2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center
(206/431- 3670).
4: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
5: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
6: There shall be no occupancy of a building until fmal inspection has been completed and approved by Tukwila building
inspector. No exception.
8: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap the sanitary
sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks, wells, and other
excavations. Final inspection approval will be determined by the building inspector based on satisfactory completion of
this requirement.
9: All construction noise to be in compliance with Chapter 8.22 of the City of Tukwila Municipal Code. A copy can be
obtained at City Hall in the office of the City Clerk.
10: Ventilation is required for all new rooms and spaces of new or existing buildings and shall be in conformance with the
International Building Code and the Washington State Ventilation and Indoor Air Quality Code.
11: Water heaters shall be anchored or strapped to resist horizontal displacement due to earthquake motion. Strapping shall
be at points within the upper one -third and lower one -third of the water heater's vertical dimension. A minimum
distance of 4- inches shall be maintained above the controls with the strapping.
12: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the Cityof Tukwila
Permit Center.
13: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Building
Department (206 - 431- 3670).
14: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors in the construction documents and other data.

16: The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the
following concerns:
17: All required hydrants and surface access roads shall be installed and made serviceable prior to and during the time of
construction. (IFC 503.1, 508.1)
18: Every building shall be accessible to Fire Department apparatus by way of access roadways with all- weather driving
surface of not less than 20' wide and 13'6" vertical clearance. Access roads in excess of 150' shall be provided width
an approved turn- around area. Access shall be within 150' of all portions of the buildings. (City Ordinance #2047)
19: New and existing buildings shall have approved address numbers, building numbers or approved building identification
placed in a position that is plainly legible and visible from the street or road fronting the property. These numbers
shall contrast with their background. Address numbers shall be Arabic numbers or alphabet letters. Numbers shall be a
minimum of 4 inches (102mm) high with a minimum stroke width of 0.5 inch (12.7mm). (IFC 505.1)
20: All electrical motors shall be maintained in a manner free from accumulations of oil, dirt, waste and other debris
which will interfere with required motor ventilation or create a fire hazard. (IFC 605.8)
21: All electrical work and equipment shall conform strictly to the standards of the National Electrical Code. (NFPA 70)
22: Adequate ground ladder access to rescue windows shall be provided. Landscape a flat, 12' deep by 4' wide area below
each required rescue window.
23: Maximum grade for all projects is 15 %.
24: In combustible construction, fire blocking and draftstopping shall be installed to cut off all concealed draft openings
(both vertical and horizontal). (IBC 717.1) (IBC 717.2.2(a,b)
25: The maximum flame spread class of finish materials used on interior walls and ceilings shall not exceed that set forth
in Table No. 803.5 of the International Building Code.
26: Contact The Tukwila Fire Prevention Bureau to witness all required inspections and tests. (City Ordinances #2050 and
#2051)

28: Any overlooked hazardous condition and/or violation of the adopted Fire or Building Codes does not imply approval of

This letter is to inform you of corrections that must be addressed before your development permit can be
approved. All correction requests from each department must be addressed at the same time and
reflected on your drawings. I have enclosed comments from the Planning and Public Works
Departments. At this time the Building and Fire Department has no comments.

attached comments.
Please address the attached comments in an itemized format with applicable revised plans,
specifications, and /or other documentation. The City requires that four (4) complete sets of revised
