Please address the following comments in an itemized format with revised plans, specifications and /or other applicable documentation. (GENERAL NOTE) PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size). (If applicable) Structural Drawings and structural calculations sheets shall be original signed wet stamped, not copied.) 1. Please provide a plumbing schematic for the bathroom that identifies where the sewer and potable water connections shall occur. Identify and size all pipes and show sewer vents. 2. Some of the general notes make reference to outdated 2003 IRC code designs. An example is washers are indicated as 2 x 2 inch; under the current prescriptive code requirements are 3 "x3 "x1 /4" galvanized washers unless provided by an engineered design. In addition concrete strength over 2500 psi shall require special inspection. Please revise design code reverences and material specs to be consistent with current 2006 IRC, IBC, UPC and WSEC. 3. Provide beam calculations for the two porch 4x10 beams supporting the roof system. 4. Previous site investigation by code enforcement, Kathy Stetson and plans examiner Allen Johannessen observed the washer and dryer facility on the back exterior of the residence. It was explained to the owner that this is a dangerous situation as well as an illegal installation. At that time the resolution was to move the washer and dryer operation into what is now indicated as a bathroom. The bathroom installation is sufficient; however the concern is for the washer and dryer location and what provisions are planed to resolve the unsafe condition. Plan shows the potential for an addition to the back of the house which I am to assume is the intended resolution for the laundry room. In the mean time some kind of resolution for the laundry facility/location shall need to be resolved to provide a safer laundry facility. Please provide documentation or plan indicating the proposed and timely resolution for the laundry facility. Should there be questions concerning the above requirements, contact the Building Division at 206 -431- 3670. No further comments at this time. DATE: APPLICANT: RE: ADDRESS: June 17, 2008 Pavel Melnik D08 -246 6410 S 153 Street PLANNING DIVISION COMMENTS Please review the following comments listed below and submit your revisions accordingly. If you have any questions on the requested revision, Jaimie Reavis is the planner assigned to the file and can be reached at 206 - 431 -3659. 1. Please provide an estimate of the amounts of cut and fill for this project and the future proposed addition. 2. A Special Permission Director application has been received by the Department of Community Development for this project, and is currently under review. The building permit cannot be issued until the Special Permission decision is issued. 3. Please revise plans to show where parking for at least two cars will be provided. Note that parking cannot be located in the 50 foot stream buffer area. Additionally, parking for Single Family Residential Property must be of an "Approved Durable Uniform Surface ", consisting of one of the following types of pavement: 1. Two inches of 5/8 minus compacted rock, provided mud or other fine material do not work their way to the surface of the rock. Alternate sized minus compacted rock may be used upon approval by the City; or 2. Concrete (4" Portland cement concrete) over gravel section as described in Section 8.25.010; or 3. Blacktop (2" asphalt concrete pavement) over gravel section as described in Section 8.25.010; or 4. Any other configuration of materials, approved by the City, that maintains a durable uniform surface. 4.
