If you have any questions on the requested revision, Stacy MacGregor is the planner assigned to the file and can be reached at 206 - 433 -7166. 1. What is the status of D08 -392? Does this permit need to be withdrawn? 2. Sheet 2b: Alternate 2 floor plan is not included. Either remove listing from index or provide. If provided, indicate which plan you intend to follow. 3. Show a river buffer setback line. From the OHWM, setback shall be a distance 2.5':1' of the rise from the toe to the top of the slope plus 20'. Show this point on the plans to verify the garage is outside this area. Show the 200' river buffer. 4. Eaves and gutters cannot extend greater than 18" into the required setback area (5' on the south side yard and 10' on the east rear yard). Either order the tails of the trusses trimmed and indicate on the plan set or shift the garage to the south -west to not encroach on the setbacks. Call -out the depth of the overhang (with and without the gutter) on the plan set. 5. Are any trees to be removed? Show on the site any trees to be removed; show tree replacement plan for any significant trees removed within 200' of the river. Obtain a tree clearing permit for tree removal within 200' of the river. 6. If you intend to short plat this property in the future and convert the garage into the home, the lots would need to meet the City of Tukwila LDR development standards which includes having a average minimum lot width of 50'. Dividing this property between the house and garage would not meet this minimum lot width and would not be approved. 7. The second floor of the garage includes a full -bath. It appears that this space may be intended for a accessory dwelling unit (ADU). Tukwila Municipal Code (TMC) 18.10.030 does not allow accessory dwelling units that are a separate unit from the main house in LDR zones. Converting this space into a living space will be in violation of the current TMC. For your information, the criteria for allowing an ADU is as follows: • 18.10.030 Accessory Uses The following uses and structures customarily appurtenant to a permitted use, and clearly incidental to such permitted use, are allowed within the Low - Density Residential District. 2. Accessory dwelling unit, provided: a. minimum lot of 7,200 square feet; b. accessory dwelling unit is no more than 33% of the square footage of the primary residence and a maximum of 1,000 square feet, whichever is less; c. one of the residences is the primary residence of a person who owns at least 50% of the property, d. dwelling unit is incorporated into the primary detached single - family residence, not a separate unit, so that both units appear to be of the same design as if constructed at the same time; e. minimum of three parking spaces on the property with units less than 600 square feet, and a minimum of four spaces for units over 600 square feet; and f the units are not sold as condominiums.
