The building will not encroach on the buffer for the geologic hazard area while part of the parcel will be in the required buffer zone all existing vegetation will remain. There is presently a house on this proposed parcel as shown on survey where this parcel encroaches on the buffer zone for the geologic hazard area all existing vegitation will remain. At this time there is no landscaping of other changes planned for this parcel. The concrete slab under the existing house covers 920 sq. feet with an additional 125 sq. feet covered by concrete walkway and stairs, for a total of 1025 sq. feet of the available 8996 sq feet which is 11.3 percent of the proposed parcel. At the present time there is no development planned for this parcel which contains the geologic hazard area. When any development is proposed to this parcel all criteria for development of such areas will be met at that time. All existing natural vegetation will be left in their present undisturbed state.
