The building currently serves as a warehouse with a small showroom. The walls are approximately 26'- 0" high and were designed to span horizontally between the 16" thick x 12" wide pilasters that are 15' -0" on center. The interior slab is 4' -O" higher than the exterior grade or what is known as a "dock high" condition. The roof is framed with glulam girders and purlins in the typical Berkely panelized roof system. The girders are supported by the wall pilasters. There are four new openings proposed. Three along the east elevation and one at the eastern end of the south elevation. The length of wall being removed is small relative to the length of existing wall. The building's lateral resisting system (concrete shear walls) will not be detrimentally affected by this proposed renovation. Please refer tp the attached calculations that show the walls will need no additional steel reinforcing such as tube steel strongbacks for new openings up to 10'-0" wide by 8' -O" high in the locations shown on the architectural drawings.
