2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center
(206/431- 3670).
4: All permits, inspection records, and approved plans shall be at the Job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
5: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
6: Notify the City of Tukwila Building Division prior to placing any concrete. This procedure is in addition to any
requirements for special inspection.
7: All wood to remain in placed concrete shall be treated wood.
8: There shall be no occupancy of a building until final inspection has been completed and approved by Tukwila building
inspector. No exception.
9: All construction noise to be in compliance with Chapter 8.22 of the City of Tukwila Municipal Code. A copy can be
obtained at City Hall in the office of the City Clerk.
10: Ventilation Is required for all new rooms and spaces of new or existing buildings and shall be In conformance with the
International Building Code and the Washington State Ventilation and Indoor Air Quality Code.
11: Except for direct -vent appliances that obtain all combustion air directly from the outdoors; fuel -fired appliances
shall not be located in, or obtain combustion air from, any of the following rooms or spaces: Sleeping rooms,
bathrooms, toilet rooms, storage closets, surgical rooms.
12: Equipment and appliances having an Ignition source and located in hazardous locations and public garages, PRIVATE
GARAGES, repair garages, automotive motor -fuel dispensing facilities and parking garages shall be elevated such that
the source of Ignition is not less than 18 Inches above the floor surface on which the equipment or appliance rests.
13: Water heaters shall be anchored or strapped to resist horizontal displacement due to earthquake motion. Strapping shall
be at points within the upper one -third and lower one -third of the water heater's vertical dimension. A minimum
distance of 4- inches shall be maintained above the controls with the strapping.
14: All plumbing and gas piping work shall be inspected and approved under a separate permit Issued by the Department of
Public Health - Seattle and King County (206/296 - 4932).

15: AU electrical work shall be inspected and approved under a separate permit Issued by the Washington State Department
of Labor and Industries (206/248- 6630).
16: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The Issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors In the construction documents and other data.
17: ** *PUBLIC WORKS DEPARTMENT CONDITIONS * **
18: The applicant must notify the City Utility Inspector at (206)433 -0179 upon commencement and completion of work at least
24 hours in advance. All inspection requests for utility work must also be made 24 hours in advance.
19: Work affecting traffic flows shall be closely coordinated with the City Utilities Inspector.
20: Permit is valid between the weekday hours of 7:00 a.m. and 3:30 p.m. only.
21: Any material spilled onto any street shall be cleaned up Immediately.
22: Contractor shall contact Tukwila Water Department (Monday thru Thursday) at (206) 433 -1863 or (206) 433 -1860 minimum

hours in advance to arrange for water service shut -off.
23: Applicant shall tie Into an existing storm pipe on their private property. Coordinate connection with the City
Utilities Inspector. If no existing storm pipe is found on private property, the Owner /Applicant shall tie into the
existing catch basin in 58th Ave South. Prior to any work within the
Public Right of Way, the Applicant/Owner is required to provide the City, Insurance and a bond, and sign with Notary, a
Hold Harmless Agreement.
Contractor performing work inside the City Right of Way shall
obtain a City of Tukwila Business License from the Tukwila City Clerks office @ (206) 433 -1800.

Clothes dryer ducts. Exhaust ducts for domestic clothes dryers shall be constructed of metal and shall have a smooth
intedor finish. The exhaust duct shall be a minimum nominal size of 4 Inches In diameter. The male end of the duct at
overlapped duct Joints shall extend in the direction of air flow. Clothes dryer transition ducts used to connect the appliance
to the exhaust duct system shall be metal and limited to a single length not to exceed 8 feet In length and shall be listed
and labeled for the application. Transition ducts shall not be concealed within construction.

the upper layer lapped over the lower layer not less than 2 Inches. Where vertical joints occur, felt shall be lapped not less

GARAGES AND CARPORTS

Opening protection. Openings from private garage directly into a room used for sleeping purposes shall not be permitted.
Other openings between the garage and residence shall be equipped with solid wood doors not less than 1 -3/8 inches in
thickness, solid or honeycomb core steel doors not less that 1 -3/8 inches thick, or 20- minute fire-rated doors.

Duct penetration. Ducts in the garage and ducts penetrating the walls or ceilings separating the dwelling from the garage
shall be constructed with a minimum No. 26 gage sheet steel or other approved material and shall have no openings Into
the garage.

Separation required. The garage shall be separated from the residence and its attic area by not less than 1/2 inch
gypsum board applied to the garage side. Garages beneath habitable rooms shall be separated from all habitable rooms

the structure supporting the separation shall also be protected by not less than 1/2 inches gypsum board or equivalent.

18.27.090 Exemptions. This chapter shall not apply to:

Government, the State of Washington, or any
incorporated city, town, county, township,
irrigation district, reclamation district or other
municipal or political corporation or subdivision of
this state;
3. Officers of the court when they are acting within
the scope of their office;
4. Public utilities operating under the regulations of
the utilities and transportation commission in
construction, maintenance, or development work
incidental to their own business;
5. Any construction, repair or operation incidental to
the discovering or producing of petroleum or gas,
or the drilling, testing, abandoning, or other
operation of any petroleum or gas well or any
surface or underground mine or mineral deposit
when performed by an owner or lessee;
6. The sale or installation of any finished products,
materials, or articles of merchandise which are not
actually fabricated into and do not become a
permanent fixed part of the structure;
7. Any construction, alteration, improvement or
repair of personal property, except this chapter
shall apply to all mobile, manufactured housing. A
mobile/manufactured home may be installed, set
up, or repaired by the registered or legal owner,
by a contractor licensed under this chapter, or by
a mobile/manufactured home retail dealer or
manufacturer licensed under chapter 46.70 RCW;
8. Any construction, alteration, improvement, or
repair caned on within the limits and boundaries
of any site or reservation under the legal
jurisdiction of the federal government;
9. Any person who only fumished materials,
supplies, or equipment without fabricating them
into, or consuming them in the performance of, the
work of the contractor;
10. Any work or operation on one undertaking or
project by one or more contractors, the aggregate
contract price of which for labor and materials and
all other items is less than $500.00, such work, or
operations being considered as of a casual, minor,
or inconsequential nature. The exemption
prescribed in this subsection does not apply in all
Instance wherein the work or construction is only a
part of a larger or major operation, whether
undertaken by the same or a different contractor,
or in which a division of the operation is made into

his exemption shall not apply to any person
otherwise covered by this chapter who constructs
an improvement on his own property with the
intention and for the purpose of selling the
improved property;
14. Owners of commercial properties who use their
own employees to do maintenance, repair, and
alteration work in or upon their own properties;
15. A licensed architect or civil or professional
engineer acting solely in his professional capacity,
an electrician licensed under the laws of the state
of Washington, or a plumber licensed under the
laws of the state of Washington while operating
within the boundaries of such political subdivision.
The exemption provided in this subsection is
applicable only when the licensee is operating
within the scope of his license;
16. Any person who engages in the activities herein
regulated as an employee of a registered
contractor with wages as his sole compensation;
