AN ORDINANCE OF THE CITY OF TUKWILA, WASHINGTON,
VACATING CERTAIN PROPERTY LOCATED IN THE CITY OF
TUKWILA DEDICATED FOR STREET PURPOSES, SAID PRO-
PERTY BEING GENERALLY DESCRIBED AS THE EASTERLY
275 FEET OF THE 12 FOOT ALLEY RIGHT -OF -WAY EXTEN-
SION OF SOUTH 143RD PLACE, AMENDING THE OFFICIAL
STREET MAP OF THE CITY, AND ESTABLISHING AN EFFEC-
TIVE DATE.
WHEREAS, a petition for the vacation of certain pro-
perty located in the City of Tukwila, said property being gener-
ally described as the easterly 275 feet of the 12 foot alley
right -of -way extension of South 143rd Place and more particularly
described on Exhibit A attached hereto and incorporated herein by
the reference as if fully set forth, was filed with the City of
Tukwila on March 29, 1984 and signed by the owners of two- thirds
of the property abutting the area sought to be vacated, and
WHEREAS, the City has processed the petition in accord-
ance with the procedures set forth in RCW Chapter 35.79, and
WHEREAS, pursuant to resolution, the City of Tukwila
held a public hearing on May 14, 1984 to consider the proposed
vacation, and
WHEREAS, after the conclusion of the public hearing the
City Council found that the said property should be vacated upon
certain conditions, and
WHEREAS, the City's SEPA responsible official has issued
a declaration of environmental nonsignificance for the proposed
vacation and the City Council therefore finds that there will be
no significant adverse environment impacts caused by the vacation,
and
WHEREAS, the City intends to reserve an easement in the
vacated property for the construction, maintenance and repair of
public utilities, including, but not limited to, a water line
located on the subject property, and
WHEREAS, pursuant to Section 11.60.050 of the Tukwila
Municipal Code, the City Council has determined that the vacation
shall not become effective until the owners of property abutting
upon the property vacated have compensated the City in an amount
not exceeding one -half of the appraised value of the area vacated,
and
WHEREAS, in addition to such compensation the abutting
property owners have offered to dedicate to the City of Tukwila a
portion of Lot 16, Hillman's Seattle Garden Tracts as a condition
of the vacation and the City Council has determined to accept the
same, now, therefore,
THE CITY COUNCIL OF THE CITY OF TUKWILA, WASHINGTON, DO
ORDAIN AS FOLLOWS:
Section 1. That certain property located in the City of
Tukwila generally described as the easterly 275 feet of the 12
foot right -of -way extension of South 143rd Place and more parti-
cularly described in Exhibit A attached hereto and incorporated
herein by this reference as if fully set forth, dedicated to the
City for street purposes, is hereby vacated, subject to the City
of Tukwila retaining an easement in the vacated property for the
construction, repair and maintenance of public utilities, in-
cluding, but not limited to a waterline located on the property,
which easement is more particularly described on Exhibit B
attached hereto and incorporated herein by this reference as if
fully set forth, and further subject to the owners of Lot 16,
Hillman's Seattle Garden Tracts, dedicating to the City of Tukwila
that certain real property described on Exhibit C attached hereto
and incorporated herein by this reference as if fully set forth,
for street and utility purposes.
Section 2. Pursuant to Section 11.66.020 of the Tukwila
Municipal Code and RCW 35.79.030, the owners of property abutting
the property hereby vacated are required to pay to the City of
Tukwila the sum of $3,912.96, which the City Council finds does

Legal Description
That portion of the Hillman's Seattle Garden Tracts in the southeast quarter of
Section 14, Township 23 North, Range 4 East, W.M., in King County Washington,
being described as follows:
The easterly 240 feet of the 12 foot right -of -way extension and the 40
foot diameter cul de sac of South 143rd Place lying south of Lots 17
through 22 and the easterly 35 feet of Lot 16 and north of Lots 25
through 30 and the easterly 35 feet of Lot 31 of! Block 17 as shown on
the plat of Hillman's Seattle Garden tracts as recorded in Volume 11
of Plats on page 24 records of King County.

That portion of the Hillman's Seattle Garden Tracts in the southeast quarter of
Section 14, Township 23 North, Range 4 Ease, W.M., in King County Washington,
being described as follows:
The easterly 240 feet of the 12 foot right -of -way extension of South
143rd Place lying south of Lots 17 through 22 and north of Lots 25
through 30 of Block 17 and the easterly 35 feet of said 12 foot right
of -way lying south of Lot 16 and North of Lot 31 as shown on the plat
of Hillman's Seattle Garden tracts as recorded in Volume 11 of Plats
on page 24 records of King County.

That portion of the Hillman's Seattle Garden Tracts in the southeast quarter of
Sectionl4, Township 23 North, Range 4 East, W.M., in King County, Washington,
being described as follows:
The westerly 5 feet of the south 1/2 of Lot 16.
