2: No changes shall be made to the approved plans unless approved by the design professional m responsible charge and the
Building Official.
3: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center
(206/431 - 3670).
4: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
5: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
6: Manufacturers installation instructions shall be available on the job site at the time of inspection.
7: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Building
Department (206- 431 - 3670).
8: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors in the construction documents and other data.
9: ** *FIRE DEPARTMENT CONDMONS * **
10: The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the
following concerns:
11: H.V.A.C. units rated at greater than 2,000 cfm require auto - shutdown devices. These devices shall be separately zoned
in the alarm panel and local U.L. central station supervision is required. (City Ordinance #2051)
12: H.V.A.C. systems supplying air in excess of 2,000 cubic feet per minute to enclosed spaces within buildings shall be
equipped with an automatic shutoff. Automatic shutoff shall be accomplished by interrupting the power source of the
air- moving equipment upon detection of smoke in the main return-air duct served by such equipment. Smoke detectors
shall be labeled by an approved agency for air -duct installation and shall be installed in accordance with the
manufacturer's installation instructions. (IMC 606.1, 606.2.1)
13: Remote indicator lights are required on all above ceiling smoke detectors. (City Ordinance #2051)
14: Duct smoke detectors shall be capable of being reset from a single point near the alarm panel. (City Ordinance #2051)
15: Duct detectors shall send a supervisory signal only upon activation. (City Ordinance #2051)

Dear Permit Applicant:
In reviewing our current permit application files, it appears that your permit application applied for on 01/17/2008 , has not been
issued by the City of Tukwila Permit Center. Per the International Codes, Uniform Plumbing Code and/or the National Electrical
Code, every permit application not issued within 180 days from the date of application shall expire by limitation and become null and
void. Your permit application expires on 07/15/2008 .
If you choose to pursue your project, a written request for extension of your application addressed to the Building Official,
demonstrating justifiable cause, will need to be received at the Permit Center prior to your expiration date of 07/15/2008. If it is
determined that an extension is granted, your application will be extended for an additional 90 days from the expiration date.
In the event we do not receive your written request for extension, your permit application will become null and void and your project
will require a new permit application, plans and specifications, and associated fees.

CONNECTIONS TO DIFFUSERS AND OUTLETS PROVIDED THAT IN NO CASE SHALL THIS FLEXIBLE
DUCT EXCEED 5' —O" IN LENGTH. CONNECTIONS BETWEEN DIFFUSERS AND OUTLETS, AND BE—
TWEEN FLEXIBLE DUCT AND SHEET METAL DUCTS, SHALL BE MADE WITH HOSE CLAMPS, OR
COLLARS SECURED WITH SHEET METAL SCREWS. SHORT RADIUS BEND WILL BE MADE WITH
ADJUSTABLE SHEET METAL ELBOWS. DO NOT ATTEMPT SHORT RADIUS BENDS USING FLEXIBLE

AIR DISTRIBUTION
CEILING OUTLETS, REGISTER AND GRILLES SHALL BE MADE BY TITUS COMPANY OF SIZE AND
TYPE SHOWN ON THE DRAWINGS AND ACCORDING TO THE AIR DEVICE SCHEDULE WITH BAKED
WITH ENAMEL FINISH, UNLESS OTHERWISE NOTED. EACH OUTLET SHALL BE COMPLETE WITH
INTEGRAL OPPOSED BLADE DAMPER.
AIR BALANCE
WHEN THE AIR DISTRIBUTION SYSTEM IS 100% COMPLETE ENTIRE SYSTEM MUST BE BALANCED
TO THE AIR QUANTITIES AS INDICATED ON THE PLANS, IN ACCORDANCE WITH THE AABC OR
NEBB SPECIFICATIONS. REPORTS MUST BE SUBMITTED (4) COPIES FOR EACH SYSTEM FOR
APPROVAL TO THE TENANT AND ARCHITECT. COPY OF REPORT MUST ALSO BE SUBMITTED TO
MALL LANDLORD. BALANCING COMPANY SHALL BE AN INDEPENDENT COMPANY AFFILIATED WITH
THE AMERICAN AIR BALANCING COUNCIL.
TESTING AND ADJUSTING
CONTRACTOR SHALL DEMONSTRATE OPERATION OF SYSTEM TO FULL SATISFACTION OF TENANT,
SHALL BALANCE AIR FLOW IN ACCORDANCE WITH AIR QUANTITIES ON DRAWINGS AND SHALL
RECORD VOLUME READINGS IN ACCORDANCE WITH ASHRAE AND PROVIDE SAME TO TENANT.
OPERATION AND MAINTENANCE DOCUMENTATION MUST BE PROVIDED TO THE OWNER THAT
INCLUDES AT LEAST THE FOLLOWING INFORMATION:
A. EQUIPMENT CAPACITY (INPUT AND OUTPUT) AND REQUIRED MAINTENANCE ACTIONS.
B. EQUIPMENT OPERATION AND MAINTENANCE MANUALS.
C. HVAC SYSTEM CONTROL MAINTENANCE AND CALIBRATION INFORMATION, INCLUDING WIRING
DIAGRAMS, SCHEMATICS, AND CONTROL SEQUENCE DESCRIPTIONS; DESIRED OR FIELD —
DETERMINED SET POINTS MUST BE PERMANENTLY RECORDED ON CONTROL DRAWINGS, AT
CONTROL DEVICES, OR, FOR DIGITAL CONTROL SYSTEMS, IN PROGRAMMING COMMENTS.
D. COMPLETE NARRATIVE OF HOW EACH SYSTEM IS INTENDED TO OPERATE.
DRAWINGS
THIS CONTRACTOR SHALL SUBMIT 4 COPIES OF RECORD DRAWINGS SHOWING EXACT LOCATIONS
OF THE UNIT, DUCTS, DIFFUSERS, ETC., FOR FUTURE REFERENCE.
UPON COMPLETION OF INSTALLATION, SUBMIT A CERTIFIED TEST AND BALANCE REPORT TO
LANDLORD FOR REVIEW AND APPROVAL THE REPORT SHALL INCLUDE ALL AIR FLOW BALANCE
DATA.
MECHANICAL GENERAL NOTES
PRIOR TO SUBMITTING A PROPOSAL, THE CONTRACTOR SHALL VISIT THE SITE AND THOROUGHLY
INSPECT EXISTING CONDITIONS TO ENSURE THAT WORK REPRESENTED ON DRAWINGS CAN BE
INSTALLED AS INDICATED. COORDINATE DISCREPANCIES BETWEEN DOCUMENTS AND FIELD
CONDITIONS WITH THE TENANT OR HIS AUTHORIZED AGENT. COORDINATE THE EXTENSION,
MODIFICATION, FINAL CONNECTION AND TESTING OF ALL UTILITIES OR INTERFACED SYSTEMS
WITH THE LANDLORD'S FIELD REPRESENTATIVE.
ARRANGE WITH LOCAL AND STATE AUTHORITIES AND UTILITY COMPANIES FOR PERMITS, FEES,
AND SERVICE CONNECTIONS FOR TEMPORARY AND PERMANENT WATER, SANITARY SEWER, STORM
AND INDUSTRIAL WASTE SERVICES IF APPUCABLE, VERIFYING LOCATIONS AND ARRANGEMENT,
AND PAY ALL CHARGES INCLUDING INSPECTIONS.
DRAWINGS ARE GENERALLY DIAGRAMMATIC AND ARE INTENDED TO ENCOMPASS A SYSTEM THAT
WILL NOT INTERFERE WITH THE STRUCTURAL AND ARCHITECTURAL DESIGN OF THE BUILDING.
COORDINATE WORK TO AVOID INTERFERENCE BETWEEN PIPING, EQUIPMENT, ARCHITECTURAL, AND
STRUCTURAL WORK.
NO COMPONENTS MAY BE ABANDONED IN PLACE. ALL COMPONENTS THAT ARE NOT REUSED
MUST BE REMOVED AND DISPOSED OF. COORDINATE DISPOSAL OF ALL REMOVED EQUIPMENT
WITH THE LANDLORD.
PROVIDE THE ENTIRE OPERATING SYSTEM AND ITS COMPONENT ITEMS OF EQUIPMENT FREE OF
OBJECTIONABLE VIBRATION OR NOISES. REFER TO ASHRAE HANDBOOK FOR RECOMMENDED
NOISE CRITERIA (NC) UNLESS OTHERWISE NOTED. STATICALLY AND DYNAMICALLY BALANCE
ROTATING EQUIPMENT, AND MOUNT OR FASTEN SO VIBRATION I5 PRODUCED OR TRANSMITTED
TO OR THROUGH THE BUILDING. IF OBJECTIONABLE NOISE OR VIBRATION IS PRODUCED OR
TRANSMITTED TO OR THROUGHOUT THE BUILDING STRUCTURE BY EQUIPMENT, PIPING, DUCTS
OR OTHER PARTS OF WORK, RECTIFY SUCH CONDITIONS AT NO ADDITIONAL COMPENSATION.
PROVIDE ADDITIONAL BALANCING DEVICES REQUIRED FOR COMPLETE SYSTEM BALANCING
INCLUDING BUT NOT LIMITED TO VOLUME DAMPERS, VALVES, AND SHEAVES OR PULLEYS AT
FANS.
VERIFY THE SIZE, LOCATION, AND CONDITION OF THE EXISTING PIPING BUILDING MANAGEMENT
SYSTEM CONNECTION POINTS, AND OUTSIDE AIR CONNECTIONS. REPLACE EXISTING
COMPONENTS IF THEY ARE INADEQUATE FOR THE NEW REQUIREMENTS.
COORDINATE ACCESS TO LANDLORD'S EQUIPMENT (VAV BOXES, FIRE DAMPERS, VOLUME
DAMPERS, ETC) WITH LANDLORD'S GENERAL CONTRACTOR /REPRESENTATIVE
TENANT G.C. SHALL ENGAGE LANDLORD'S DESINATED SEPARATE TEMPERATURE CONTROL
CONTRACTOR FOR FINAL SET —UP OF SYSTEM(S) OPERATIONS AND AIR BALANCING. GIVE ONE

SHEET METAL DUCTWORK. FLEXIBLE INSULATED, ROUND DUCT WILL BE PERMITTED FOR F1NAL
CONNECTIONS TO DIFFUSERS AND OUTLETS PROVIDED THAT IN NO CASE SHALL THIS FLEXIBLE
DUCT EXCEED 5' —O" IN LENGTH. CONNECTIONS BETWEEN DIFFUSERS AND OUTLETS, AND BE—
TWEEN FLEXIBLE DUCT AND SHEET METAL DUCTS, SHALL BE MADE WITH HOSE CLAMPS, OR
COLLARS SECURED WITH SHEET METAL SCREWS. SHORT RADIUS BEND WILL BE MADE WITH
ADJUSTABLE SHEET METAL ELBOWS. DO NOT ATTEMPT SHORT RADIUS BENDS USING FLEXIBLE

AIR DISTRIBUTION
CEILING OUTLETS, REGISTER AND GRILLES SHALL BE MADE BY TITUS COMPANY OF SIZE AND
TYPE SHOWN ON THE DRAWINGS AND ACCORDING TO THE AIR DEVICE SCHEDULE WITH BAKED
WITH ENAMEL FINISH, UNLESS OTHERWISE NOTED. EACH OUTLET SHALL BE COMPLETE WITH
INTEGRAL OPPOSED BLADE DAMPER.
AIR BALANCE
WHEN THE AIR DISTRIBUTION SYSTEM IS 100% COMPLETE ENTIRE SYSTEM MUST BE BALANCED
TO THE AIR QUANTITIES AS INDICATED ON THE PLANS, IN ACCORDANCE WITH THE AABC OR
NEBB SPECIFICATIONS. REPORTS MUST BE SUBMITTED (4) COPIES FOR EACH SYSTEM FOR
APPROVAL TO THE TENANT AND ARCHITECT. COPY OF REPORT MUST ALSO BE SUBMITTED TO
MALL LANDLORD. BALANCING COMPANY SHALL BE AN INDEPENDENT COMPANY AFFILIATED WITH
THE AMERICAN AIR BALANCING COUNCIL.
TESTING AND ADJUSTING
CONTRACTOR SHALL DEMONSTRATE OPERATION OF SYSTEM TO FULL SATISFACTION OF TENANT,
SHALL BALANCE AIR FLOW IN ACCORDANCE WITH AIR QUANTITIES ON DRAWINGS AND SHALL
RECORD VOLUME READINGS IN ACCORDANCE WITH ASHRAE AND PROVIDE SAME TO TENANT.
OPERATION AND MAINTENANCE DOCUMENTATION MUST BE PROVIDED TO THE OWNER THAT
INCLUDES AT LEAST THE FOLLOWING INFORMATION:
A. EQUIPMENT CAPACITY (INPUT AND OUTPUT) AND REQUIRED MAINTENANCE ACTIONS.
B. EQUIPMENT OPERATION AND MAINTENANCE MANUALS.
C. HVAC SYSTEM CONTROL MAINTENANCE AND CALIBRATION INFORMATION, INCLUDING WIRING
DIAGRAMS, SCHEMATICS, AND CONTROL SEQUENCE DESCRIPTIONS; DESIRED OR FIELD —
DETERMINED SET POINTS MUST BE PERMANENTLY RECORDED ON CONTROL DRAWINGS, AT
CONTROL DEVICES, OR, FOR DIGITAL CONTROL SYSTEMS, IN PROGRAMMING COMMENTS.
D. COMPLETE NARRATIVE OF HOW EACH SYSTEM IS INTENDED TO OPERATE.
DRAWINGS
THIS CONTRACTOR SHALL SUBMIT 4 COPIES OF RECORD DRAWINGS SHOWING EXACT LOCATIONS
OF THE UNIT, DUCTS, DIFFUSERS, ETC., FOR FUTURE REFERENCE.
UPON COMPLETION OF INSTALLATION, SUBMIT A CERTIFIED TEST AND BALANCE REPORT TO
LANDLORD FOR REVIEW AND APPROVAL THE REPORT SHALL INCLUDE ALL AIR FLOW BALANCE
DATA.
MECHANICAL GENERAL NOTES
PRIOR TO SUBMITTING A PROPOSAL, THE CONTRACTOR SHALL VISIT THE SITE AND THOROUGHLY
INSPECT EXISTING CONDITIONS TO ENSURE THAT WORK REPRESENTED ON DRAWINGS CAN BE
INSTALLED AS INDICATED. COORDINATE DISCREPANCIES BETWEEN DOCUMENTS AND FIELD
CONDITIONS WITH THE TENANT OR HIS AUTHORIZED AGENT. COORDINATE THE EXTENSION,
MODIFICATION, FINAL CONNECTION AND TESTING OF ALL UTILITIES OR INTERFACED SYSTEMS
WITH THE LANDLORD'S FIELD REPRESENTATIVE.
ARRANGE WITH LOCAL AND STATE AUTHORITIES AND UTILITY COMPANIES FOR PERMITS, FEES,
AND SERVICE CONNECTIONS FOR TEMPORARY AND PERMANENT WATER, SANITARY SEWER, STORM
AND INDUSTRIAL WASTE SERVICES IF APPUCABLE, VERIFYING LOCATIONS AND ARRANGEMENT,
AND PAY ALL CHARGES INCLUDING INSPECTIONS.
DRAWINGS ARE GENERALLY DIAGRAMMATIC AND ARE INTENDED TO ENCOMPASS A SYSTEM THAT
WILL NOT INTERFERE WITH THE STRUCTURAL AND ARCHITECTURAL DESIGN OF THE BUILDING.
COORDINATE WORK TO AVOID INTERFERENCE BETWEEN PIPING, EQUIPMENT, ARCHITECTURAL, AND
STRUCTURAL WORK.
NO COMPONENTS MAY BE ABANDONED IN PLACE. ALL COMPONENTS THAT ARE NOT REUSED
MUST BE REMOVED AND DISPOSED OF. COORDINATE DISPOSAL OF ALL REMOVED EQUIPMENT
WITH THE LANDLORD.
PROVIDE THE ENTIRE OPERATING SYSTEM AND ITS COMPONENT ITEMS OF EQUIPMENT FREE OF
OBJECTIONABLE VIBRATION OR NOISES. REFER TO ASHRAE HANDBOOK FOR RECOMMENDED
NOISE CRITERIA (NC) UNLESS OTHERWISE NOTED. STATICALLY AND DYNAMICALLY BALANCE
ROTATING EQUIPMENT, AND MOUNT OR FASTEN SO VIBRATION I5 PRODUCED OR TRANSMITTED
TO OR THROUGH THE BUILDING. IF OBJECTIONABLE NOISE OR VIBRATION IS PRODUCED OR
TRANSMITTED TO OR THROUGHOUT THE BUILDING STRUCTURE BY EQUIPMENT, PIPING, DUCTS
OR OTHER PARTS OF WORK, RECTIFY SUCH CONDITIONS AT NO ADDITIONAL COMPENSATION.
PROVIDE ADDITIONAL BALANCING DEVICES REQUIRED FOR COMPLETE SYSTEM BALANCING
INCLUDING BUT NOT LIMITED TO VOLUME DAMPERS, VALVES, AND SHEAVES OR PULLEYS AT
FANS.
VERIFY THE SIZE, LOCATION, AND CONDITION OF THE EXISTING PIPING BUILDING MANAGEMENT
SYSTEM CONNECTION POINTS, AND OUTSIDE AIR CONNECTIONS. REPLACE EXISTING
COMPONENTS IF THEY ARE INADEQUATE FOR THE NEW REQUIREMENTS.
COORDINATE ACCESS TO LANDLORD'S EQUIPMENT (VAV BOXES, FIRE DAMPERS, VOLUME
DAMPERS, ETC) WITH LANDLORD'S GENERAL CONTRACTOR /REPRESENTATIVE
TENANT G.C. SHALL ENGAGE LANDLORD'S DESINATED SEPARATE TEMPERATURE CONTROL
CONTRACTOR FOR FINAL SET —UP OF SYSTEM(S) OPERATIONS AND AIR BALANCING. GIVE ONE

ORDINANCES. PERMITS. AND CERTIFICATES
ALL WORK UNDER THIS DIVISION OF THE SPECIFICATIONS SHALL BE INSTALLED IN FULL ACCOR—
DANCE WITH ALL LAWS, ORDINANCES AND REGULATIONS OF ALL GOVERNMENTAL AUTHORITIES
(LOCAL, STATE, AND FEDERAL) HAVING JURISDICTION WHICH IN ANY WAY WILL AFFECT THIS
WORK. THIS CONTRACTOR SHALL SECURE AND PAY FOR ALL PERMITS AND CERTIFICATES OF IN—
SPECTION REQUIRED BY THE FOREGOING GOVERNMENTAL AUTHORITIES. ALL WORK SHALL BE IN—
STALLED IN FULL ACCORDANCE WITH REGULATIONS OF THE UNDERWRITERS HAVING JURISDICTION.
VISIT JOB SITE
VISIT JOB SITE AND BE FAMILIAR WITH LANDLORD'S REQUIREMENTS. NO ALLOWANCE WILL BE
MADE FOR EXTRAS DUE TO CONTRACTOR'S FAILURE TO VISIT THE JOB SITE AND /OR FAILURE
TO PREDETERMINE ALL CONDITIONS IMPOSED BY THE LANDLORD OR OTHER AUTHORITIES.
GUARANTEE
ALL LABOR AND MATERIAL FURNISHED UNDER THIS CONTRACT WILL BE GUARANTEED FOR A
PERIOD OF ONE YEAR FROM DATE OF FINAL ACCEPTANCE BY THE TENANT. DURING THIS TIME,
THIS CONTRACTOR SHALL REPAIR ALL LEAKS AND CORRECT ALL DISCREPANCIES WITH CODES
OR THE SPECIFICATIONS AT HIS OWN EXPENSE
DUCTWORK
PRESSURE CLASS: 1" W.G.
SEAL CLASS: B
ALL NEW SUPPLY AIR DUCTS SHALL BE MADE OF GALVANIZED SHEET METAL WRAPPED WITH 2"
OF INSULATION (UNLESS OTHERWISE NOTED). NEW DUCTWORK SHALL BE INSTALLED ACCORDING
TO SMACNA AND ASHRAE CURRENT STANDARDS DISCREPANCIES SHALL BE BROUGHT TO THE
ATTENTION OF ARCHITECT /ENGINEER.
ALL DUCTS WILL BE MADE AIRTIGHT WITH THE USE OF APPROVED DUCT JOINTS, CAULKING AND
SHEET METAL SCREWS. ALL DUCT TAPE OR SIMILAR MATERIALS WILL BE REJECTED BY THE
TENANT. NO GLASS FIBER OR SIMILAR MATERIALS WILL BE ACCEPTED AS A SUBSTITUTE FOR
SHEET METAL DUCTWORK. FLEXIBLE INSULATED, ROUND DUCT WILL BE PERMITTED FOR FINAL
CONNECTIONS TO DIFFUSERS AND OUTLETS PROVIDED THAT IN NO CASE SHALL THIS FLEXIBLE
DUCT EXCEED 5' -0" IN LENGTH. CONNECTIONS BETWEEN DIFFUSERS AND OUTLETS, AND BE—
TWEEN FLEXIBLE DUCT AND SHEET METAL DUCTS, SHALL BE MADE WITH HOSE CLAMPS, OR
COLLARS SECURED WITH SHEET METAL SCREWS. SHORT RADIUS BEND WILL BE MADE WITH
ADJUSTABLE SHEET METAL ELBOWS. DO NOT ATTEMPT SHORT RADIUS BENDS USING FLEXIBLE
DUCT.
ALL JOINTS, LONGITUDINAL AND TRANSVERSE SEAMS, AND CONNECTIONS IN DUCTWORK MUST BE
SECURELY SEALED USING WELDMENTS; MECHANICAL FASTENERS WITH SEALS, GASKETS, OR
MASTICS; MESH AND MASTIC SEAUNG SYSTEMS; OR TAPES. TAPES AND MASTICS MUST BE LISTED
AND LABELED IN ACCORDANCE WITH UL 181A OR UL 1816. ALL LONGITUDINAL AND TRANSVERSE
JOINTS, SEAMS AND CONNECTIONS OF SUPPLY AND RETURN DUCTS OPERATING AT STATIC
PRESSURES LESS THAN OR EQUAL TO 2 W.G. SHALL BE SECURELY FASTENED AND SEALED
WITH WELDS GASKETS, MASTICS (ADHESIVES), MASTIC— PLUS — EMBEDDED FABRIC SYSTEMS OR
TAPES INSTALLED IN ACCORDANCE WITH MANUFACTURER'S INSTALLATION INSTRUCTIONS.
MECHANICAL FASTENERS AND SEALS, MASTICS, OR GASKETS MUST BE USED WHEN CONNECTING
DUCTS TO FANS AND OTHER AIR DISTRIBUTION EQUIPMENT.
INSULATION
SUPPLY DUCTWORK CONCEALED ABOVE CEILING SHALL HAVE 2" FIBERGLASS "Owens— Corning"
DUAL TEMP TYPE 100 WITH REINFORCED ALUMINUM FOIL FACING, APPLIED WITH ADHESIVE AND
STRAPPED 8' —O" ON CENTERS WITH STICK CUPS.
AIR DISTRIBUTION
CEILING OUTLETS, REGISTER AND GRILLES SHALL BE MADE BY TITUS COMPANY OF SIZE AND
TYPE SHOWN ON THE DRAWINGS AND ACCORDING TO THE AIR DEVICE SCHEDULE WITH BAKED
WITH ENAMEL FINISH, UNLESS OTHERWISE NOTED. EACH OUTLET SHALL BE COMPLETE WITH
INTEGRAL OPPOSED BLADE DAMPER.
AIR BALANCE
WHEN THE AIR DISTRIBUTION SYSTEM I5 100% COMPLETE ENTIRE SYSTEM MUST BE BALANCED
TO THE AIR QUANTITIES AS INDICATED ON THE PLANS, IN ACCORDANCE WITH THE AABC OR
NEBB SPECIFICATIONS. REPORTS MUST BE SUBMITTED (4) COPIES FOR EACH SYSTEM FOR
APPROVAL TO THE TENANT AND ARCHITECT. COPY OF REPORT MUST ALSO BE SUBMITTED TO
MALL LANDLORD. BALANCING COMPANY SHALL BE AN INDEPENDENT COMPANY AFFILIATED WITH
THE AMERICAN AIR BALANCING COUNCIL
TESTING AND ADJUSTING
CONTRACTOR SHALL DEMONSTRATE OPERATION OF SYSTEM TO FULL SATISFACTION OF TENANT,
SHALL BALANCE AIR FLOW IN ACCORDANCE WITH AIR QUANTITIES ON DRAWINGS AND SHALL
RECORD VOLUME READINGS IN ACCORDANCE WITH ASHRAE AND PROVIDE SAME TO TENANT.
OPERATION AND MAINTENANCE DOCUMENTATION MUST BE PROVIDED TO THE OWNER THAT
INCLUDES AT LEAST THE FOLLOWING INFORMATION:
A. EQUIPMENT CAPACITY (INPUT AND OUTPUT) AND REQUIRED MAINTENANCE ACTIONS.
B. EQUIPMENT OPERATION AND MAINTENANCE MANUALS.
C. HVAC SYSTEM CONTROL MAINTENANCE AND CALIBRATION INFORMATION, INCLUDING WIRING
DIAGRAMS, SCHEMATICS, AND CONTROL SEQUENCE DESCRIPTIONS; DESIRED OR FIELD —
DETERMINED SET POINTS MUST BE PERMANENTLY RECORDED ON CONTROL DRAWINGS, AT
CONTROL DEVICES, OR, FOR DIGITAL CONTROL SYSTEMS, IN PROGRAMMING COMMENTS.
D. COMPLETE NARRATIVE OF HOW EACH SYSTEM IS INTENDED TO OPERATE.
DRAWINGS
THIS CONTRACTOR SHALL SUBMIT 4 COPIES OF RECORD DRAWINGS SHOWING EXACT LOCATIONS
OF THE UNIT, DUCTS, DIFFUSERS, ETC., FOR FUTURE REFERENCE.
UPON COMPLETION OF INSTALLATION, SUBMIT A CERTIFIED TEST AND BALANCE REPORT TO
LANDLORD FOR REVIEW AND APPROVAL THE REPORT SHALL INCLUDE ALL AIR FLOW BALANCE
DATA.
MECHANICAL GENERAL NOTES
PRIOR TO SUBMITTING A PROPOSAL, THE CONTRACTOR SHALL VISIT THE SITE AND THOROUGHLY
INSPECT EXISTING CONDITIONS TO ENSURE THAT WORK REPRESENTED ON DRAWINGS CAN BE
INSTALLED AS INDICATED. COORDINATE DISCREPANCIES BETWEEN DOCUMENTS AND FIELD
CONDITIONS WITH THE TENANT OR HIS AUTHORIZED AGENT. COORDINATE THE EXTENSION,
MODIFICATION, FINAL CONNECTION AND TESTING OF ALL UTILITIES OR INTERFACED SYSTEMS
WITH THE LANDLORD'S FIELD REPRESENTATIVE.
ARRANGE WITH LOCAL AND STATE AUTHORITIES AND UTILITY COMPANIES FOR PERMITS, FEES,
AND SERVICE CONNECTIONS FOR TEMPORARY AND PERMANENT WATER, SANITARY SEWER, STORM
AND INDUSTRIAL WASTE SERVICES IF APPLICABLE, VERIFYING LOCATIONS AND ARRANGEMENT,
AND PAY ALL CHARGES INCLUDING INSPECTIONS.
DRAWINGS ARE GENERALLY DIAGRAMMATIC AND ARE INTENDED TO ENCOMPASS A SYSTEM THAT
WILL NOT INTERFERE WITH THE STRUCTURAL AND ARCHITECTURAL DESIGN OF THE BUILDING.
COORDINATE WORK TO AVOID INTERFERENCE BETWEEN PIPING, EQUIPMENT, ARCHITECTURAL, AND
STRUCTURAL WORK.
NO COMPONENTS MAY BE ABANDONED IN PLACE. ALL COMPONENTS THAT ARE NOT REUSED
MUST BE REMOVED AND DISPOSED OF. COORDINATE DISPOSAL OF ALL REMOVED EQUIPMENT
WITH THE LANDLORD.
PROVIDE THE ENTIRE OPERATING SYSTEM AND ITS COMPONENT ITEMS OF EQUIPMENT FREE OF
OBJECTIONABLE VIBRATION OR NOISES. REFER TO ASHRAE HANDBOOK FOR RECOMMENDED
NOISE CRITERIA (NC) UNLESS OTHERWISE NOTED. STATICALLY AND DYNAMICALLY BALANCE
ROTATING EQUIPMENT, AND MOUNT OR FASTEN SO VIBRATION IS PRODUCED OR TRANSMITTED
TO OR THROUGH THE BUILDING. IF OBJECTIONABLE NOISE OR VIBRATION IS PRODUCED OR
TRANSMITTED TO OR THROUGHOUT THE BUILDING STRUCTURE BY EQUIPMENT, PIPING, DUCTS
OR OTHER PARTS OF WORK, RECTIFY SUCH CONDITIONS AT NO ADDITIONAL COMPENSATION.
PROVIDE ADDITIONAL BALANCING DEVICES REQUIRED FOR COMPLETE SYSTEM BALANCING
INCLUDING BUT NOT LIMITED TO VOLUME DAMPERS, VALVES, AND SHEAVES OR PULLEYS AT
FANS.
VERIFY THE SIZE, LOCATION, AND CONDITION OF THE EXISTING PIPING BUILDING MANAGEMENT
SYSTEM CONNECTION POINTS, AND OUTSIDE AIR CONNECTIONS. REPLACE EXISTING
COMPONENTS IF THEY ARE INADEQUATE FOR THE NEW REQUIREMENTS.
COORDINATE ACCESS TO LANDLORD'S EQUIPMENT (VAV BOXES, FIRE DAMPERS, VOLUME
DAMPERS, ETC) WITH LANDLORD'S GENERAL CONTRACTOR /REPRESENTATIVE
TENANT G.C. SHALL ENGAGE LANDLORD'S DESINATED SEPARATE TEMPERATURE CONTROL
CONTRACTOR FOR FINAL SET —UP OF SYSTEM(S) OPERATIONS AND AIR BALANCING. GIVE ONE
COPY OF BALANCING REPORTED TO LANDLORD'S BUILDING ENGINEER.
