(IFC 906.3) (NFPA 10, 3 -2.1) 20: Portable fire extinguishers, not housed in cabinets, shall be installed on the hangers or brackets supplied. Hangers or brackets shall be securely anchored to the mounting surface in accordance with the manufacturer's installation instructions. Portable fire extinguishers having a gross weight not exceeding 40 pounds (18 kg) shall be installed so that its top is not more than 5 feet (1524 mm) above the floor. Hand -held portable fire extinguishers having a gross weight exceeding 40 pounds (18 kg) shall be installed so that its top is not more than 3.5 feet (1067 mm) above the floor. The clearance between the floor and the bottom of the installed hand -held extinguishers shall not be less than 4 inches (102 mm). (IFC 906.7 and IFC 906.9) 21: Fire extinguishers shall not be obstructed or obscured from view. In rooms or areas in which visual obstruction cannot be completely avoided, means shall be provided to indicate the locations of the extinguishers. (IFC 906.6) 22: Extinguishers shall be located in conspicuous locations where they will be readily accessible and immediately available for use. These locations shall be along normal paths of travel, unless the fire code official determines that the hazard posed indicates the need for placement away from normal paths of travel. (IFC 906.5) 23: All electrical work and equipment shall conform strictly to the standards of the National Electrical Code. (NFPA 70) 24: An electrical permit from the City of Tukwila Building Department Permit Center (206- 431 -3670) is required for this project. 25: Material safety data sheets for all hazardous materials on the premise shall be readily available on site for emergency personnel. (IFC 2703.4) 26: Visible hazard identification signs shall be placed at entrances to locations where hazardous materials are stored, dispensed, used or handled in quantities requiring a permit. Individual containers, cartons or packages shall be conspicuously marked or labeled in accordance with nationally recognized standards. (IFC 2703.5) (NFPA 704)) 27: Spill containment systems or means to render a spill harmless to people or property shall be provided where a spill is determined to be a plausible event and where such an event would endanger people or property. Please address the attached comments in an itemized format with applicable revised plans, specifications, and /or other documentation. The City requires that two (2) complete sets of revised plans, specifications and /or other documentation be resubmitted with the appropriate revision block. T,egards to item #2 e have added a second layer of 5/8" sheet rock to all existing wa s in the space as well as the ceiling to maintain a 1 hour fire rating. Pictures are included for ease of understanding. We will also be framing and placing double layers of 5/8" sheet rock around the ducting as it extends into and through a separate area from the space. This is to maintain the 1 hour fire rating as well. The ducting will penetrate the building roof and the fan and motor will be placed on and be supported completely by the ducting above the roof line so as not to compromise the 1 hour fire rating. (GENERAL NOTE) PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size). (If applicable) Structural Drawings and structural calculations sheets shall be original signed wet stamped, not copied.) 1. In order to review this project for code compliance, we will need to know the maximum amounts of hazardous chemicals proposed to be stored on site and in this proposed mixing room. The stored materials need to be categorized by type and quantity and submitted with your application to show compliance with table 307.1(1)IBC. If limits of this table are not exceeded the mixing room would need to be in a control area or it would need to be listed for this purpose. Controls areas are typically separated by one hour fire barriers and separated from other areas, spaces or even other buildings. If the entire building could be considered a single control area then fire barriers may not be needed. The list of hazardous materials would need to be all inclusive for the entire building in this case. If the amounts exceed allowed maximum quantities per table 307.1(1), then the storage area would need to be constructed as an H occupancy requiring fire separation between other office and vehicle service areas of this business. The information submitted on the mixing room shows approvals from listing agencies for individual pieces of equipment but not for the entire metal shell. To show equivalency with required fire barrier requirements in the building code, the shell would need to be independently listed for this purpose. Your revised submittal will need to adequately show code compliance with regard to code information noted above. 2. Your plans do show 5/8 sheetrock walls on two sides and a concrete wall on the exterior side but the code or listing reference of the particular fire assembly used is not shown and the assembly is not continuous across the front and may be open at the top. The design of these walls will need to be considered along with item #1 above. Best case, would not be required any way. Worst case, full fire rated enclosure for H occupancy. Should there be questions concerning the above requirements, contact the Building Division at 206- 431 -3670.
