Review of a preliminary site plan indicates the rectangular- shaped site measures approximately 100 feet in an east -west direction and 70 feet in a north -south direction. In general, Comment #01 from the City's memo requests that a geotechnical engineer assess subsurface conditions at the site (12357 -48 Avenue South, Tukwila, Washington) to assure that the seasonal high groundwater table should not affect the footing drain drainage field and to evaluate subsurface conditions to assist in developing a roof downspout disposal system. In preparing this letter, we reviewed readily available geologic data, excavated three hand borings at the site, and developed the conclusions and recommendations presented in this letter. We estimate that the grade along the east property line is on the order of 3 feet higher than the west property line. Please view Plate 1 on the previous page to view the site conditions at the time this letter was prepared. SUBSURFACE EXPLORATIONS On January 15, 2009, three hand borings (HB -1 through HB -3) were excavated at the site. The approximate locations of the hand borings are indicated on Figure 2. The hand borings were excavated to depths ranging from 4% to 6% feet below existing grade using hand tools. The relative density and consistency of the underlying soil was estimated based on probing the walls of the excavation and the difficulty of completing the excavation. Soil samples from the subsurface explorations were described and field classified in general accordance with the Unified Soil Classification System (USCS) and the United States Department of Agriculture (USDA) soil classification systems. The summary hand boring logs are included in Appendix A. Representative soil samples were selected for grain size analyses. The test results are included on the hand boring logs, where appropriate, and on Figure 3. SITE GEOLOGY AND SUBSURFACE CONDITIONS At each of our hand borings we encountered loose sediment that we interpret to be alluvium associated with the nearby Green River. The following is a description of the soils encountered at the hand borings. Please refer to the hand boring summary logs in Appendix A for a detailed description of the conditions encountered at each hand boring location. In general, soils encountered in the hand borings consisted of interbedded layers of silty fine sand, fine sand, and sandy silt with occasional discontinuous thin silt lenses. Groundwater was encountered at 6 feet and 5 feet below grade in hand borings HB -2 and HB -3, respectively, at the time of our subsurface exploration. No free water was observed at HB -1, but based on the moisture content of the soil samples, we anticipate the groundwater table was within several inches of the bottom of the hand boring. A relatively distinct iron oxide staining/mottling layer was encountered at 4 feet below grade in hand boring HB -1 and at 5 feet below grade in hand borings HB -2 and HB -3. An increase in soil moisture with depth was noted below the iron -oxide stained/mottled layer. We interpret the iron oxide stained/mottled layer to reflect a seasonal high groundwater table. It should be noted that groundwater elevations and seepage rates are likely to vary depending on the season, local subsurface conditions, and other factors. Groundwater levels and seepage rates are normally highest during the winter and early spring. 09-013 Ng Infiltration, Tukwila 6 ,,„ PanGEO, Inc. Mr. Raymond Ng 12357 -48 Avenue South, Tukwila, WA March 17, 2009 INFILTRATION EVALUATION CONCLUSIONS AND RECOMMENDATIONS The King County Surface Water Design Manual (KCSWDM) (King County Department of Natural Resources, 1998) requires at least 3 feet of permeable soil between the base of a downspout infiltration system and the seasonal high groundwater table. The KCSWDM specifies that downspout infiltration trenches extend at least 24 inches below grade. Based on the results of our subsurface exploration, a relatively distinct iron oxide stained/mottled layer that likely reflects a seasonal high groundwater table was encountered between 4 and 5 feet below grade at our hand boring locations. As such, portions of an infiltration trench would have less than 3 feet of separation between the bottom of the trench and the seasonal high groundwater table, and would not meet the KCSWDM requirements. In addition, lenses of low- permeability silt that would impede groundwater infiltration were encountered above the iron oxide stained/mottled layer. Given that portions of an infiltration trench would not meet the KCSWDM design requirements and given the presence of low permeability silt layers within the infiltration zone, it is our opinion that a downspout infiltration system is not a viable option for this site. The KCSWDM allows the use of dispersion trenches at sites where the subsurface conditions do not meet the requirements for infiltration trenches. Therefore, it is our opinion that dispersion trenches designed and constructed in accordance with the 1998 KCSWDM would be the most appropriate downspout control system for this site. The dispersion trenches should be installed such that the top of the trench is located below the crawl space finished grade. PERIMETER FOOTING DRAIN It is our opinion that footing drains are appropriate for this site. As previously stated, the seasonal high groundwater table at this site is anticipated to be 4 to 5 feet below the existing site grades. We anticipate footing drains would be located approximately 18 inches below finished grade. As such, the performance of footing drains should not be affected by fluctuations in the groundwater table. Footing drains should be tightlined to a separate dispersion trench. We anticipate that the amount of water encountered in the footing drains to be minimal and that a 10- foot long dispersion trench would be sufficient to accommodate the footing drains. We recommend that a 4 -inch diameter perforated pipe embedded in pea gravel and wrapped in filter fabric be installed at the base of the footings to direct collected water to an appropriate outlet. Under no circumstances should roof downspout drain lines be connected to the footing drain systems. Roof downspouts must be separately tightlined to an appropriate discharge. Cleanouts should be installed to allow for periodic maintenance of the footing drain and downspout tightline systems. 09 -013 Ng Infiltration, Tukwila 3 PanGEO, Inc. Adequate surface gradients and drainage systems should be incorporated into the design such that surface runoff is directed away from the residence. All collected water from surface runoff, downspouts, and footing drains should be routed into dispersion trench systems. CLOSURE We have prepared this report for Mr. Raymond Ng, and his project design team. Recommendations contained in this report are based on a site reconnaissance, a subsurface exploration program, review of pertinent subsurface information, and our understanding of the project. The study was performed using a mutually agreed -upon scope of work. Variations in soil conditions may exist between the locations of the explorations and the actual conditions underlying the site. The nature and extent of soil variations may not be evident until construction occurs. If any soil conditions are encountered at the site that are different from those described in this report, we should be notified immediately to review the applicability of our recommendations. Additionally, we should also be notified to review the applicability of our recommendations if there are any changes in the project scope. The scope of our work does not include services related to construction safety precautions. Our recommendations are not intended to direct the contractors' methods, techniques, sequences or procedures, except as specifically described in our report for consideration in design. Additionally, the scope of our work specifically excludes the assessment of environmental characteristics, particularly those involving hazardous substances. We are not mold consultants nor are our recommendations to be interpreted as being preventative of mold development. A mold specialist should be consulted for all mold - related issues.
