2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center
(206/431- 3670).
4: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
5: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
6: There shall be no occupancy of a building until final inspection has been completed and approved by Tukwila building
inspector. No exception.
7: Manufacturers installation instructions shall be available on the job site at the time of inspection.
8: Ventilation is required for all new rooms and spaces of new or existing buildings and shall be in conformance with the
International Building Code and the Washington State Ventilation and Indoor Air Quality Code.
9: A Certificate of Occupancy shall be issued for this building upon final inspection approval by Tukwila building
inspector.
10: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the Cityof Tukwila
Permit Center.
11: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Building
Department (206- 431 - 3670).
12: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors in the construction documents and other data.
13: ** *FIRE DEPARTMENT CONDITIONS * **
14: The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the
following concerns:
15: H.V.A.C. units rated at greater than 2,000 cfm require auto - shutdown devices. These devices shall be separately zoned
in the alarm panel and local U.L. central station supervision is required. (City Ordinance #2051)

16: H.V.A.C. systems supplying air in excess of 2,000 cubic feet per minute to enclosed spaces within buildings shall be
equipped with an automatic shutoff. Automatic shutoff shall be accomplished by interrupting the power source of the
air- moving equipment upon detection of smoke in the main return-air duct served by such equipment. Smoke detectors
shall be labeled by an approved agency for air -duct installation and shall be installed in accordance with the
manufacturer's installation instructions. (EMC 606.1, 606.2.1)
17: Remote indicator lights are required on all above ceiling smoke detectors. (City Ordinance #2051)
18: Duct smoke detectors shall be capable of being reset from a single point near the alarm panel. (City Ordinance #2051)
19: Duct detectors shall send a supervisory signal only upon activation. (City Ordinance #2051)
20: All new fire alarm systems or modifications to existing systems shall have the written approval of The Tukwila Fire
Prevention Bureau. No work shall commence until a fire department permit has been obtained. (City Ordinance #2051) (IFC
104.2)
21: An electrical permit from the City of Tukwila Building Department Permit Center (206- 431 -3670) is required for this
project.
22: Contact The Tukwila Fire Prevention Bureau to witness all required inspections and tests. (City Ordinances #2050 and
#2051)
23: Any overlooked hazardous condition and/or violation of the adopted Fire or Building Codes does not imply approval of
such condition or violation.

Value of Construction — In all cases, a value of construction amount should be entered by the applicant. This figure will be reviewed and is subject
to possible revision by the Permit Center to comply with current fee schedules.
Expiration of Plan Review — Applications for which no permit is issued within 180 days following the date of application shall expire by limitation.
Building and Mechanical Permit
The Building Official may grant one or more extensions of time for additional periods not exceeding 90 days each. The extension shall be
requested in writing and justifiable cause demonstrated. Section 105.3.2 International Building Code (current edition).
Plumbing Permit
The Building Official may grant one extension of time for an additional period not exceeding 180 days. The extension shall be requested
in writing and justifiable cause demonstrated. Section 103.4.3 Uniform Plumbing Code (current edition).

supplemental heating is being used through visual means (e.g., LED indicators).
1412.6 Combustion Heating Equipment Controls: Combustion heating equipment
with a capacity over 225,000 Btu /h shall have modulating or staged combustion
control. 000
EXCEPTIONS: 1. Boilers. 2. Radiant heaters.
1412.7 Balancing: Each air supply outlet or air or water terminal device shall have
a means for balancing, including but not limited to, dampers, temperature and
pressure test connections and balancing valves.
Other ducts and plenums shall be thermally insulated per Table 14 -5.
Exceptions:
1. Within the HVAC equipment.
2. Exhaust air ducts not subject to condensation.
3. Exposed ductwork within a zone that serves that zone.
1415 Piping Systems
1415.1 Insulation: Piping shall be thermally insulated in accordance with Table 14 -6.
Exception: Piping installed within unitary HVAC equipment.
Water pipes outside the conditioned space shall be insulated in accordance with
Washington State Plumbing Code (WAC 51 -26)
1416 Completion Requirements (Refer to NREC Section 1416 and the Building
Commissioning Guidelines, published by the Building Commissioning Association,

The Building Division conducted a plan review on the subject permit application. Please address the
following comments in an itemized format with revised plans, specifications and/or other applicable
documentation.
(GENERAL NOTE)
PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size).
(If applicable) Structural Drawings and structural calculations sheets shall be original signed wet
stamped, not copied.)
1. Nail salons, beauty salons and Spa's typically produce odors, fumes, vapors that in various or large
quantities are known to be irritating or injurious to health. Therefore these types of salons shall
require exhaust systems and ventilation systems that are separate from adjacent spaces or occupants.
The walls to adjacent tenant spaces shall therefore be required to be sealed at the upper deck/floor
where the SPA shall not be allowed to share the same air plenum. Revise the plan to show the Spa's
air - conditioning system separate from the malls plenum system. (IMC Table 401.6 & 403.3)
2. The occupied space shall be provided with fresh supply air ventilation by mechanical means in
accordance with Section 403 of the mechanical code. The supply system shall be designed to deliver
the required rate of supply air where the mechanical exhaust shall not be re- circulated to other tenant
or mall spaces. Revise plan to show a mechanical system designed with specifications for the
ventilation system to meet ventilation requirements for this space. (IMC 401.4.1 & Section 403 with
Washington State Amendments)
3. Show an exhaust system for the nail salon that captures the contaminants or vapors at their source.
The exhaust system shall be located at the building exterior so as not to create a nuisance and shall
not be directed on to walkways. In addition to the exhaust system, identify the source and a designed
system to provide outdoor (intake) air. (IMC 401.4.1, 401.4.2 & 403.2 with Washington State
Amendments)

MODIFY, SUPERSEDE, VOID OR SUPPLEMENT THE ARTICLES OF THE GENERAL CONDITIONS NOTED IN
PARAGRAPH 15010(A) ABOVE, AND SHALL TAKE PRECEDENCE OVER THE PROVISIONS OF THE GENERAL
CONDITIONS IN 15010(A).
3. THIS CONTRACTOR IS REFERRED TO THE ARCHITECTURAL, STRUCTURAL AND ELECTRICAL PLANS AND
SPECIFICATIONS WHICH ARE HEREBY MADE PART OF THE CONTRACT.
4. THIS CONTRACTOR SHALL TAKE OUT ALL NECESSARY PERMITS, LICENSES AND CERTIFICATES AND PAY
ALL FEES CONNECTED THEREWITH.
5. BIDDERS SHALL VISIT THE SITE AND FAMILIARIZE THEMSELVES, WITH ALL CONDITIONS SURROUNDING
THE WORK PRIOR TO SUBMITTING THE BID.
6. DRAWINGS ARE DIAGRAMMATIC AND INTENDED TO SHOW APPROXIMATE LOCATIONS UNLESS
SPECIFICALLY DIMENSIONED. COORDINATE THE WORK WITH THE OTHER TRADES TO AVOID INTERFERENCE.
SHOULD MECHANICAL WORK BE INSTALLED SUCH THAT IT INTERFERES WITH THE WORK OF OTHER
CONTRACTORS, SUCH WORK SHALL BE REDONE AT NO ADDITIONAL COST TO TENANT.
7. AT THE COMPLETION OF THE WORK THIS CONTRACTOR SHALL REMOVE ALL RUBBISH, DIRT AND STAINS
CAUSED BY HIS WORK AND SHALL THOROUGHLY CLEAN ALL MECHANICAL WORK INCLUDING EQUIPMENT,
FIXTURES, DUCTWORK, PIPING, APPLIANCES, ETC.
8. THIS CONTRACTOR SHALL TOUCH UP OR REFINISH THE FACTORY FINISH OF EQUIPMENT MARRED
DURING SHIPMENT OR INSTALLATION.
9. THIS CONTRACTOR SHALL SUBMIT SHOP DRAWINGS FOR SUCH EQUIPMENT AND MATERIAL AS THE
OWNER MAY REQUIRE FOR HIS REVIEW. THE OWNERS REVIEW MUST TAKE PLACE BEFORE CONSTRUCTION
BEGINS.
10. "RECORD" DRAWINGS SHALL BE PROVIDED BY THE CONTRACTOR IF INSTALLATION DEVIATES FROM THE
ORIGINAL LAYOUT.
11. MOTORS SHALL BE DESIGNED FOR SUPPLY VOLTAGES AS SCHEDULED AND SHALL COMPLY WITH AIEE
AND NEMA REQUIREMENTS. PROVIDE ACROSS THE LINE STARTERS AN ALL MOTOR UNLESS NOTED
OTHERWISE. MOTORS 1.0 HP AND LARGER SHALL BE HIGH EFFICIENCY.
B. CODES
ALL WORK SHALL CONFORM TO ALL NATIONAL, STATE, COUNTY, CITY, HEALTH AND SAFETY AND ENERGY
CODES THAT APPLY, AS WELL AS WITH ALL LANDLORD CRITERIA. THIS CONTRACTOR SHALL INQUIRE INTO
AND COMPLY WITH ALL APPLICABLE CODES, ORDINANCES, AND REGULATIONS. THIS CONTRACTOR SHALL
INCLUDE ANY CHANGES REQUIRED BY CODES IN THE BID AND IF THESE CHANGES ARE NOT INCLUDED IN
THE BID, THEY MUST BE QUALIFIED AS A SEPARATE LINE ITEM IN THE BID. AFTER CONTRACT IS ISSUED,
NO ADDITIONAL COST DUE TO CODE ISSUES SHALL BE REIMBURSED TO THE CONTRACTOR.
C. TRADE NAMES, MANUFACTURERS AND SHOP DRAWINGS
WHERE TRADE NAMES AND MANUFACTURES ARE USED ON THE DRAWINGS OR IN THE SPECIFICATIONS,
THE EXACT EQUIPMENT SHALL BE USED AS A MINIMUM FOR THE BASE BID. MANUFACTURES CONSIDERED
AS AN EQUAL OR BETTER IN AT ASPECTS TO THAT SPECIFIED WILL BE SUBJECT TO APPROVAL IN
WRITING BY CLIENT'S PROJECT MANAGER OR ENGINEER THROUGH SHOP DRAWING SUBMITTAL PROCESS
FOR ACCEPTANCE PRIOR TO EQUIPMENT BEING ORDERED.
IF THE MECHANICAL CONTRACTOR WISHES TO SUBMIT ON ALTERNATE EQUIPMENT, THE CONTRACTOR
SHALL SUPPLY CUT SHEETS DESCRIBING DIMENSIONAL DATA, UNITS OPERATING WEIGHTS AND ELECTRICAL
CHARACTERISTICS TO THE ENGINEER. IN ADDITION, CONTRACTOR WILL SUPPLY ENGINEER WITH COMPUTER
GENERATED PERFORMANCE DATA FROM CONTRACTORS EQUIPMENT REPRESENTATIVE FOR ALTERNATE
EQUIPMENT. PERFORMANCE DATA SHALL BE CALCULATED FROM DESIGN CONDITIONS LISTED ON THE
EQUIPMENT SCHEDULES.
THE MECHANICAL CONTRACTOR SHALL BE RESPONSIBLE FOR ALL ADDITIONAL COSTS INCURRED BY OTHER
CONTRACTORS AS A RESULT OF USING EQUIPMENT NOT SPECIFIED OR SCHEDULED. EXAMPLES WOULD BE
LARGER WIRE OR CIRCUIT BREAKER SIZES OR ADDITIONAL STRUCTURAL SUPPORT.
THE USE OF ANY UNAUTHORIZED EQUIPMENT SHALL BE SUBJECT TO REMOVAL AND REPLACEMENT AT
THE CONTRACTS EXPENSE.
15020 DEMOLITION:
A. REMOVE ALL PIPING, DUCTWORK AND EQUIPMENT NOT BEING REUSED. PIPING AND ACCESSORIES
ASSOCIATED WITH EQUIPMENT BEING REMOVED, BUT NOT NECESSARILY NOTED ON DRAWINGS, SHALL
ALSO BE REMOVED.
B. EQUIPMENT AND MATERIALS BEING REMOVED SHALL REMAIN THE PROPERTY OF THE OWNER. THE
OWNER SHALL INDICATE WHICH ITEMS IF ANY ARE TO BE RETAINED. ITEMS TO BE SALVAGED SHALL BE
MOVED TO A STORAGE AREA THAT IS DESIGNATED BY THE OWNER. ALL OTHER MATERIALS AND
EQUIPMENT, NOT WANTED BY THE OWNER, SHALL BE REMOVED FROM THE SITE AND BE PROPERLY
DISPOSED OF.
C. WHERE EXISTING WALLS, FLOORS OR OTHER PORTIONS OF THE BUILDING REQUIRE PATCHING AFTER
REMOVAL OF MATERIAL OR EQUIPMENT, THE PATCHING SHALL BE THE RESPONSIBILITY OF THIS
CONTRACTOR.
D. NO ASBESTOS WORK OF ANY NATURE SHALL BE PERFORMED BY THE CONTRACTOR PURSUANT TO
THIS CONTRACT. IF DURING THE CONSTRUCTION OF THIS PROJECT, WORK INVOLVING ASBESTOS IS
SUSPECTED OR ENCOUNTERED, PROMPTLY NOTIFY THE OWNER, AND THE OWNER, WITH HIS OWN FORCES
OR BY SEPARATE CONTRACT SHALL BE RESPONSIBLE FOR COMPLETE REMOVAL AND DISPOSITION OF THE

ECONOMIZER MODE: DIFFERENTIAL ENTHALPY CONTROLLED ECONOMIZER SHALL ACTIVATE WHENEVER THE
OUTSIDE AIR ENTHALPY IS LOWER THAN THE ENTHALPY CONTROL SETTING. ECONOMIZE, DAMPERS SHALL
MODULATE TO FULL OPEN POSITION, AS REQUIRED, TO MAINTAIN DISCHARGE AIR TEMPERATURE BETWEEN
52 AND 58 DEGREES FAHRENHEIT. MECHANICAL COOLING /HEATING SHALL BE LOCKED OUT OF
ECONOMIZER MODE. WHEN THE SPACE TEMPERATURE SETPOINT IS SATISFIED, THE DAMPER SHALL
RETURN TO THE MINIMUM OUTSIDE AIR POSITION DURING OCCUPIED MODE AND CLOSE COMPLETELY
DURING UNOCCUPIED MODE.
SMOKE ALARM MODE: UPON A SIGNAL FROM THE DUCT SMOKE DETECTORS OR ZONE SMOKE
EXHAUST /FIRE ALARM SYSTEM, UNIT(S) SHALL SHUT DOWN, AND THE OUTSIDE AIR DAMPER SHALL
CLOSE.
E. CUTTING AND PATCHING
THIS CONTRACTOR SHALL DO ALL CUTTING AND PATCHING REQUIRED TO INSTALL ANY PORTION OF THIS
WORK. PATCH NEW MATERIALS OF THE SAME TYPE THAT WAS REMOVED. REFINISH PATCHED SURFACE TO
MATCH EXISTING ADJACENT SURFACES. ALL ROOF PENETRATIONS BY LANDLORD ROOF CONTRACTOR AT
THIS CONTRACTOR'S EXPENSE.
F. DUCTWORK
CONSTRUCT ALL LOW VELOCITY DUCTWORK OF APPROPRIATE GAUGE SHEET METAL FOR INDICATED SIZES
IN ACCORDANCE WITH SMACNA STANDARDS. ROUTE DUCTWORK SUBSTANTIALLY AS SHOWN ON THE
CONTRACT DOCUMENTS. ALL BENDS AND CURVES SHALL BE LONG RADIUS. SEAL ALL DUCTWORK IN
ACCORDANCE WITH SMACNA STANDARDS: ABOVE 2" W.G. STATIC PRESSURE — SEAL CLASS "A" BETWEEN
1" AND 2" W.G. — SEAL CLASS "B" LESS THAN 1" W.G. — SEAL CLASS "C" DUCT SIZES SHOWN ON
DRAWINGS OR INSIDE DIMENSIONS.
INSTALL RIGID ALL METAL DUCT SUPPORT SYSTEMS AS INDICATED IN SMACNA STANDARD. SUPPORT
HORIZONTAL DUCTS WITHIN 2 FEET OF EACH ELBOW AND WITHIN 4 FEET OF EACH BRANCH INTERSECTION
USING STRAP HANGERS ON EACH SIDE OF FITTING. SUPPORT VERTICAL DUCTS AT A MAXIMUM INTERVAL
OF 16 FEET AND AT EACH FLOOR. NO WOOD SHALL BE USED TO SUPPORT OR BRACE DUCTS. PROVIDE
SWAY AND SEISMIC BRACING AS REQUIRED BY STATE AND LOCAL CODES OR BY LANDLORD.
FLEXIBLE DUCTWORK SHALL BE WREMOLD WCK OR WK. THERMAFLEX M —KE. FLEXMASTER 3M OR NORFLEX
NT -25M. MAXIMUM FLEXIBLE DUCT LENGTHS SHALL BE 5 FT. FLEXIBLE DUCTWORK SHALL BE EXTERNALLY
INSULATED WITH UL LISTED 1" FLEXIBLE FIBERGLASS AND NON— COMBUSTIBLE VAPOR BARRIER .
INSTALL ADJUSTABLE QUADRANT DAMPERS IN ALL BRANCH DUCTS, AND AS REQUIRED TO BALANCE THE
AIR SYSTEM.
G. BALANCING AIR SYSTEMS
TESTING, ADJUSTING AND BALANCING OF ALL WORK SHALL BE MADE BY AN INDEPENDENT CONTRACTOR
WHO A IS CURRENTLY LICENSED ASSOCIATED AIR BALANCING COUNCIL (AACD) OR NATIONAL
ENVIRONMENTAL BALANCING BUREAU (NEBB) BALANCING CONTRACTOR. THE MECHANICAL CONTRACTOR
CAN NOT BE USED TO BALANCE THE SYSTEM. ALL BALANCING WORK MUST BE COMPLETE AND DONE IN
ACCORDANCE WITH THE MOST RECENT STANDARDS OF THEIR SOCIETY. PAYMENT OF ALL COSTS FOR
TESTING AND BALANCING SHALL BE BY THE GENERAL CONTRACTOR.
THE HVAC CONTRACTOR SHALL BE PRESENT FOR THE AIR BALANCE TO VERIFY ACCESSIBILITY TO ALL
DEVICES, VERIFY ALL OPERATING SEQUENCES. THE MECHANICAL CONTRACTOR SHALL REMOVE AIR FILTER
USED DURING CONSTRUCTION AND INSTALL NEW FILTERS IN ALL UNITS JUST PRIOR TO THE AIR BALANCE
WORK BEING DONE. THE COMPLETE AIR BALANCE SHALL TAKE PLACE WITH OUTSIDE AIR DAMPERS IN
MINIMUM POSITION, EXCEPT AS NOTED OTHERWISE. HVAC CONTRACTOR SHALL ALSO INSTALL A NEW SET
OF FILTERS AT THE TIME OF PROJECT TURNOVER.
ALL CONTROL SEQUENCES SHALL BE TESTED AND CORRECTED /ADJUSTED AS REQUIRED FOR CORRECT
OPERATION AS SPECIFIED (INTERLOCKED EQUIPMENT SMOKE DETECTORS, SMOKE EVACUATION,
ECONOMIZER. ETC.) AND OPERATING STATUS RECORDED IN THE REPORT.
G.C. TO PROVIDE A COPY OF THE FIND BALANCING REPORT TO LANDLORD, TENANT, CODE OFFICIALS (IF
REQUIRED) AND 3 COPIES TO THE ENGINEER. NO OTHER BALANCE REPORTS WILL BE REVIEWED OR
ACCEPTED.
H. START UP OF SYSTEMS. GUARANTEE AND INSTRUCTIONS
THIS CONTRACTOR SHALL GUARANTEE AND MAINTAIN THE STABILITY OF ALL WORK AND MATERIALS FOR
A PERIOD OF ONE (I) YEAR AFTER THE FINAL PAYMENT FOR COMPLETION OF THE WORK AS EVIDENCED
BY FINAL APPROVAL OF TENANT'S ARCHITECT. DEFECTS OF ANY KIND DUE TO FAULTY WORK OR
MATERIALS APPEARING DURING THE ABOVE — MENTIONED PERIOD MUST BE IMMEDIATELY CORRECTED BY
THIS CONTRACTOR AT HIS OWN EXPENSE TO THE ENTIRE SATISFACTION OF TENANT'S ARCHITECT AND
ENGINEERS. SUCH RECONSTRUCTION AND REPAIRS SHALL INCLUDE ALL DAMAGE TO THE FINISH OR
FURNISHINGS OF THE BUILDING RESULTING FROM THE ORIGINAL DETECTOR REPAIRS THERETO. TENANTS
DESIGNATED OPERATING PERSONNEL SHALL BE FULLY INSTRUCTED BY THIS CONTRACTOR IN THE
OPERATION OF EACH MECHANICAL SYSTEM AT THE TIME IT IS BEING PUT IN SERVICE. ASSEMBLE IN
PORTFOLIO FORM AND DELIVER TO TENANT BEFORE FINAL PAYMENT IS MADE FOUR (4) COMBINED SETS
OF SHOP DRAWINGS, MANUFACTURERS BULLETINS OR OTHER DATA AS REQUIRED COVERING THE CARE,
MAINTENANCE, AND OPERATION OF EACH PIECE OF EQUIPMENT FURNISHED.
I. DIFFUSERS. GRILLES AND REGISTERS
FURNISH AND INSTALL: TITUS, OR APPROVED EQUAL CEILING DIFFUSERS AS SCHEDULED. IF CONTRACTOR
WISHES TO SUBMIT DIFFERENT GRILLES, REGISTERS, OR DIFFUSERS, CONTRACTOR WILL SUBMIT SHOP
DRAWINGS TO ENGINEER PRIOR TO PURCHASING ANY MATERIAL.
L. EXHAUST SYSTEM
FURNISH AND INSTALL COOK. PENN, GREENHECK OR EQUAL, CEILING EXHAUST FAN WITH BACKDRAFT
DAMPERS AND DUCTWORK COMPLETE AS SHOWN ON DRAWINGS.
M. INSULATION
1. ALL CONCEALED SUPPLY DUCTWORK SHALL BE EXTERNALLY INSULATED.
a. MATERIAL: OWENS— CORNING OR APPROVED EQUAL 1/2" REINFORCED FOIL FACED FIBERGLASS
(VAPOR SEALED) INSULATION. INSTALL IN ACCORDANCE WITH MANUFACTURERS RECOMMENDATIONS.
2. EXPOSED SUPPLY DUCTWORK SHALL BE ACOUSTICALLY LINED 10' -0" MINIMUM FROM ANY FAN OR
SHOWN ON THE PLANS.
