In cases in which a use is not mentioned specifically, the Unit Power Allowance shall be determined by the building official. This determination shall be based upon the most comparable use specified in the table. See Section 1512 for exempt areas. 2) The watts per square foot may be increased, by two percent per foot of ceiling height above twenty feet, unless specifically directed otherwise by subsequent footnotes. 3) Watts per square foot of room may be increased by two percent per foot of ceiling height above twelve feet. 4) For all other spaces, such as seating and common areas, use the Unit Light Power Allowance for assembly. 5) Watts per square foot of room may be increased by two percent per foot of ceiling height above nine feet. 6) Reserved. 7) For conference rooms and offices less than 150ft with full height partitions, a Unit Lighting Power Allowance of 1.10 w /ft may be used. 8) Reserved. 9) For indoor sport tournament courts with adjacent spectator seating over 5,000, the Unit Lighting Power Allowance for the court area is 2.60 W /ft 10) Display window illumination installed within 2 feet of the window, provided that the display window is separated from the retail space by walls or at least three - quarter- height partitions (transparent or opaque). and lighting for free - standing display where the lighting moves with the display are exempt. An additional 1.5 w /ft of merchandise display luminaires are exempt provided that they comply with all three of the following: a) located on ceiling- mounted track or directly on or recessed into the ceiling itself (not on the wall). b) adjustable in both the horizontal and vertical axes (vertical axis only is acceptable for fluorescent and other fixtures with two points of track attachment). c) fitted with LED, tungsten halogen, fluorescent, or high intensity discharge lamps. This additional lighting power is allowed only if the lighting is actually installed. 11) Provided that a floor plan, indicating rack location and height, is submitted, the square footage for a warehouse may be defined, for computing the interior Unit Lighting Power Allowance, as the floor area not covered by racks plus the vertical face area (access side only) of the racks. The height allowance defined in footnote 2 applies only to the floor area not covered by racks. Per the International Building Code and/or the International Mechanical Code, every permit issued by the Building Division under the provisions of this code shall expire by limitation and become null and void if the building or work authorized by such permit is not commenced within 180 days from the date of such permit, or if the building or work authorized by such permit is suspended or abandoned at any time after the work is commenced for a period of 180 days. Based on the above, you are hereby advised to: Call the City of Tukwila Inspection Request Line at 206 - 431 -2451 to schedule for the next or final inspection. This inspection is intended to determine if substantial work has been accomplished since issuance of the permit or last inspection; or if the project should be considered abandoned. If such determination is made, the Building Code does allow the Building Official to approve one or more extensions of time for additional periods not exceeding 90 days each. Extension requests must be in writing and provide satisfactory reasons why circumstances beyond the applicants control have prevented action from being taken. In the event you do not call for the above inspection and receive an extension prior to 02/01/2009 , your permit will become null and void and any further work on the project will require a new permit and associated fees. In accordance with Washington State Department of Health guidelines for Group A Public Water Systems, Public Works has implemented a cross - connection control program to protect the public water system from contamination via cross - connection. The program requires elimination or control of any cross - connection between the distribution system and a consumer's water system by the installation of an approved backflow device. The City has determined that the building at the above address has deficiencies on the domestic water supply and fire prevention line. a) Domestic Water A Double Check Valve Assembly (DCVA), shall be installed immediately downstream of the permanent water meter for premise isolation. Installation at another location requires the Public Works Director's approval. Please submit a site plan showing location of proposed DCVA in relationship to the domestic water meter on site, specify DCVA size, manufacturer, and model number together with backflow cut sheet. Please circle device to be installed. b) Fire Prevention Line Public Works does not show any fire backflow devices for this location in our database. Upon a site visit, it was discovered that the building has a fire system but we cannot determine the type of the backflow since it appears to be located inside a fire vault completely filled with water. Please have the backflow tested by a certified tester and submit passing test results to Public Works. If the existing backflow is not a Washington State Department of Health approved Detector Double Check Valve Assembly and cannot be tested, it shall be replaced with an approved backflow per attached City of Tukwila Detail WS -15 (2of 2). Tamper switch shall be installed which shall report to the fire panel. The Fire Department requires this to be monitored. A sump pump system shall be installed to keep fire vault dry and make it accessible at all times. Public Works Comments D08 -294 Page 2 May 30, 2008 The Public Works Director will withhold issuance of D08 -294 Tenant Improvement permit until the Permit Center receives plans for installation of items a) and b), or a bond for design, installation and testing of subject backflow(s). A separate letter was mailed to Suhrgo Residential Properties, LLC representing the property owner. Please note that domestic water DCVA shall be installed on remaining buildings (A, B, C, D, E and F) if any inside plumbing modifications are done. I have enclosed Public Works Bulletins Al and C5 to help you. Please call Mike Cusick, Public Works Senior Water and Sewer Engineer, at (206) 431 -2441 if you have any questions. Criterium -Pioli Engineers LICENSED PROFESSIONAL ENGINEERS CITY OF TUKPMLA MAY 2'8 2008 PERMIT CENTER City of Tukwila Attn: Community Planning Department, Permit Center 6300 South Center Blvd, Suite 100 Tukwila, WA 98188 10011 MAIN STREET BOTHELL, WA 98011 425 486 -4000 425 486-4007 fax 800 945 -4189 (WASHINGTON) This letter is intended to address the new state waterproofing law (EHB1848) regarding building enclosure design and associated details as it relates to clubhouse at Heatherwood, located at the above address. Criterium -Pioli Engineers was retained by Suhrco Residential Properties LLC, the property management company at Heatherwood, to review the building enclosure design details and future on -site inspections related to the building envelope. The building envelope has yet to be renovated and therefore we have not performed any installation inspections on this property. However, we believe that the building envelope design drawings by GMS Architectural Group, dated 4 -7 -2008 will adequately limit moisture entry into the building envelope. Provided that the building envelope is installed per these drawings, we believe that this Heatherwood clubhouse will in my professional judgment satisfy the requirements of Sections 1 through 10 of EHB 1848. Criterium -Pioli Engineers will periodically inspect the installation of the building envelope on this clubhouse to ensure satisfactory installation. This report is the complete response to the inspection and should be read in full. We encourage you to call with any questions at our office: Criterium -Pioli Engineers, 425/486.4000. The code states that the vault must be accessible at all times. It needs to be clear and free of water and accessible IFC 2006 508.5.2 Testing, testing, and maintance .Their vault floods out regularly. We have issued a correction order to install a Pump ( Per Code) to remove any access water. When I found out that they were changing their Occupancy from Rentals to Condos I decided to contact your officer about the Double detector check Valve . When they install the new Double detector Check Valve they will need to upgrade the vault to meet NFPA and IFC 2006 requirements. This will include a pump to keep the vault accessible. They will also need to install a tamper switch which will report to the fire panel. We will require this to be monitored.
