearly inspections of the fire extinguisher(s) are not accomplished or the inspection tag is not completed, a reputable fire extinguisher service company will be required to conduct these required surveys. (NFPA 10, 4 -3, 4 -4) 25: Egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort. (IFC 1008.1.8.3 subsection 2.2) 26: Dead bolts are not allowed on auxiliary exit doors unless the dead bolt is automatically retracted when the door handle is engaged from inside the tenant space. (IFC 1008.1.8.1) 28: Exit hardware and marking shall meet the requirements of the International Fire Code. (IFC Chapter 10) 29: Gates serving the means of egress system shall comply with the requirements of the International Fire Code. Gates used as a component in a means of egress shall conform to the applicable requirements for doors. (IFC 1008.2) 30: .Aisles leading to required exits shall be provided from all portions of the building and the required width of the aisles shall be unobstructed. (IFC 1013.4) 31: Maintain sprinkler coverage per N.F.P.A. 13. Addition/relocation of walls, closets or partitions may require relocating and/or adding sprinkler heads. (IFC 901.4) 32: Sprinklers shall be installed under fixed obstructions over 4 feet (1.2 m) wide such as ducts, decks, open grate flooring, cutting tables, shelves and overhead doors. (NFPA 13- 8.6.5.3.3) 33: All new sprinkler systems and all modifications to existing sprinkler systems shall have fire department review and approval of drawings prior to installation or modification. New sprinkler systems and all modifications to sprinkler systems involving more than 50 heads shall have the written approval of the W.S.R.B., Factory Mutual, Industrial Risk Insurers Kemper or any other representative designated and/or recognized by the City of Tukwila, prior to submittal to the Tukwila Fire Prevention Bureau. No sprinkler work shall commence without approved drawings. (City Ordinance #2050) 34: A fire alarm system is required for this project. The fire alarm system shall meet the requirements of N.F.P.A. 72 and City Ordinance #2051. 35: Maintain fire alarm system audible /visual notification. Addition/relocation of walls or partitions may require relocation and/or addition of audible /visual notification devices. General Conditions of the Contract for Construction,' Document A-201, by the American Institute of Architects, most recent edition, relates to the work of this project and is hereby incorporated in and made a part of these drawings as though fully contained in these drawings. 2. The general contractor is responsible for obtaining the necessary number of copies of Document A -201 and to acquaint himself with all articles contained therein. lo addition he is responsible to notify and apprise all subcontractors, suppliers and any other parties that will contract to individuals or agencies engaged an the work to its contents. 3. The term 'contactor' shall mean the tenants general contractor. The term 'Tenant' shall be the owners representative from as listed in the project directory. The term 'contract' shall be the construction contract between, and signed by both the owner and the general contractor. The 'drawings' shall be the most recent architectural, electrical, mechanical, and plumbing drawings. No contractual adjustments shall be due or become exigent as a result of failure on the part of the contractor to fully acquaint himself and all other parties to the General Conditions of the Contract for Construction or the contract. 5. All work under this contract shall satisfy an applicable codes, the ordinances, and regulations of all applicable governing bodies involved. My modification to the contract work required by such authorities shall be brought to the attention of the owners representative before proceeding. M permits and licenses necessary for the proper execution of the work shall be secured and paid for by the contractor pier to the start of construction. Applicable codes include, but are not limited to as fisted on title sheet 7. No additional sums or additional days shall be approved over and above the contract price and schedule unless the contractor receives an affidavit or approval as is listed in the contract and signed by the tenants representative. Any requests shall be submitted to tenant in writing allowing sufficient lime for tenant to review so as to not affect the projects schedule. 8. The contractor shall be responsible for the establishment and maintenance of all Imes and dimensions. Before doing any work, the contractor shall verify all measurements and conditions at the site. My discrepancies, errors or omissions discovered in the contract documents or job site conditions shall be brought to the attention of the tenant; otherwise, the corrections of such items is the responsibility of the contractor. The contractor shall use dimensions only. Do not scale plans. Figures take precedence over scale measurements. Architectural drawings take precedence in regard to dimensions, when in conflict with mechanical and structural drawings- except for the size of structural members. Shop drawings and layouts take precedence over architectural in regards to millwork dimensions. 10. All inquires and concerns during bidding, construction and completion stages shall be addressed to the tenants representative as listed on the project directory or the tenant construction department Any information or interpretations obtained from any other parties or departments are no more than an opinion and may not be honored by the tenant representative. My work performed without tenants representative approval will be taken down and redone to the tenants representatives satisfaction. 11. The tenant, without invalidating the contract, may order extra work, atter, add to, or deduct from the contract work. The contract sum will be adjusted according. 12. The tenant shall have the final approval on all items of this contract My items directed by the landlord verbally or in writing that affects the stores drawings should not be performed unless additional approvals are received from the tenant. Landlord and city revised drawings issued directly to the contractor from the moll should not be followed unless approved by the tenant. Advise the tenant of any discrepancies immediately. 13. The contractor shall verify with the tenant that he has the most recent drawings before commencing with construction. 14. The contractor shall be responsible for receipt, unloading, storage and subsequent protection of all items fumished by tenant during construction that are to be installed by contractor. Items provided by the tenant shall be listed in time drawings or as presented by tenant. Tenant material arriving at the project site during construction at any standard wading hours shall be accepted by the contractor. Failure to do so may result in a back- charge to the contractor for storage and additional delivery charges to the contractor. If the contractor wishes to revise the tenants delivery schedule, he may reasonably do so at the lime the contract is awarded; however, this is providing materials are made or not yet shipped. all materials shall be immediately inventoried for quantities prior to signing shipping receipt. 15. The contractor shall perform material take offs of all material, including tenant furnished materials. ft contractor is in disagreement with material quantities that the tenant has furnished, he should contact the tenant immediately upon receipt of materials. 16. Procedures for receiving tenant supplied materials and filing freight claims; Step 1. Upon delivery of freight, the contractor shall pull all packing slips and verify that the number of cartons received matches the number of cartons shipped, per the freight bill. A. tf the quantities match, the contractor shall note any visible damage, or suspected hidden damage to the cartons on the packing bill. Have the truck driver cosign the packing NI and notations. Obtain the local telephone number for the delivery terminal and a contact name for filing a freight daim from the driver. if the driver refuses to cosign the packing bill, refuse the delivery and contact the tenant. B. If there is a shortage on the delivery, mark the quantities received on the packing bill and have the driver cosign the notation. Upon determining the missing or damaged items, contact the appropriate vendor as listed in the project directory. Relay the following information: Freight bill number, lust of damaged or missing items, freight fine, telephone number, and contact. Have the vendor send you replacement items. Al items shall be sent ground unless you receive approval from tenant to air ship storages. Step3. Retum noted freight bills to the appropriate vendor. These are essential to the claims process. Do not use or discard any damaged materials. Keep all damaged materials in their original packaging. Most freight lures will either require inspection of damaged items or will pick up damaged items for salvage. Contract shall coordinate all such inspections and /or salvage pickup. Step Hidden 4. damage is difficult to prove regarding freight claims. A Therefore, if a shipment is delivered in tact with no visible damage, a sampling of cartons or packaging should be opened - at lease partially -- and the contents inspected thoroughly. Failure to inspect freight at delivery constitutes negligence and assumption of lability for damaged freight by contractor. B. If hidden damage is discovered after delivery, the contractor shall contact the local freight terminal and request an inspection of damaged materials. This request must be made in a timely manner. Freight lines usually honor a claim of this nature if its made within 10 to 15 days after delivery. C. The contractor shall maintain (at the job -site) a freight 'logbook' for the purpose of recong delivery and receipt of all owner furnished items. More essentially, the contractor shall keep accurate and complete records of freight loss, damaged and or shortages. If all these aforementioned procedures are not effected, the contractor may be liable for items that are replaced and or reshipped. 17. If any materials received from vendors are defective, contact the supplying vendor immediatly upon the discovery. Have the vendor send you a replacement via ground transportation. At the vendor option, return the defective part via freight collect or third party billing to the vendor. Do not discard the damaged item until approved by tenant If the item is discard by contractors and tenant is re -billed for the replacement port, the contractor may be subject to a bock- charge for the item and freight at the discretion of the tenant. 18. The contractor shall erect a temporary barricade in a form acceptable to the landlord protecting the contents of the store and the customers in the mall. The barricade shall be dust tight and shall eliminate danger to persons outside the job site. 19. The contractor shall make provisions to provide for the removal all construction debris. The location of the trash dumpster shall be coordinated with the tenants landlord. Trash shall be maintained in the space. Trash shall not be allowed to accumulate. Trash shall be removed on a daly basis. 20. The contractor shall provide all necessary temporary ubTties up to the merchandising date as required for the proper construction and all city inspections of the store. This shall indude electrical, gas, water and a construction telephone. If utilities are not mall supplied, contractor shall provide to tenant telephone numbers for all utilities that must be in tenant name an merchandising date. 21. Controctar shall protect all work in place that is to remain of be reused in other portions of the store. This includes mall common areas. 22. Manufactures names are listed herein to establish standard of quality. The products of other manufactures will be acceptable if in the sole opinion of the tenant, the substituted material is of a quality as goad or better than the material specified and will serve equal efficiency and dependability in the purpose in which the item is intended My material installed as a substitute, without first being approved by the tenant, shall be removed and replaced with the specified material at the contractors expense if disapproved by the tenant. 23. M manufactures articles, materials and equipment shall be applied or installed as recommended in the manufacturers specifications. M items, unless specifically listed as reused items, shall be new and free from any defects. M Eke materials shall be from the same manufacturer and quality unless otherwise noted. 24.
