MTE No.: Project: Address: Permit No.: Bldg Dept.: Owner: Architect: Engineer: Contractor: Page 1 Date: - Weather: Inspection: Sample(s): Performed wedge anchor observations of anchors installed previously for mezzanine ledger plates at the west and south elevations. Contractor provided bolts to compare markings of the bolts that are installed. According to the markings on the bolts installed, it appears that Powers Fasteners, 3/4" dia. x 8 -1/2 ", carbon steel bolts were used bearing ICC report ES ER -5225. Giving the amount of bolts protruding from the ledger, it appears that the bolts are installed with a 3 -3/4 inch embedment into the 6 -inch thick wall panels. Witnessed contractor apply an adjustable wrench to the nuts to witness bolts are tight. Bolts are installed at a maximum spacing of 48 inches. Please address the following comments with revised plans and /or other applicable documentation. 1. In general the submitted plans are incomplete of typical construction details. Provide cross - section details for all applicable construction such as the full height demising walls, walls connected to suspended ceiling, framing of TIM joist systems, suspended ceiling system braising, etc., etc. 2. Regarding the noted TJI joist system and accompanying structural calculations, it is unclear the intended use of the TJI joist The installation of the joist must be completely detailed on the plans in typical fashion. Any Intent to use the joist as a usable floor, even for a future use, must be addressed and accompanied with typical building area calculations, structural calculations, considerations for elevators access and other applicable plan detail. 1. The submitted Reflected Ceiling plans must be accompanied with a completed Washington State Energy Code lighting compliance form. The lighting from information must be plan verifiable as required by W.S.E.C. Section 1141.1. 2. The insulated envelope of the expanded office area must also be accompanied with a W.S.E.C. compliance form and reflected in the plans details. 5. A reference note is shown for the West wall to "remove plywood from the inside windows." Because the change from existing semi - heated warehouse space to conditioned office space, it must be demonstrated how the existing windows will comply with the W.S.E.C. Chapter 13. Mullet, Mayor Steve Lancaster, Director tiACKSON N . : ° . CONSTRUCTION DEA Response to Building Division Review Memo Dated May 22, 2006 for permit no. D06 -133 1. The applicant is the architect, the general contractor, the building owner and the building occupant. Consequentially only those details of a structural or life safety nature were shown. Sheet S1 shows seven wall sections and details including the requested TJI joist framing. However, we have revised the drawings to provide additional architectural wall sections and details as per your request. 2. We have framed the ceiling lid of the new addition to match the existing construction, which would allow for a possible expansion of the upper offices with out having to tear out and replace any structure. We do not know when or if we will ever expand the upper office area and would of course have to submit for a building permit if we ever do. We do not know what code changes may take place in the future prior to any expansion we may make. As stated in item 1. above, the installation of the joist are completely detailed on sheet S1, sections A -1 through F -1. As stated, the ceiling lid is designed for possible future office use, 70 lbs live load and 20 lbs dead load, and that is what the structural calculations show. We will post signs on the lid that say "70 PSF maximum load ". We will install a safety railing on the lid (detail added). The design of the structure will allow an elevator to be installed in a number of locations. One such location would be the new supply area in the SW corner of the office addition. Any and all such issues would be addressed when or if an expansion of the upper floor office onto this area is contemplated, and would be done so according to the codes in force at that time. 3. A Washington State Energy Code Lighting Compliance form has been completed and is included with this revised submission. The reflected ceiling plan shows the lighting and wattage per fixutre. 4. A Washington State Energy Code Compliance form has been completed and is included with this revised submission. The new architectural wall sections show the insulation were it occurs and the R values of the insulation. 5. The existing windows that will be exposed by the removal of the plywood are aluminum framed with double paned insulated glazing. We do not have the specification information for these windows but they appear to be 1/8" glass with a half inch air gap for an over all thickness of 3 /4". We have assumed a standard U value for this type of glazing of .5 for the purposes of the energy code calculations (low E with argon is as low as U = .28). • 3414 SOUTH 116TH Si ; EET SEATTLE, WA 98168 7 206.832.2900 F 206.832.3400 WWW.JACKSONDEAN.COM Revision submittals must be submitted in person at the Permit Center. The applicant is the architect, the general contractor, the budding owner and the budding occupant Consequentially only the detas of a structural or life safety nature were shown. Sheet S1 shows seven wall sections and details including the requested TJI joist framing. However, we have revised the drawings b provide additional architectural wall sections and details as per your request 2. We have framed the ceding lid of the new addition to match the existing construction, which would allow for a possible expansion of the upper offices with out having to tear out and replace any structure. We do not know when, or if we wit ever expand the upper office area and would of course have b submit for a budding permit if we ever do. We do not know what code oranges may take place in the future prior b any expansion we may make. As stated in item 1. above, the instalation of the joist are completely detailed on sheet S1, sections A-1 through F -1. As staled, the oeing id is designed far possitde future office use, 70 Its live bad and 20 Ls dead load, and that is what the structural calculations stow. We will p signs on the id that say ?0 PSF maximum Load. We will instal a safety mug on the lid (detail added). The design of the structure wd stow an elevator to be installed in a number of locations. One such location would be the new supply area in the SW corner of the office addition- Any and all such issues would be addressed when or fan a anion of the upper Soar dirge onto this area is contemplated. led. and waif be doom so a000nirop b Ile codes in faros at that auk SCOPE OF WORK CONSTRUCT 2.470 S.F.
