SUBJECT: Ellison Residence, Building Permit No. 91 -482
Dear Mr. Ellison:
According to the site plan submitted with your application for a
building permit, the proposed front setback of 25 feet does not
comply with the required 30 -foot setback. The Tukwila Zoning Code
however, does provides for an administrative waiver to a front -yard
setback where the proposed front setback is consistent with the
front setbacks of adjacent residences.
As we discussed, consideration of a waiver is based upon the
average taken for each front -yard setback for existing residences
immediately adjacent to the subject property. The drawing provided
(dated Nov. 21, 1991) shows a front -yard setback of 12 feet to the
north and 30 feet to the south. The average would be 21 feet which
is less than the proposed 25 feet.
•Based on this information, staff has concluded that your proposal
would be consistent with the prevailing yard pattern. All other
setbacks must be met.
