I have purchased the Side lights, I plan to have them installed on Tuesday or Wednesday, the 16 or 17 of April 2013. I have lumber in stock to make the frames. I did get an Estimate for the stairwell installation. It was approximately 5000.00. I am not able to afford this at this time. I have done almost all the work myself (with Friends and Family); the concrete and the Roof are the only things that contractors have been involved with. Please understand that I have been working on this Garage with very limited Funds. I know that is not your problem, however I have been moving forward albeit slowly. It is not always easy coming home from all these deployments and to turn the real world back on. Since 2006 I have been deployed for a cumulative period of approximately 5yrs. coming back home sometimes for periods as short as three or four months. The longest deployment was the last one and I did not bounce back from it as I had hoped. Again I understand this is not your problem, I also understand that this permit has been on your record books for a very long period of time, and you wish to clear it off. I am just asking for a little leniency. I am not looking for any special treatment. I have full intentions of completing the entire project. I have spoken with Mr. Dave Larsen who suggested I ask for a 30 day Extension. After the driveway and the sidelights are installed the only thing left will be the Stairwell. I do not have the materials for the stairwell yet. My credit will be maxed out after doing the Driveway. So I will need time to purchase the materials and then build the stairwell. I am Requesting an extension, My last one. I am hoping for a 45 to 60 day extension so that I can buy down my credit and purchase the final materials needed to complete the entire permit. Per the International Building Code, International Mechanical Code, Uniform Plumbing Code and /or the National Electric Code, every permit issued by the Building Division under the provisions of these codes shall expire by limitation and become null and void if the building or work authorized by such permit has not begun within 180 days from the issuance date of such permit, or if the building or work authorized by such permit is suspended or abandoned at any time after the work has begun for a period of 180 days. Your permit will expire on 10/25/2009. Based on the above, you are hereby advised to: 1) Call the City of Tukwila Inspection Request Line at 206 - 431 -2451 to schedule for the next or final inspection. Each inspection creates a new 180 day period. -or- 2) Submit a written request for permit extension to the Permit Center at least seven (7) days before it is due to expire. Structures with second floor interior walls: floor joists shall be doubled under bearing partitions running parallel with the joists. Floor Joists: Simpson LSTA 30 ties 48" on center and Simpson 112.5 @ each floor joist. Floor joists shall be supported laterally by full depth blocking or bridging at intervals not exceeding 8'. Provide blocking at the ends and at the supports of floor joists. Floor Sheathing: Should be span rated by the American Plywood Association for the intended floor joist spacing. It may be either plywood or oriented strand board. Tongue and groove sheathing will eliminate the need for panel edge blocking. Roof Sheathing: Should be span rated by the American Plywood Association for roof sheathing with rafters or trusses at 24" on center. Flashing shall not be less than No. 26 U.S. gauge corrosion- resistant metal. Exterior openings exposed to the weather shall be flashed in such a manner as to make them waterproof. Z Flashing at all butt joints of sheet siding. Attic vent openings shall be covered with corrosion - resistant metal mesh with mesh openings of 1/4" in dimension. Provide 1" of air space between insulation and the roof sheathing at eave or cornice vents. IMPORTANT GARAGE DOOR HEADER AND OTHER GARAGE DOOR FRAMING NOTE Prior to the purchase of materials and prior to framing take a good look at the height dimensions of each component making up the garage door wall. We have specified minimum height requirements on the "Typical Wall Detail" as a guide. If you select a wall height option or change the plans, the opening will go down or up in height. TRUSSES & RAFTERS Design calculations to be obtained by owner or builder from truss supplier or manufacturer. Pre- fabricated gang nail trusses to be designed and stamped by an engineer licensed in the state of the permitting authority to insure adequacy for local loading conditions. Home Plans Inc. assumes no liability express or implied for adequacy of truss design, which is the responsibility of the truss manufacturer. Insure that all truss or rafter point loads have adequate bearing to the foundation ie: extra studs or posts as appropriate under girder truss bearing points. Maximum truss spacing for the roof sheathing is 24" on center. All Trusses and Rafters to be solid blocked to roof sheathing with plywood extending to under side of roof sheathing. All trusses and rafters to be secured to top plate with Simpson H2.5 or approved equal. Truss Roof: Provide solid blocking at the ridgeline and at the points of bearing. Rafter Roof: Rafters shall be framed directly opposite each other at the ridge with a Simpson LSTA 24 Strap extending over each of the opposing rafters at the ridge. For Hurricane areas, Simpson provides a MSTA 36 Strap. Check with Simpson and your local codes for the strap that is right for your building. Rafters shall be supported laterally by full depth blocking or bridging at intervals not exceeding 8'. Provide blocking at the ends. Roof Venting: Eave vents shall make up 1/300 of the attic area. Roof vents with 1 .. minimum space are required for ventilation and shall total 1/300 of attic area. Provide insulation baffles at eave vent blocking where required. Provide 1" of air space between insulation and the roof sheathing at eave or cornice vents. The openings shall be covered with corrosion - resistant metal mesh with mesh openings of 1/4" in dimension. NAILS/ NAILING All framing nails to be common nails. All siding and roofmg nails to be galvanized. All nailingpatterns shall be in compliance with the appropriate building codes. DOORS & WINDOWS All doors & windows to comply with current code requirements. Insure that windows meet energy and egress requirements, if any, in heated or occupied space. INSULATION Provide Insulation where living quarters exist. Floor R25, Walls R21, Ceiling R30 or to local building codes. GYPSUM The garage ceiling and the under portion of an interior stairway with occupied/ living space above, must have 5/8 Type X Gypsum/ Sheetrock applied for fire safety. ROOFING MATERIAL Roofing material shall be applied according to building codes and to manufacturer's specifications. STAIRWAY Stairways shall have a railing at 42" height. The vertical rails shall be placed less than 4" on center. Follow all local codes and requirements for stairways. ELECTRICAL WIRING All electrical wiring must comply with the most recent adopted edition of the National Electric Code and/ or other applicable codes.
