WHEREAS, the declarant herein,F. LEE STENSON CONSTRUCTION,
INC.owner in fee simple of the following described real
property, situate in the County of King, State of Washington:
Lot 20, Block 2, A. G.Berg Addition Tukwila, according
to the Plat thereof recorded in Volume 17 of Plats,
page 14, in King County, Washington

THE declarant, F. LEE STENSON CONSTRUCTION, INC.
for its self, its heirs and or assigns, do hereby
declare the existence of a 10 foot easement for ingress,
egress and utilities, over, under and across the
following described portion of the said above described:
Over the West 10 feet of Lot 20, Block 2 A. G. Berg
Addition to Tukwila Vol. 17 Pg. 14 and
Over the West 10 feet of Lot 19, Block 2, A. G. Berg
Addition to Tukwila, Vol. 17, Pg. 14
To provide access to the following described lots:
Lot 1 Block 2, of A.G. Berg Addition to Tukwila,
according to the plat thereof recorded in Volume 17
of Plats,Page 14, records of King on
{Parcel No. V40 . 0105}

Lot 2, Block 2, of A.G. Berg AdditZSn ' Thkwil`d,according
to the plat thereof recorded in Volume 17 of Plats,Page 14,
records of King County, Washington {Parcel No. f.0.7'61pA- 0105
all situate in the southwest 1/4 of Section 14,T23N,R4W,W.M.
NOW, therefor, said owner, F. LEE STENSON CONSTRUCTION,
INC. agrees that the easement afore mentioned, is for
access to the above captioned lots and for the benefit
of the present and future owners of the above said parcels
and that F. LEE STENSON CONSTRUCTION, INC. agrees to install
the access for Lots 19 and 20 with drainage and paving; and
to grade the West surface to Lots 1 and 2, at a 2 to 1 slope,
for future access to Lots 1 and 2, at his sole expense.
I.n the event this easement is used for lots 1 and 2,
the owners of said lots shall bear the cost of their
construction. Future maintenance shall be divided among
the users of the access.

heir, successors and assigns.

within instrument, and acknowledged the said instru-
ment to be the free and voluntary act and deed of said
corporation, for the uses and purposes therein mentioned,
and each on oath stated that he is authorized to execute
said instrument and that the seal affixed is the Corporate
seal of said Corporation.
