RKWAY•SUP TER MASTER SIGN PROGRAM 1. Overview a. This Master Sign Program is a voluntary process on the Owners part to allow for adaptation of the standard provisions of the Tukwila Municipal Code to the specific needs of larger sites such as the Parkway Super Center. b. The Master Sign Program has been established for the purpose of controlling the size, type, design and location of all signage, so as to enhance the Parkway Super Centers image and create a mutual benefit to all Tenants. 2. Site Information a. Parcel #1 i. Parcel Number: 262304 -9110 ii. Site Address: 301 Minkler Blvd. iii. Building Net Square Footage: 278864 iv. Lot Size: 714621 b. Parcel #2 i. Parcel Number: 352304 -9005 ii. Site Address: 17600 Southcenter Blvd. iii. Building Net Square Footage: 137686 iv. Lot Size: 264083 2. Tenant Compliance a. Conformance will be strictly enforced, and any installed non - conforming or unapproved signs must be brought into conformance at the expense of Tenant. 3. Administration a. All tenants shall provide fascia signage in accordance with these criteria. b. Tenant shall submit to the Landlord or Landlord's Agent, three (3) prints of detailed drawings showing location of the sign on the storefront or designated space, size, layout, and color of the proposed sign, including all lettering and /or graphics, materials, attachment devices, construction and fabrication details. Tenant shall receive a copy of the sign drawing approved with signature by the Landlord or Landlord's Agent prior to fabrication and installation. c. Tenant's sign contractor is to provide written certification that the sign installation conforms to all applicable codes and ordinances, and that it has been inspected and approved by the City of Tukwila for building and electrical permits. e. Tenants shall pay for the installation, final connections, and maintenance of all signs. g. The Tenant shall provide all other installation, including photocells or astronomical time clocks. h. Upon vacation of premises, Tenant shall arrange for removal of sign and filling of holes with appropriate material so as to create a waterproof assembly. The wall shall be painted or cleaned under where the sign was located to eliminate any visual stains or shadowing caused by the sign in order to present a visually attractive face to the property. Any damage caused by removal of sign or failure to make construction waterproof shall be Tenant's responsibility. i. In the event of any conflict between Tenant and Landlord as to the application of these criteria, Landlord's decision shall be final and binding. 4. City of Tukwila Requirements a. Tenant or its Agent shall obtain the required permit /s from the City of Tukwila for its sign and the installation thereof. All future signage on the site will be reviewed in accordance with the provisions herein. c. Any Sign Regulations not covered specifically by the following terms shall be in accordance with the Sign Requirements in the Tukwila Municipal Code. d. These requirements and limits shall include any directory sign, tenant signs, or other advertising signage with the exception of exempt signs as defined in the Sign Requirements in the Tukwila Municipal Code. 5. Grand Monument Signs a. A total of two (2) Grand Monument Signs are allowed for the development. b. Signs shall be placed as per the Master Sign Program Exhibit A. c. A maximum overall height of 25' -0 ", and a maximum sign area of 90 square feet per side as per the Master Sign Program Exhibit B. d. Tenants are allowed advertising on the Grand Monument Signs as determined by the Landlord or Landlord's Agent in the Lease Agreement. Advertising shall conform to the following; All lettering and backgrounds shall be constructed from 3M 3630 Series of Graphic Films for Translucent Applications. ii. The Tenant shall be responsible for the cost of the Polycarbonate insert panels and graphics. Flat acrylic, pan formed or embossed sign faces are permitted. iv. It shall be the sign contractor's responsibility to secure sign face into the Grand Monument Sign properly in a method so as not to create a hazard to the public. v. The Tenants shall be responsible for any damage caused by the sign contractor. vi. The Tenant shall be responsible to replace the inserts with new blank white inserts upon vacating the space. 6. Monument Sign e. A total of one (1) Monument Sign is allowed for the development. f. Sign shall be placed as per the Master Sign Program Exhibit A. g. A maximum overall height of 8' -0 ", and a maximum sign area of 72 square feet per side as per the Master Sign Program Exhibit C. h. Tenants are allowed advertising on the Monument Sign as determined by the Landlord or Landlord's Agent in the Lease Agreement. Building signs shall be in constructed in accordance with the following: 1. Illuminated trim - capped or open pan individual channel letters with painted returns. 2. Signs must be flush mounted. Decorative backer panels are acceptable as an integral part of the sign design. 3. Neon or L.E.D. illumination is acceptable. 4. A combination of channel letters and "capsule" signs are acceptable. 5. Logos, crests, shields or symbols are permitted. 6. Building signs shall not project more than twenty four inches (24 ") beyond the building fascia. 7. All signs, bolts, fasteners and clips shall be of glass, plastic, hot dipped galvanized iron, stainless steel, aluminum, brass or bronze. No black iron of any type will be permitted. 8. It shall be the sign contractor's responsibility to secure sign to fascia in a method so as not to create a hazard to the public. 9. All penetrations of the fascia shall be made waterproof by using gaskets and sealant. 10. The Tenants shall be responsible for any damage caused by the sign contractor, including roof and wall Teaks, and parapet wall damage. No labels will be permitted on the exposed surface of signs except those required by local ordinance and, if required, shall be in an inconspicuous location. 12. No exposed conduit will be permitted. 13. All electrical signs shall bear the U.L. label. 14. Electrical service to all signs shall be from Tenant's service. ii. Sign Area and Quantities Allowed 1. Tenant sign square footage and quantities must be in compliance with the Master Sign Program Exhibits D and E. 11. 8. Secondary Signs a. Tenants are allowed Secondary Signs as determined by the Landlord or Landlord's Agent in the Lease Agreement within the limits set forth herein: i. Menu Signs — Internally illuminated or non - illuminated free - standing or wall mounted menu signs are allowed. Any one menu shall not exceed eighteen (18) square feet. Signs shall be placed in a manner that will not impair or obstruct automobile or pedestrian traffic. ii. ATM /Directory Signs — Internally illuminated or non - illuminated free - standing or wall mounted ATM /Directory signs are allowed. Any one sign shall not exceed eight (8) square feet. Signs shall be placed in a manner that will not impair or obstruct automobile or pedestrian traffic. iii. Directional Signs — Internally illuminated or non - illuminated free - standing or wall mounted Directional signs are allowed. Any one sign shall not exceed eight (8) square feet. Banners a. Banners are allowed for coming soon, grand opening, or store closing advertisements only. Banners shall be permitted to be up for a maximum of 30 consecutive days, after which they must be removed for a minimum of 30 consecutive days before a new banner is installed. 10. Entrance and Service Door Signs a. White cut vinyl lettering only, shall be permitted on glass doors within the limits set forth herein: i. 144 square inches per entrance in lettering not to exceed two inches (2 ") in height, indicating hours of business, emergency telephone numbers, security sticker, etc. ii. All lettering shall be white vinyl lettering on face of door. iii. Door is typical non - customer type for receiving merchandise at rear of building. 11. Grandfathered Signs a. All existing tenant signs that have been installed prior to June 1, 2014, and do not conform to the Master Sign Program Exhibits D and E shall be allowed to remain as is with no changes required. Any future tenants that move in to the Parkway Super Center, or if an existing tenant updates their current signage, said sign shall be required to be brought into conformance of the Master Sign Program Exhibits D and E at that time. 12. Prohibited Signs a. The following types of signs are prohibited unless specifically approved by the Landlord or Landlord's Agent, and the reviewing jurisdiction on an individual basis. i. Roof mounted signs ii. Signs employing moving or flashing lights iii. Signs employing exposed conduit iv. Signs of box or cabinet type with internal lighting v. Skeletal neon type signs vi. Moving Signs vii. Paper, cardboard or painted signs viii. Audible Signs ix. Portable signs, including, but not limited to auto, truck or trailer mounted signs and a -board type signs x.
