2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center
(206/431- 3670).
4: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
5: New suspended ceiling grid and light fixture installations shall meet the non - building structures seismic design
requirements of ASCE 7.
6: Partition walls that are tied to the ceiling and all partitions greater than 6 feet in height shall be laterally braced
to the building structure.
7: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
8: There shall be no occupancy of a building until final inspection has been completed and approved by Tukwila building
inspector. No exception.
9: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap the sanitary
sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks, wells, and other
excavations. Final inspection approval will be determined by the building inspector based on satisfactory completion of
this requirement.
10: Ventilation is required for all new rooms and spaces of new or existing buildings and shall be in conformance with the
International Building Code and the Washington State Ventilation and Indoor Air Quality Code.
11: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Building
Department (206 - 431 - 3670).
12: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not-be valid. The issuance of a permit based on construction documents and other data shall not prevent the
BuildingOfficial from requiring the correction of errors in the construction documents and other data.

15: The total number of fire extinguishers required for a light hazard occupancy with Class A fire hazards is calculated at
one extinguisher for each 3,000 sq. ft. of area. The extinguisher(s) should be of the "all purpose" (2A, 10 B:C) dry
chemical type. The travel distance to any extinguisher must be 75' or less. (IFC 906.3) (NFPA 10, 3 -2.1)
16: Portable fire extinguishers, not housed in cabinets, shall be installed on the hangers or brackets supplied. Hangers or
brackets'shall be securely anchored to the mounting surface in accordance with the manufacturer's installation
instructions. Portable fire extinguishers having a gross weight not exceeding 40 pounds (18 kg) shall be installed so
that its top is not more than 5 feet (1524 mm) above the floor. Hand -held portable fire extinguishers having a gross
weight exceeding 40 pounds (18 kg) shall be installed so that its top is not more than 3.5 feet (1067 mm) above the
floor. The clearance between the floor and the bottom of the installed hand -held extinguishers shall not be less than 4
inches (102 mm). (IFC 906.7 and IFC 906.9)
17: Fire extinguishers shall not be obstructed or obscured from view. In rooms or areas in which visual obstruction cannot
be completely avoided, means shall be provided to indicate the locations of the extinguishers. (IFC 906.6)
18: Extinguishers shall be located in conspicuous locations where they will be readily accessible and immediately available
for use. These locations shall be along normal paths of travel, unless the fire code official determines that the
hazard posed indicates the need for placement away from normal paths of travel. (IFC 906.5)
19: Fire extinguishers require monthly and yearly inspections. They must have a tag or label securely attached that
indicates the month and year that the inspection was performed and shall identify the company or person performing the
service. Every six years stored pressure extinguishers shall be emptied and subjected to the applicable recharge
procedures. If the required monthly and yearly inspections of the fire extinguisher(s) are not accomplished or the
inspection tag is not completed, a reputable fire extinguisher service company will be required to conduct these
required surveys. (NFPA 10, 4-3, 4 -4)
20: Egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort.
(IFC 1008.1.8.3 subsection 2.2)
21: Dead bolts are not allowed on auxiliary exit doors unless the dead bolt is automatically retracted when the door handle
is engaged from inside the tenant space. (IFC Chapter 10)
22: Door handles, pulls, latches, locks and other operating devices on doors required to be accessible by Chapter 11 of the
International Building Code shall not require tight grasping, tight pinching or twisting of the wrist to operate. (IFC
1008.1.8.=1)
23: Exit hardware and marking shall meet the requirements of the International Fire Code. (IFC Chapter 10)
24: Gates serving the means of egress system shall comply with the requirements of the International Fire Code. Gates used
as a component in a means of egress shall conform to the applicable requirements for doors. (IFC 1008.2)
25: Aisles leading to required exits shall be provided from all portions of the building and the required width of the
aisles shall be unobstructed. (IFC 1013.4)
26: Maintain sprinkler coverage per N.F.P.A. 13. Addition/relocation of walls, closets or partitions may require relocating
and/or adding sprinlder heads. (IFC 901.4)
27: Sprinklers shall be installed under fixed obstructions over 4 feet (1.2 m) wide such as ducts, decks, open grate
flooring, cutting tables, shelves and overhead doors. (NFPA 13- 8.6.5.3.3)
28: All new sprinkler systems and all modifications to existing sprinkler systems shall have fire department review and
approval: of drawings prior to installation or modification. New sprinkler systems and all modifications to sprinlder
systems involving more than 50 heads shall have the written approval of the W.S.R.B., Factory Mutual, Industrial Risk
Insurers Kemper or any other representative designated and/or recognized by the City of Tukwila, prior to submittal to
the Tukwila Fire Prevention Bureau. No sprinkler work shall commence without approved drawings. (City Ordinance #2050)

29: A fire alarm system is required for this project. The fire alarm system shall meet the requirements of N.F.P.A. 72 and
City Ordinance #2051.
30: Maintain fire alarm system audible /visual notification. Addition/relocation of walls or partitions may require
relocation and/or addition of audible /visual notification devices. (City Ordinance #2051)
31: All new fire alarm systems or modifications to existing systems shall have the written approval of The Tukwila Fire
Prevention Bureau. No work shall commence until a fire department permit has been obtained. (City Ordinance #2051) (IFC

32: An electrical permit from the City of Tukwila Building Department Permit Center (206- 431 -3670) is required for this
project.
33: The maximum flame spread class of finish materials used on interior walls and ceilings shall not exceed that set forth
in Table No. 803.5 of the International Building Code.

1. ALL WORK SHALL CONFORM TO APPLICABLE CURRENT
FEDERAL, STATE AND LOCAL CODES. THE CONTRACTOR IS TO
PROVIDE FOR ALL REQUIRED NOTIFICATION OF AND COORDINATION
WITH CITY AND STATE AGENCIES, AND PROVIDE REQUIRED PERMITS.
ALL TESTS AND INSPECTIONS ASSOCIATED WITH OBTAINING
APPROVALS TO PROCEED WITH AND COMPLETE THE WORK SHALL
BE PAID FOR BY THE CONTRACTOR. EXCEPTION:TENANT HAS
APPLIED FOR THE BUILDING PERMIT FOR GENERAL CONSTRUCTION.
2. THE INTENT OF THE CONTRACT DOCUMENTS IS TO INCLUDE
ALL LABOR AND MATERIALS, EQUIPMENT AND TRANSPORTATION
NECESSARY OR REASONABLY INFERABLE AS BEING NECESSARY
FOR THE EXECUTION OF THE WORK, EXCEPT AS NOTED BELOW. BY
SUBMITTING A PROPOSAL, THE CONTRACTOR REPRESENTS THAT
THOROUGH EXAMINATION OF THE SITE AND ALL EXISTING
CONDITIONS AND LIMITATIONS HAVE BEEN MADE AND THAT THE
CONTRACT DOCUMENTS HAVE BEEN EXAMINED IN COMPLETE
DETAIL, AND THAT ISDETERMINED BEYOND DOUBT THAT THE
DRAWINGS, SPECIFICATIONS AND EXISTING CONDITIONS ARE
SUFFICIENT, ADEQUATE AND SATISFACTORY FOR CONSTRUCTION
OF THE WORK. WHERE MINOR ADJUSTMENTS TO THE WORK ARE
NECESSARY FOR THE PURPOSES OF FABRICATION AND
INSTALLATION OF ITEMS, OR RESOLUTIONS OF CONFLICTS
BETWEEN ITEMS, WITHIN THE INTENT OF THE CONTRACT
DOCUMENTS, THE CONTRACTOR SHALL MAKE SUCH ADJUSTMENTS
AT NO ADDED EXPENSE TO THE TENANT. WHERE SUCH MINOR
ADJUSTMENTS AFFECT FUNCTIONAL OR AESTHETIC DESIGN OF THE
WORK, THEY SHALL BE SUBMITTED TO THE OWNER FOR REVIEW
AND APPROVAL.
THE INITIAL BID SHALL EXCLUDE ALL MECHANICAL AND
ELECTRICAL WORK. AFTER THE GENERAL CONTRACTOR IS
SELECTED, THE TENANT AND THE GENERAL CONTRACTOR SHALL
SELECT MECHANICAL & ELECTRICAL CONTRACTORS TO PROVIDE
DESIGN /BUILD SERVICES FOR THE PROJECT TO INCLUDE HVAC,
PLUMBING, FIRE SPRINKLERS, POWER, DATA &
TELECOMMUNICATIONS AND FIRE ALARM.
3. CONTRACTOR IS TO COORDINATE ALL WORK BY DIFFERENT
TRADES. THE CONTRACTOR SHALL COORDINATE ALL OPERATIONS
WITH THE OWNER AND TENANT, INCLUDING AREA FOR WORK,
MATERIALS STORAGE, ACCESS TO AND FROM THE WORK, SPECIAL
CONDITIONS OR NOISY, WORK, TIMING OF WORK, INTERRUPTION OF
MECHANICAL AND ELECTRICAL SERVICES AND RELOCATION
EXISTING EQUIPMENT, CASEWORK, FIXTURES, FITTINGS, ETC. NOISY
OR DISRUPTIVE WORK SHALL BE SCHEDULED AT LEAST ONE (1)
WEEK IN ADVANCE OF THE TIME WORK IS TO COMMENCE.
4. ALL WORK SHALL BE PERFORMED IN ACCORDANCE WITH THE
HIGHEST STANDARD OF WORKMANSHIP IN GENERAL AND WITH
SUCH STANDARDS AS ARE SPECIFIED.
5. CONTRACTOR SHALL ADHERE TO ALL BUILDING STANDARDS.
ANY CHANGES TO SAME SHALL BE SUBMITTED TO OWNER IN
WRITING FOR APPROVAL.
6. CONTRACTOR SHALL SUBMIT SAMPLES OF ALL FINISHES OF
SUCH SIZE AND NUMBER THAT THEY REPRESENT A
REASONABLE DISTRIBUTION OF COLOR RANGES AND PATTERN
PRIOR TO INSTALLATION FOR TENANT'S APPROVAL. CONTRACTOR
SHALL PROVIDE SHOP DRAWINGS AND PRODUCT. DATA FOR
TENANT'S APPROVAL ON ALL SPECIAL ITEMS REQUIRING CUSTOM
FABRICATION.
7. CONTRACTOR IS TO VERIFY ALL DIMENSIONS AND CONDITIONS
ON SITE AND NOTIFY TENANT OF ANY DISCREPANCIES.
CONTRACTOR IS NOT TO SCALE OFF DRAWINGS.
8. CONTRACTOR SHALL PROVIDE 16 -GAUGE SHEET METAL
BACKING IN PARTITIONS FOR ALL WALL- MOUNTED FIXTURES AND
DEVICES UNLESS INDICATED OTHERWISE ON THE DRAWINGS.
9. FLOOR FINISH TRANSITIONS SHALL OCCUR UNDER DOORS,
UNLESS SHOWN OR NOTED OTHERWISE.
10. ALL MATERIALS INDICATED TO MATCH EXISTING SHALL DO
SO WITH RESPECT TO SIZE, SHAPE, COLOR, TEXTURE,
PATTERN QUALITY AND METHOD OF INSTALLATION INSOFAR AS
PRACTICABLE AND SHALL BE APPROVED BY THE TENANT BEFORE
USE.
11. THE BUILDING WILL BE OCCUPIED AND IN USE DURING THE
CONSTRUCTION PERIOD. PROTECT PERSONNEL, WHETHER
PASSERSBY, OCCUPANTS OF EXISTING BUILDING OR
VISITORS TO THE SITE FROM HARM AND INJURY. BARRIERS
SHALL BE INSTALLED AS REQUIRED TO PROTECT EXISTING
EQUIPMENT AND FACILITIES DURING CONSTRUCTION.
12. CONTRACTOR SHALL VERIFY ALL REQUIREMENTS FOR EXACT
SIZE AND QUANTITY OF EQUIPMENT FURNISHED BY TENANT
INCLUDING REQUIREMENTS FOR MECHANICAL AND ELECTRICAL
SERVICES, AND BE RESPONSIBLE FOR ALL ROUGH -IN AND
CONNECTIONS.
13. EXISTING WORK DAMAGED AS A RESULT OF WORK DONE
UNDER THIS CONTRACT SHALL BE REPAIRED TO ORIGINAL
CONDITION AND FINISHED TO MATCH ADJACENT FINISHES,
SUBJECT TO TENANT'S APPROVAL, AT NO ADDITIONAL COST
TO TENANT. ALL REPLACEMENT MATERIALS REQUIRED TO MATCH
EXISTING MATERIALS SHALL DO SO WITH RESPECT TO TYPE,
PATTERN, TEXTURE, SIZE, SHAPE, COLOR AND METHOD OF
INSTALLATION INSOFAR AS PRACTICABLE, AND SHALL BE APPROVED
BY THE TENANT PRIOR TO INSTALLATION. EXISTING MATERIALS
WHICH ARE TO BE REMOVED MAY BE USED FOR THE PATCHING,
BUT ONLY WITH EXPRESS APPROVAL OF THE TENANT.
14. ALL EXISTING MECHANICAL AND ELECTRICAL EQUIPMENT AND
SERVICES DISRUPTED OR REMOVED DURING CONSTRUCTION
SHALL BE RESTORED AND REPLACED UNLESS NOTED
OTHERWISE. WHERE EXISTING PLUMBING FIXTURES ARE
REMOVED, CAP THE SUPPLY VENT AND DRAINS ABOVE THE
CEILING AND BELOW THE FLOOR, AND PATCH OPENINGS TO
ACCOMMODATE THE NEW REQUIRED FINISH.
15. INSTALLATION OF MECHANICAL, ELECTRICAL AND
STRUCTURAL SYSTEMS WILL REQUIRE OPENING OF SOME EXISTING
WALLS, CEILINGS OR FLOOR CAVITIES. THE CONTRACTOR SHALL
BE RESPONSIBLE FOR THE REPAIR OF THESE OPENINGS TO MATCH
EXISTING, EXCEPT WHERE NOTED OTHERWISE. FILL ALL HOLES AND
VOIDS IN FLOORS, WALLS AND CEILINGS WHICH RESULT FROM
INSTALLATION OF WORK. REMOVE EXISTING MATERIALS AND
EQUIPMENT REQUIRED BY THE CONTRACT. PATCHED AREAS SHALL
MATCH THE ADJACENT MATERIALS, FINISHES, AND LEVELS, OR
SHALL BE PUT IN THE PROPER CONDITION TO RECEIVE THE FINISH
INDICATED.
16. OPENINGS REQUIRED FOR NEW WORK THAT PENETRATES
EXISTING STRUCTURE SHALL BE COORDINATED WITH OWNER PRIOR
TO COMMENCING THE WORK. ANY OPENING OVER 2" IN DIAMETER
SHALL BE REVIEWED AND APPROVED BY OWNER. ALL ROUND HOLES
THROUGH CONCRETE OR MASONRY SHALL BE CORED DRILLED WITH
A DIAMOND TIPPED BIT. IN NO CASE SHALL ANY STRUCTURAL
MEMBER BE CUT. USE CARBIDE - TIPPED DRILLS FOR GYPSUM
WALLBOARD PARTITIONS. KEEP OVERCUTTING TO A MINIMUM.
MAINTAIN CONTINUITY AND INTEGRITY OF FIRE SEPARATION AT ALL
TIMES. GROUT AROUND CONDUITS PASSING THROUGH CONCRETE
WALLS AND FLOORS AND MASONRY WALLS. MAKE PATCHES WITH
NEAT, TRIMMED EDGES; MATCH ADJACENT EXISTING WORK.
17. CONTRACTOR SHALL PROVIDE FLOOR LEVELING AS MAY BE
REQUIRED AT SLIDING DOORS, CABINET WORK, AND OTHER
LOCATIONS REQUIRING LEVEL SUBSTRATE. FEATHER CHANGES IN
ELEVATION OVER SUFFICIENT AREA TO LIMIT TRANSITION SLOPE TO
1/8" PER FOOT.
18. FOR ITEMS SPECIFIED IN THE DOCUMENTS BY REFERENCE TO
THE BUILDING STANDARDS, BY LISTING ACCEPTABLE
MANUFACTURERS OR PRODUCTS, BY REQUIRING COMPLIANCE WITH
REFERENCED STANDARDS, OR BY PERFORMANCE SPECIFICATIONS.
FOR ITEMS SPECIFIED BY NAME, SELECT ANY PRODUCT NAMED. FOR

REQUIRED SHOP DRAWINGS AND APPROVALS. ALL DEVICES SHALL
MATCH EXISTING SYSTEMS. CONTRACTOR IS RESPONSIBLE FOR
PROVIDING FIRE ALARM SYSTEM AUDIBILITY.
20. MECHANICAL AND ELECTRICAL FIXTURES, OUTLETS, ETC.,
WHEN SHOWN ON THE DRAWINGS, ARE FOR LOCATION
INFORMATION ONLY. UNLESS SPECIFICATION INFORMATION IS
PROVIDED, PROVIDE BIDDER DESIGNED MECHANICAL & ELECTRICAL
DRAWINGS & SPECIFICATIONS FOR DETAILED INFORMATION, SUCH
AS LOAD CALCULATION, CIRCUITING, SPRINKLER MODIFICATIONS,
PLUMBING CHANGES AND ALL OTHER MODIFICATIONS TO PROVIDE

21. ANY CHANGE IN LIGHT FIXTURE PLACEMENT DUE TO
INTERFERENCE OF MECHANICAL OR STRUCTURAL COMPONENTS

CONTRACTOR WORK RULES
DRAWINGS:
1. ALL SPACE PLANS, FINAL DRAWINGS AND ENGINEERING OR
DESIGN /BUILD DRAWINGS MUST BE APPROVED AND SIGNED OFF BY
BUILDING MANAGEMENT PRIOR TO COMMENCEMENT OF WORK.
ADMINISTRATION:
1. SUBMISSION OF CONSTRUCTION PERMIT COPY,
CONSTRUCTION SCHEDULE, LIST OF SUBCONTRACTORS, AND
CERTIFICATES OF INSURANCE FOR EACH SUB AND THE GENERAL,
LISTING THE MANAGEMENT COMPANY AND THE OWNER AS
ADDITIONALLY INSURED SHALL BE ON FILE WITH BUILDING
MANAGEMENT PRIOR TO COMMENCEMENT OF WORK.
2. CONTRACTORS WILL PROVIDE FOR THEIR OWN PARKING.
3. THE GENERAL CONTRACTOR SHALL TAKE FULL
RESPONSIBILITY FOR THE SUBCONTRACTOR'S ACTIONS.
4. ALL CONTRACTORS MUST BE APPROVED BY BUILDING
MANAGEMENT PRIOR TO THE COMMENCEMENT WORK.
5. A PRE -JOB WALK THROUGH MUST BE ARRANGED AND
STAGING AREAS MUST BE PRE - APPROVED.
BUILDING INTEGRITY:
1. ANY WORK AFFECTING THE BUILDING COMMON AREAS MUST
BE IN ACCORDANCE WITH THE EXISTING CONDITIONS, DETAILS AND
FINISHES.
2. ANY WORK AFFECTING THE PERIMETER OF THE BUILDING
MUST COMPLY WITH BUILDING STANDARDS AND DETAILS. NOTHING
IS TO BE SCREWED INTO EXISTING ALUMINUM PRODUCTS UNLESS
EXPRESSLY STATED IN ANY OF THE BUILDING DETAILS.
3. PROTECTION AND CLEAN -UP OF EXISTING FINISHES IN
COMMON AREAS AND FREIGHT ELEVATOR WILL BE DONE TO THE
SATISFACTION OF BUILDING MANAGEMENT. CONTRACTOR IS TO
PROVIDE ADEQUATE MATTING /PROTECTION. WALK OFF MATS MUST
BE PROVIDED AT EACH ENTRY /EXIT TO THE AREA UNDER
CONSTRUCTION. METHODS AND TIMES OF PROTECTION MUST BE
REVIEWED WITH BUILDING MANAGEMENT.
4. NO CHANGES TO WINDOW COVERINGS ON THE PERIMETER
WILL BE ACCEPTED. BLINDS SHALL BE REMOVED PRIOR TO
CONSTRUCTION, CLEANED, AND RE- INSTALLED AT THE END OF THE
PROJECT.
5. NO IMPROVEMENTS WILL BE ACCEPTED THAT WOULD AFTER
THE BUILDING APPEARANCE FROM THE OUTSIDE OR FROM THE
COMMON AREAS WITHOUT THE BUILDING MANAGERS APPROVAL.
6. ALL BUILDING STANDARDS MUST BE ADHERED TO EXCEPT
WHERE OTHERWISE APPROVED BY BUILDING MANAGEMENT.
7. MAINTAIN CLEANLINESS THROUGHOUT; DO NOT CLUTTER OR
BLOCK HALLWAYS, EXITS, ELEVATOR LOBBIES, ELECTRICAL
CLOSETS OR LOADING DOCK.
CONSTRUCTION:
1. RESTROOM USE BY TRADESPEOPLE IS RESTRICTED TO THE
FLOOR WHERE WORK IS BEING PERFORMED.
2. ANY WORK FOUND THAT DOES NOT CONFORM TO INDUSTRY
STANDARDS, CODES OR NEGATIVELY EFFECTS THE BUILDINGS
OPERATION WILL BE REMEDIED BY THE CONTRACTOR AT THEIR
EXPENSE.
3. ANY DAMAGE CAUSED TO THE BUILDING BY CONTRACTORS,
INCLUDING BUT NOT LIMITED TO, DOORS, ELEVATORS WILL BE
REPAIRED BY THE CONTRACTOR IMMEDIATELY. OWNER RESERVES
THE RIGHT TO REMEDY THE DEFECTS AT THE CONTRACTOR'S
EXPENSE IF THE WORK IS NOT CORRECTED WITHIN TWO WEEKS
OF WRITTEN NOTIFICATION.
4. ALL COMMON AREAS AND ELECTRICAL CLOSETS AFFECTED BY
THE IMPROVED SPACE ARE TO BE FREE FROM CONSTRUCTION
DEBRIS AFTER CONSTRUCTION IS COMPLETE. NO PAINTS,
THINNERS, OR HAZARDOUS MATERIALS WILL BE DISPOSED OF DOWN
ANY DRAIN.
5. THE CONTRACTOR WILL INSURE THAT ALL SERVICES
(ELECTRICAL, HVAC, PLUMBING, ETC.) WILL BE PROVIDED FOR
THAT SPECIFIC SUITE ONLY. NO SHARED SERVICES WILL BE
ACCEPTED. WHEN SPLITTING AN EXISTING SERVICE, THE
CONTRACTOR MUST INCLUDE THE RELOCATION OF THE ADJACENT
TENANT'S SERVICE TO AN ACCEPTABLE CONDITION.
6. DOORS TO EQUIPMENT AND ELECTRICAL ROOMS SHALL NOT
BE LEFT OPEN UNLESS THE CONTRACTOR IS PRESENT. DO NOT
PROP OPEN OR DETACH DOOR CLOSER ARM ON ANY DOOR.
7. ANY ODOR CAUSING OR NOISY ACTIVITIES DURING BUSINESS
HOURS WHICH WILL AFFECT TENANTS (I.E. DRILLING, SPRINKLER
MODIFICATIONS, INSTALLING CARPET TACK STRIP, SPRAY PAINTING,
AND PAINTING USING AN OIL BASE OR LACQUER, ETC.) IS
EXPRESSLY PROHIBITED. AFTER HOURS WORK MAY BE ALLOWED
UPON BUILDING MANAGEMENT CONSENT AND PRIOR NOTIFICATION.
8. ARCHITECTURAL, MECHANICAL, PLUMBING, SPRINKLER AND
ELECTRICAL AS- BUILTS MUST BE FORWARDED IN 1 SEPIA AND BLUE
LINE TO BUILDING MANAGEMENT UPON COMPLETION PLUS AIR
BALANCE REPORT WITHIN 10% OF DESIGN CAPACITY AND A COPY OF
THE RELABELED PANEL SCHEDULE.
9. ALL WORK ON BUILDING LIFE SAFETY SYSTEMS (SMOKE
DETECTORS, SPEAKERS, FIRE PULL STATIONS, ETC.) WILL BE
MONITORED BY THE BUILDING E.
10. ANY WORK THAT MAY ACTIVATE ANY SMOKE DETECTORS
SHALL REQUIRE ADVANCED NOTIFICATION TO BUILDING
MANAGEMENT.
11. CONTRACTOR IS TO NOTIFY BUILDING MANAGEMENT AT LEAST
24 HOURS PRIOR TO ANY INTERRUPTION OF BUILDING SERVICES,
SPRINKLER WORK OR AUDIBILITY TESTING.
HOISTING:
1. THE BUILDING LOADING DOCK IS ACCESSIBLE FROM 6:30 AM
TO 6:00 PM, WEEKDAYS.
2. THE FREIGHT ELEVATOR MAY BE LOCKED -OFF FOR EXCLUSIVE
USE BY CONTRACTOR WITH BUILDING MANAGEMENT APPROVAL.
LOCK -OFF OF ELEVATOR IS DISCOURAGED BETWEEN THE HOURS OF
7:30 AM TO 8:30 AM, 11:30 AM TO 1:00 PM, AND 4:00 PM TO 5:00 PM.
3. CONTRACTORS ARE NOT TO USE PASSENGER ELEVATORS TO
MOVE TOOLS, EQUIPMENT OR MATERIALS.

THE WORK CONSISTS OF THE TENANT IMPROVEMENTS TO
SPECIALTY SUITE. THE WORK INCLUDES DEMOLITION OF EXISTING
PARTITIONS, DOORS, RELITES, AND CEILINGS AS WELL AS OTHER
MISCELLANEOUS DEMOLITION DESCRIBED IN THE DRAWINGS. NEW
WORK CONSISTS OF THE CONSTRUCTION OF GYPSUM DRYWALL
PARTITIONS, DOORS, RELITES, CEILINGS, CASEWORK,
MECHANICAL AND ELECTRICAL MODIFICATIONS AS WELL AS
OTHER IMPROVEMENTS SHOWN IN THE DRAWINGS.
IT IS THE INTENT OF THESE DOCUMENTS TO USE BUILDING
STANDARD DETAILS AND MATERIALS EXCEPT WHERE NOTED OR

ACHIEVE PAINT ADHESION.
ALL FINISHES TO RECEIVE PREMIUM GRADE FINISH WITH
COATS AS FOLLOWS:
WOOD -- FILL AND SAND AS REQUIRED FOR SMOOTH FINISH.
1ST COAT: LATEX PRIMER SEALER, 2ND COAT: LATEX ENAMEL, AND
3RD COAT: LATEX ENAMEL - SEMI GLOSS.
GYP -- 1ST COAT: LATEX PRIMER SEALER, 2ND COAT: LATEX,
3RD COAT: LATEX - EGGSHELL.
APPLICATION:
GENERAL: APPLY PAINT IN ACCORDANCE WITH
MANUFACTURER'S DIRECTIONS. USE APPLICATORS AND
TECHNIQUES BEST SUITED FOR SUBSTRATE AND TYPE OF
MATERIAL BEING APPLIED.
PROVIDE FINISH COATS WHICH ARE COMPATIBLE WITH PRIME
PAINTS USED.
APPLY ADDITIONAL COATS WHEN UNDERCOATS, STAINS OR
OTHER CONDITIONS SHOW THROUGH FINAL COAT OF PAINT, UNTIL
PAINT FILM IS OF UNIFORM FINISH, COLOR AND APPEARANCE. GIVE
SPECIAL ATTENTION TO INSURE THAT SURFACES, INCLUDING
EDGES, CORNERS, CREVICES, WELDS, AND EXPOSED FASTENERS
RECEIVE A DRY FILM THICKNESS EQUIVALENT TO THAT OF FLAT
SURFACES.
PAINT SURFACES BEHIND MOVABLE EQUIPMENT AND
FURNITURE SAME AS SIMILAR EXPOSED SURFACES. PAINT
SURFACES BEING PERMANENTLY FIXED EQUIPMENT OR FURNITURE
WITH PRIME COAT ONLY BEFORE FINAL INSTALLATION OF
EQUIPMENT.
SAND LIGHTLY BETWEEN EACH SUCCEEDING ENAMEL OR
VARNISH COAT.
OMIT FIRST COAT (PRIMER) ON SURFACES WHICH HAVE BEEN,
PRE - PAINTED, SHOP - PRIMED OR TOUCH -UP PAINTED, UNLESS
OTHERWISE INDICATED.
SCHEDULING PAINTING: APPLY FIRST -COAT MATERIAL TO
SURFACES THAT HAVE BEEN CLEANED, PRETREATED OR
OTHERWISE PREPARED FOR PAINTING AS SOON AS PRACTICABLE
AFTER PREPARATION AND BEFORE SUBSEQUENT SURFACE
DETERIORATION.
ALLOW SUFFICIENT TIME BETWEEN SUCCESSIVE COATINGS TO
PERMIT PROPER DRYING. DO NOT RECOAT UNTIL PAINT HAS DRIED
TO WHERE IT FEELS FIRM, DOES NOT DEFORM OR FEEL STICKY
UNDER MODERATE THUMB PRESSURE, AND APPLICATION OF

MINIMUM COAT THICKNESS: APPLY MATERIALS AT NOT LESS
THAN MANUFACTURER'S RECOMMENDED SPREADING RATE, TO
ESTABLISH A TOTAL DRY FILM THICKNESS AS INDICATED OR, IF NOT
INDICATED, AS RECOMMENDED BY COATING MANUFACTURER.
PRIME COATS: APPLY PRIME COAT OF MATERIAL WHICH IS
REQUIRED TO BE PAINTED OR FINISHED, AND WHICH HAS NOT BEEN
PRIME COATED BY OTHERS.
RECOAT PRIMED AND SEALED SURFACES WHERE THERE IS
EVIDENCE OF SUCTION SPOTS OR UNSEALED AREAS IN FIRST COAT,
TO ASSURE A FINISH COAT WITH NO BURN - THROUGH OR OTHER
DETECTS DUE TO INSUFFICIENT SEALING.
STIPPLE ENAMEL FINISH: ROLL AND REDISTRIBUTE PAINT TO
AN EVEN FINE TEXTURE. LEAVE NO EVIDENCE OF ROLLING SUCH AS
LAPS, IRREGULARITY IN TEXTURE, SKID MARKS, OR OTHER
SURFACE IMPERFECTIONS.
PIGMENTED (OPAQUE) FINISHES: COMPLETELY COVER TO
PROVIDE AN OPAQUE, SMOOTH SURFACE OF UNIFORM FINISH,
COLOR, APPEARANCE AND COVERAGE. CLOUDINESS, SPOTTING,
HOLIDAYS, LAPS, BRUSH MARKS, RUNS, SAGE, ROPINESS OR OTHER
SURFACE IMPERFECTIONS WILL NOT BE ACCEPTABLE.
COMPLETED WORK: MATCH APPROVED SAMPLES FOR COLOR,
TEXTURE AND COVERAGE. REMOVE, REFINISH OR REPAINT
