Our findings are as follows: • Since the proposed doors are in the exterior wall of the stairwells, they are not in shearwalls therefore the new doors will not detrimentally affect the building as a whole. • The walls are reinforced with vertical #4 bars at 16- inches on center. Per the attached calculations the walls have adequate out-of-plane strength to resist seismic loads without additional strengthening. • The CMU walls have adequate horizontal reinforcement to bridge the new openings without the addition of lintel angles. • The brick veneer can be supported on a lintel angle L3x3x1/4. Extend the angle 6- inches past the edges of the opening to bear on the adjacent brick. Please call if you have any questions. S' c' ely, c eering Company, Inc. Current plans call for the addition of non - structural columns and arches framed from the structural concrete upper floor. The arches are constructed of 3 /16" 'Peg Board' sheathing connected to 2x stiffeners with No. 16 GA. x 1'/2' staples at about 4" o.c. Framing to the overhead concrete floor is achieved in one two ways depending on location of existing steel beams. Option 1: 2x sill plates with 14" x 2 %" 'Tapcon' concrete screws at about 36" o.c. Option 2: %" plywood sill with 14" x 1 %" 'Tapcon' concrete screws at about 36" o.c. The 'Tapcon' screws have a published ultimate capacity of 800 Ibs per inch of embedment for pull -out and 1,924 Ibs for shear. This results in a service load capacity of 200 Ibs and 480 Ibs for pull- out and shear respectively. The assembly will be covered with %" GWB and finished so that the total weight averages about 30 Ibs for lineal foot of archway. We have reviewed the seismic loads with respect to IBC Section 1621 and ASCE 7 -98 Section 9.6. With a maximum seismic force, Fp = 1.6SosI or about 50 pounds per lineal foot the assembly appears adequate to resist the design seismic loads. pv(r(1 22928 SE 312 ST • Black Diamond, Washington 98010 • (360) 886 -1017 RECEIVED CITY OF TUKWILA JAN 2 3 20uo PERMIT CENTER Wes Butt 29445 232 Av SE Black Diamond, WA 98010 Dear Mr. Butt: City of Tukwila Steven M. Please address the following comments in an itemized format with revised plans, specifications and /or other applicable documentation. PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size). (If applicable, Structural Drawings and structural calculations sheets shall be original signed wet stamped, not copied.) 1. The plans submitted indicated some inconsistencies with the actual building construction. For this reason, Allen Johannessen (plans examiner) and Dave Larson (building inspector) visited the building site to check out emergency egress and emergency lighting for the building. We found some violations along with plan inconsistencies where the plans do not accura identify actual building construction. Some observations consisted of doors indicated on the plans as swinging incorrectly or some doors not shown. Exit signs are inconsistent with what signs are there, walls not shown and walls shown but no longer exist. To make accurate assessments for emergency compliance or requirements for exiting and lighting, plans shall be drawn correctly to indicate precisely the existing conditions of the building. Revise plans to meet the following requirements: 2. Provide a site plan that shows exterior exit paths to a public way for the new exits. Show planter revisions to accommodate the access paths. Provide specifications for path construction and show where egress paths shall meet accessibility requirements. Show guardrails in vulnerable locations. Site plan shall include a north directional arrow. (IBC 1023.6) 3. The lower level exit doors exiting to the stair well swing in the wrong direction. Where egress travel serving an occupant load of 50 or more persons, the door shall swing in the direction of egress. Revise drawings to show doors shall be reversed to swing into the direction of egress travel to meet code. (2003 IBC 1008.1.2) 4. Emergency illumination shall be required for buildings requiring two or more emergency exits. Provide a plan to show emergency egress lighting and identify the (unobstructed) illuminated emergency egress path, leading to the required emergency exits. Emergency lighting shall extend to the exterior of the building at the emergency exit doors. (IBC 106.1.2 & 1006) 5. Provide additional exit illuminated signs to dearly identify exit doors. Some exit signs shall require illumination or repair to the existing exit sign Tight (IBC Section 1011) 6. Provide a detail with engineering to verify the exterior building's wall integrity shall not be compromised for the new egress door installation. (IBC Section 106 & IBC [EB] Section 3403 7. Show the new south exit door from the south stair well correctly positioned so as to not conflict with the exit door from the main sales room and meet code for egress clearance All exit doors shall open fully to meet clearance for egress width. (IBC 1008.1.1, 1008.1.2 and Section 1017) 8. The plan of the top floor retail sales area shall accurately show all interior wall construction as it exist and provide details of that wall construction.
